Reasonably Priced Condos at NINE52 in Hell’s Kitchen Hit the Market, Starting at $679K
After years of decay, the second building of the old Saint Clare’s Hospital in Hell’s Kitchen has been reborn. Named NINE52, due to its address near Ninth Avenue at 416 West 52nd Street, the seven-story red-brick structure has been rehabilitated into 155 affordably-priced condominium homes.
Seven units at NINE52 hit the market earlier this week with asking prices starting at $679,000 for 450-square-foot studios, $859,000 for 725-square-foot one-bedrooms, and $1.319 million for an 875-square-foot two-bedroom. According to CityRealty’s February Market Report, the median price-per-square-foot for closed condominium sales in Midtown West over the past 30 days stood at $1,833, a bit above the $1,603-per-square-foot asking prices at NINE52.

The building’s brand-new residences crafted by Karl Fischer Architect are finished with white oak flooring, energy efficient water heat pump systems, top-of-the-line fixtures, LG stacked washers & dryers, and smart home technology and individual climate control systems.
The building was part of Saint Clare’s Hospital, which opened in 1934 and was acquired by Saint Vincent’s Catholic Medical Center in 2003. Shortly after the acquisition, the hospital was shuttered in an effort to cut costs and streamline medical care throughout the state. With the enormous amount of development poised for the west side, the closing could be viewed as shortsighted and is something to consider the next time your conversation is interrupted by a cross-town siren.
After the building fell into disrepair and became a neighborhood nuisance, the Chetrit Group along with Tessler Developments (who is no longer involved) purchased two of the former hospital’s buildings and a narrow parking lot for $156.5 million in 2007. In 2014, Chetrit completed the conversion of the neighboring 432 West 52nd Street, and the seven available units there range from $1 million one-bedrooms to two-bedroom units starting at $1.395 million.
