A charming former schoolhouse asks just $310K in Upstate New York
This brick schoolhouse—located at 2 Moffat Road, in the upstate town of Blooming Grove—served students all the way from 1870 to the 1960s. Then, it was converted into a residence before getting a second makeover in the 1990s. The two-bedroom, two-bathroom home, which sits on nearly an acre of land, is true country living, with an interior decorated with exposed, reclaimed wood beams, a cathedral ceiling, wide plank wood floors and a wood burning fireplace. $310,000 won’t get you much more than a studio in New York City, but it’ll buy you this old school located just 70 minutes outside Manhattan.
Every country house needs a great porch, and this home boasts several. There’s a covered front porch, a patio off the front lawn, and a porch off the second floor. That’s not including the spacious sun room located on the first floor of the house.
The sunroom looks out over the acre of property, which is all landscaped. The wall of brick ties the sunroom to the historic schoolhouse building.
The main living room, located right off the kitchen, features plank floors and a wood-burning fireplace—remnants of this properties day as a school. According to the NY Post, the seller has a book with images of the schoolhouse, including one with its teachers and students standing in front of it.
The dining area and kitchen are below a lofted space built out in the schoolhouse. How many kitchens do you see with reclaimed wood beam ceilings? Not many, that’s for sure.
An iron, spiral staircase from the main living room leads to a sleeping loft/office space upstairs. Up here, there’s an artist studio and access to the second floor deck through sliding glass doors.
One bedroom is located on the main level, while the master bedroom is up on the second floor. Quirky design details that come from converting a school house are on full display in the bedrooms. But the fact remains: this is a special property for quite the low price.
