Behind This $1.25M Greenpoint Duplex Is a Barefoot Backyard Paradise
You’re thinking of living in Greenpoint; you’ve fallen in love with the neighborhood. If the magical words, “two bedrooms plus office,” and “outdoor space” don’t get you to investigate further, you’re not trying hard enough to make it happen. This nicely-outfitted duplex at 687 Leonard Street in the heart of north Brooklyn’s waterfront paradise may not turn heads from the outside, but there are some pleasant surprises within.
In this “upside down” 1,070 square foot duplex, the bedrooms are on the lower level of an already-ground floor unit–which some people don’t mind at all; plus that’s where you’ll find the green, green grass of your backyard. The apartment’s top floor gives you an open-concept space; highlights include refinished oak floors with inlaid details and three large windows.
And that kitchen. It is indeed, as the listing says, a modern take on farmhouse chic, with a subway tile backsplash, clean white countertops and cabinets, a walk-in pantry and stainless steel appliances including a Jenn-Air range, all both pretty and practical.
A spacious dining area and renovated bathroom with jetted bathtub are also on the top floor.
Another unique, pretty and practical detail is a pair of handmade sliding barn doors concealing convenient closet space.
Head downstairs to the private sleeping quarters, where you’ll find a quiet master suite and an additional, albeit narrow, bedroom plus an even smaller home office (which might just need to do practical duty as a closet, since neither bedroom seems to have one). The bright master suite is easy on the eyes with a mid-century palette of painted and exposed brick. An ensuite bathroom boasts a walk-in working cedar sauna (currently being used as a closet–we’ll assume for reasons we’ve already mentioned). A washer and dryer can be found on this floor as well.
Just outside the master bedroom is a large, terraced outdoor space with both a lush lawn and a paved patio for that rare gift of greenery in the city. There’s plenty of room for gardening, dining, relaxing and entertaining. There’s even a small shed and–according to the listing–a magical sort of organic apple tree that yields four different kinds of apples. (We’ll be by for pie in the fall.)
This well-maintained condominium building is near all of your favorite shops, pubs and restaurants on Franklin Street and Bedford Avenue, and McCarren Park is just three blocks to the south if you need more green space. The Greenpoint Avenue G train is only a block away–and it’s getting an upgrade in the form of more train cars, so you can pat yourself on the back for a job well done when your L-train friends to the south are stranded by shutdowns.
