“Limited Edition” Penthouse in the Ultra Posh Puck Building Closes for $28 Million

And it’s official: After going into contract December of last year, Penthouse IV in the illustrious Puck Penthouses at 295 Lafayette has closed for $28 million, according to city records filed yesterday afternoon. The penthouse is the second largest in the penthouse-only building (there are six overall), with more than 5,900 square feet of space, 3BR/5.5BA, and a whopping 2,000 square feet of terraces overlooking a garden.

Four of the Puck’s five other penthouses have yet to be listed, but they are anticipated to sell for between $21 million and $60 million. The Puck is one of burgeoning real estate tycoon Jared Kushner‘s many luxury residential undertakings, and this particular project transforms the interior of a landmarked building into what the Puck official site has dubbed as “limited edition” properties.

The new penthouses are housed within an 128-year-old building structure designed by architect Albert Wagner in a German Rundbogenstil style of Romanesque Revival architecture. The building itself has quite a history, first opening as the printing facility of  J. Ottmann Lithographing Company and Puck Magazine, which shuttered in 1918. It later housed a slew of other printing firms, and in the 1980s it was home to Spy Magazine. More recently, it was used by the Manhattan Center of Pratt Institute, and from 2004 until it was purchased by Kushner, NYU was the primary occupant. The building takes its name after Shakespeare’s character Puck, from A Midsummer’s Night Dream, and two gilded statues of Puck sit at the northeast corner and the main entrance on Lafayette.

Given the historic nature of the Puck (and its landmarked status), Kushner was diligent in preserving as many of the building’s original features as possible, including the exposed brick walls, soaring barrel vaulted ceilings, oversize windows and cast-iron columns. Each unit is also unique in its floor plan and boasts handmade fixtures, finishes and appliances (like $50,000 handmade La Cornue stoves) — many of which are distinctive to the penthouse they are found in. The six penthouses measure 4,895- to over 7,000-square-feet. The architects on the project are Jose Ramirez and Sherida Paulson of PKSB Architects.

It was previously reported in the WSJ that Kushner is working with Douglas Elliman‘s Raphael DeNiro and Dennis Mangone on the sale of the units, of which all but PHVI are off the market. Though as these things go, the others are surely quietly being shopped around to celebs and the uber rich.
