$14M Noho penthouse is mindfully designed, feng shui-enhanced and Architectural Digest-approved
A $14 million price tag for a 3,000-square-foot, four-bedroom penthouse at an address like 7 Bond Street in Noho wouldn’t be much of a surprise–even without 1,200 square feet of outdoor space, a perfectly-proportioned floor plan and a floor of glass-enclosed sunrooms. A feature spread in Architectural Digest reveals that this is no ordinary large and luxurious downtown pad but a “healthy living retreat,” and as the listing puts it, a “veritable sanctuary of comfort and serenity.” Portfolio manager Jason Pickard’s home takes mindful design beyond the mere visual. A thorough renovation by AD 100 designer James Huniford, feng shui master Dee Kelly and “certified Building-Biology consultant” Matthew Waletzke of Healthy Dwellings used resources like reclaimed building materials and innovative air and water filtration systems to create a peaceful, luxurious and environmentally-friendly space.
The home’s 14-foot ceilings and dark zebra wood floors frame a sprawling open living and dining space complemented by reclaimed wood from a Vermont barn and a floor-to-ceiling gas fireplace with a fossil marble mantle.
The large kitchen offers custom cabinetry crafted from repurposed metal that began life in a 19th century Tribeca factory and oversized concrete countertops. A suite of high-end appliances includes the expected (a SubZero refrigerator) and the sublime (an AGA Legacy dual fuel range oven).
Up a staircase made of reclaimed wood, blackened steel and concrete you’ll find a 1,200-square-foot bamboo-screened rooftop paradise (complete with drop-down flat screen TV) courtesy of landscape designer Roger Miller.
A glass-walled family room can be opened to the rooftop terrace space outside, and an adjacent glass-walled chamber serves as a home office/meditation room. The terrace also comes with built-in speakers, mood lighting, and an irrigation system.
Back downstairs are four large bedrooms, two of which boast large dressing rooms and en-suite baths in addition to ample closets made from reclaimed wood barn doors. An oversized master bedroom suite features four closets, the aforementioned dressing room and a master bath that boasts natural stone vessel dual-vanity sinks and a carved cedar wood tub.
In addition to stunning visual details, the home was designed to reduce stress and raise sleep quality and overall health with every effort made to restrict outside disturbance. Windows and walls were treated in order to reduce RM/EMF levels by 98 percent, an extensive water filtration system can be found throughout, and an air filtration system improves air quality The home is also wired for convenience, with WiFi that can be controlled via a tablet or smartphone.
