Apply for 268 mixed-income apartments at new 19-story East Harlem tower, from $625/month

About three years since breaking ground, One East Harlem has launched a housing lottery for 268 affordable apartments. Designed by S9 Architecture, the 19-story tower is located at 201 East 125th Street and contains over 400 units of housing, an affordable grocery store, and a new home for the Caribbean Cultural Center African Diaspora Institute. Qualifying New Yorkers earning 40, 50, 100, and 165 percent of the area median income can apply for the apartments, priced from a $625/month studio to a $3,142/month three-bedroom.
Developed by Richman Group Development, Bridges Development Group, and Monadnock Development, One East Harlem features a gray brick facade and antique-bronze panels on either side of the windows, aimed at “evoking the vibrancy of the neighborhood,” as 6sqft previously reported.
Of the roughly 400 apartments, 268 of them are available through the housing lottery that launched this week. According to CityRealty, market-rate rentals at One East Harlem currently start at $2,298/month for studios, $2,718/month for one-bedrooms, $3,748/month for two-bedrooms, and $4,426/month for three-bedrooms, all reflecting a one-month free rent incentive on a 13-month lease.
Residences feature chef-style kitchens with large islands, walk-in closets, and an in-unit washer and dryer. Building amenities include a 24-hour attended lobby, a pet spa, parking, a lounge with a kitchen, a media room, a library and work-from-home space, a well-equipped fitness center with studio space, and a rooftop garden.
In March, the Caribbean Cultural Center African Diaspora Institute (CCCAD) signed a 49-year lease at the building with plans to operate a new arts and culture center. The new 5,000-square-foot facility, just one block from CCCADI’s existing location at a historic firehouse on 125th Street, will serve the group’s artists, cultural workers, and alumni of the Institute for Racial and Social Justice in Arts and Culture, according to a press release.
“We are proud to introduce this new CCCADI site that will provide artists, cultural workers, adolescents, and community members with a space to create, exchange, collaborate, and engage in arts, culture, and media activities that will give voice and visibility to the often-unrecognized contributors and builders of this neighborhood,” Melody Capote, executive director of the institute said.
“As we continue to work toward equity and justice, expanding CCCADI’s presence in an ever-changing Harlem furthers our commitment to serving as an anchor for, and reflection of, the people of Harlem, particularly African descendants, and the promise that states that we are here and here to stay.”
Qualifying New Yorkers can apply for the affordable units until August 1, 2022. Fifty percent of the units are set aside for residents of Manhattan Community District 11.
