We’re not exaggerating when we say this is one of the most epic backyards we’ve ever seen on a New York City condo. The apartment in question is #1A at 440 East 117th Street, a 10-unit condo out in East Harlem that was built in 2004. What you’re looking at (and likely drooling over) is two levels and 915 square feet of backyard enclosed in bamboo walls. The two-bedroom, two-bathroom interior is pretty comfortable as well, with a total of 1,286 square feet. So what does it cost for all of that indoor and outdoor space? The asking price comes in at $875,000.

The listing amusingly calls this “an oasis of calm in the desert of chaos,” but hey–this is the kind of backyard that inspires poetry. The wrap-around garden includes many different sections, including a shady pergola (decorated with grape vines and wisteria) with a dining and entertaining area underneath. Past the pergola there is a six-burner, stainless steel grill. There are cherry trees in one corner, a water feature in the center, plantings throughout, and even a fire pit. Nope, it just doesn’t get any better than this.

You almost feel reluctant to go inside and leave a backyard like that behind. But the duplex interior isn’t bad, with plenty of modern condo finishes. On the upper floor, there’s the master bedroom, living room, kitchen, and both bathrooms.

The master bedroom has its own en suite bathroom and walk-in closet. From here, you get a peek of the outdoor space out the window. There are two access points to get onto the terrace, from the master bedroom and the living room.

The second bedroom is on the lower floor, and the listing says it’s “essentially a 300 SF studio apartment, with a separate entrance and its own private terrace.” More terrace space? We’ll take it. The bedroom also has a walk-in closet, although there isn’t a bathroom down there.

This condo building is located a good deal east in Harlem, about a block from the Harlem River and right next to Randall’s Island. Still, the 6 train is only four blocks away, and you can still walk to the northern end of Central Park. Our guess is that this unit will get snatched up in no time.
