$1.65M Tribeca loft is equal parts old-school downtown and rustic chic

Though it’s within the boundaries of pricey Tribeca to be sure, this duplex loft at 356 Broadway overlooks what The Real Deal called “something of a final frontier in Manhattan,” though even that 2015 reference was alluding to rapid changes afoot in what is known in real estate circles as East Tribeca. With classic interiors that play up the rustic side of loft decor–exposed brick and beams, open rooms and double-height ceilings–this 1,417-square-foot condominium has been fully renovated in an up-to-the minute style. The listing says it’s “priced to sell quick,” and the $1.649 million ask looks like a pretty good deal for anything in Tribeca that isn’t a closet, though it’s worth noting that the sellers purchased the unit for $828,000–about half the current price–in 2012.

The building has an elevator, though there’s no private landing as with some lofts. The spacious duplex features a media/guest room and a full bath on the lower level; the master bedroom and bath and a home office are on the mezzanine level.

We’re told it’s pin-drop quiet, which is a plus on busy Broadway. An open space with 14-foot ceilings is divided into a living room, reading nook, cozy lounge and dining area. We don’t know if the rope swing is included in the deal, but it adds to the apartment’s rustic charms. We’re not seeing too many windows, but the ones you’ve got will be overlooking a courtyard with an eastern exposure.

The open kitchen has been outfitted with top-of-the-line, chef-approved appliances including a Dacor range with a Viking hood. There are plenty of closets throughout the home, including a large walk-in storage closet.

Upstairs–though open to the floor below–the master bedroom has more oversized custom closets and a very cool bathroom that echoes the home’s updated rustic style.  On this level also is a home office/second bedroom. Currently the open upstairs rooms offer a subtle curtain that can be drawn the length of the space for privacy; better news, though, are alternate floor plans that remind us of how easy it would be to selectively add some walls for more permanent division.

The 18-unit boutique condominium building offers discounted cable and internet, and water, gas and heat are included in the common charges.
