New Downtown Brooklyn condo tower 9 Chapel has terraces that act like front porches

New renderings were released this week of 9 Chapel Street, a unique luxury condo tower under construction in Downtown Brooklyn. Developed by design-driven firm Tankhouse and designed by SO-IL, the 14-story building makes outdoor space a central feature, with open-air terraces that act as front porches, a mix of covered and uncovered private outdoor space, and weather-protected loggias. The goal of the design is to create a feeling that is “more house than high rise,” as a press release describes.

The breathtaking striated facade of 9 Chapel will set it apart from the surrounding residential developments, with an exterior consisting of perforated lightweight metal that shimmers in the sunlight. Residents will be able to take in 360-degree views of both Downtown Brooklyn’s ever-changing skyline and Manhattan.

“In collaboration with Tankhouse, our shared ambition to reshape urban living remains firm,” Florian Idenburg, co-founding partner of SO-IL said. “Leveraging the particular characteristics of this site, we introduce an innovative concept: a collection of homes dynamically connected with their surroundings. This presents an exceptional and vibrant approach to 21st-century living in New York.”

The 132-foot-tall structure will contain 27 residences with layouts ranging from one to four bedrooms. Each apartment is designed like a corner unit, with at least two exposures and oversized windows. Throughout most units are covered and uncovered private outdoor areas, including loggias that can be used year-round. Holistic design elements are found throughout each home, including exposed architectural concrete and custom butcher-block-topped kitchen islands.

Amenities include a fitness center with floor-to-ceiling windows, a shared lounge, and dedicated bicycle storage that residents can ride directly into from the building’s entrance ramp. The building is located directly across from St. James Cathedral Basilica, the cathedral church of the Diocese of Brooklyn, according to CityRealty.

Tankhouse is working with GUBI to furnish the building’s amenity spaces and stage a model residence, which will be revealed in the near future.

“9 Chapel is a building made of spaces that blur the boundaries between indoors and out, full of air and light. It is in these transitional spaces that the GUBI Collection comes to life – pieces that were conceived precisely for settings such as this, where interior and exterior meet and merge,” Marie Kristine Schmidt, GUBI’s Chief Brand Officer, said.

SO-IL also collaborated with Tankhouse on 450 Warren Street, an 18-unit condo building on the border of Boerum Hill and Gowanus that is centered around an open atrium.

Construction is currently underway and sales are expected to launch in the fall; pricing will start at roughly $1 million for a one-bedroom residence.
