This Sprawling Park Slope Classic Seven in ‘Brooklyn’s Flatiron Building’ Asks $2.59M

November 13, 2015

Believe it or not, there are still some cases where your money goes farther in Brooklyn. Take this four-bedroom classic seven at 47 Plaza Street West in north Park Slope, a sprawling elegant pre-war co-op in the 1928 Rosario Candela-designed building sometimes referred to as “Brooklyn’s Flatiron” due to it’s pizza-slice form–which gives the home’s interior a unique, er, angle.

The 2,350-square-foot apartment has been recently renovated, making it comparable to the size of a modest suburban house. It’s one of those co-ops where just looking at the floor plan makes you long for a time when tiny apartments weren’t a thing (Yes, there’s a separate servants’ entrance as is often the case in these co-ops). And while the ask of $2.59 million might seem like a lot, a comparable Manhattan residence might easily be twice that much, if not more.

This Grand Army Plaza-fronted triangular beauty is one of only two of Candela’s buildings in the borough. Architecture critic Carter Horsley calls Candela, “the most famous architect of luxury pre-war apartment buildings in Manhattan” and this building, with its open views of the plaza and park proximity, “one of the most elegant in Brooklyn.”

Similarly, the listing calls it “Park Slope’s finest white glove, full-service building.” Beginning with a grand entry foyer lined with built-in cabinetry, you’ll see that the apartment is anything but stuffy, having been updated with clean, modern design while retaining its gracious pre-war details. Light fills the home from 21 windows and three exposures.

A contemporary chef’s kitchen and breakfast room checks all the boxes with Caesarstone countertops, a Wolf range, SubZero refrigerator, Miele dishwasher, and a hard-to-miss breakfast bar that follows the unusual lines of the triangular space. Just off the kitchen, a maid’s room is perfect for use as an exercise room, office or small bedroom. Laundry facilities are just off the kitchen as well, as is the aforementioned service entrance.

The living and dining room are spacious and bright, a great space for everything from family time to serious entertaining.

Far enough down the hallway for a rare amount of separation are three good-sized bedrooms. The large and unusual master suite, at the unit’s convergent “point,” is divided into a big sleeping area and a smaller office area, solarium or perhaps nursery, with wood built-ins and gorgeous views of Grand Army Plaza and Prospect Park. There are three large walk-ins and five additional closets, and the unit’s three full bathrooms (including one ensuite to the maids’ room) have been recently renovated as well.

The building includes full-time doorman service and a super. Its location is as prime as it gets, steps from Grand Army Plaza with its year-round farmers’ market and Prospect Park, the Brooklyn Botanic Garden, and Park Slope‘s best shopping, dining, schools and community and family activities. The 2/3, 4, B and Q subway lines stop nearby as well.
