Sales launch for Extell’s Lower East Side tower One Manhattan Square
Despite community opposition against the surge of new development in the Two Bridges neighborhood, things are moving full steam ahead in the Chinatown-meets-Lower East Side area. Curbed reports that the project that started it all, One Manhattan Square, has officially launched sales for the first batch of its 815 condos, and they range from a $1.18 million one-bedroom to a $4.4 million three-bedroom. It’s prices like these, as well as the 823-foot height, that have angered residents of the mostly low-rise and low-income neighborhood, but nevertheless, the huge luxury building at with an insane amenity package is well on its way to opening its doors.
As 6sqft previously reported, One Manhattan Square started marketing first to international buyers, particularly those from Asia, in the hopes of getting in on the demand for investment properties and pied-a-terres. And though the pricing may seem steep for the neighborhood, compared with the luxury condos going up in Midtown and even Downtown Brooklyn, they’re relatively moderate. Extell’s Gary Barnett had said, “There are a tremendous amount of people who would like to own something in New York City but are priced out because everybody’s building super-luxury.” However, there will be two $13 million penthouses, one of which was reportedly in contract way back in February.
The newly listed apartments include seven one-bedrooms, six two-bedrooms, and four three-bedrooms. Boutique design firm Meyer Davis did the interiors, which are available in a light or dark scheme and feature five-inch oak flooring, imported stone, and custom finishes.
The amenity package veers away from Extell’s non-super-luxury theme, offering more than 100,000 square feet of over-the-top perks that include a 70-seat movie theater, tree house with fire pits, tea pavilion, cigar room, putting green, sunken tranquility garden, bowling alley, stargazing observatory, herb garden, outdoor kitchen and dining area, 75-foot indoor pool, hot tub and sauna, dog spa, cellar bar, full basketball court, squash court, and the list unbelievably goes on.
After more than a year of foundation work, above-ground construction got underway back in February and is expected to be complete by the end of 2018. View listings for One Manhattan Square at CityRealty and on the official building site.
