Lottery opens for 36 mixed-income apartments in Park Slope, from $834/month

Applications are now being accepted for 36 mixed-income units at a new residential development in Park Slope. Located at 375 Dean Street, the building, dubbed “Signum,” rises 17 stories and contains 143 luxury residences. New Yorkers earning 40, 50, 60, 100, and 130 percent of the area median income, or between $31,543 for a single person and $165,230 for a household of three, can apply for the apartments, priced from $834/month for studios to $2,852/month for two-bedroom units.

Designed by S. Wieder Architects, Signum sits at the corner of Dean Street and 4th Avenue, on the border of Boerum Hill, and just a few blocks south of the Barclays Center and Atlantic Terminal. Residences come equipped with floor-to-ceiling windows, hardwood floors, air conditioning, washers and dryers, and state-of-the-art kitchen appliances, according to Yimby.

Apartments available through the lottery include studios ranging from $834 to $1,067/month studios, $888 to $3,140/month one-bedrooms, and $1,051 to $2,852/month two-bedrooms.

Currently available market-rate rentals at the building, according to CityRealty, start at $3,300/month for studios, $4,300/month for one-bedrooms, and $7,100/month for two-bedrooms.

Amenities include a full-time doorman, on-site parking, a fitness center, a co-working lounge, a meeting room, a club lounge, a game room, a screening room, a children’s playroom, a pet spa, a party and arcade room, a bike room, private storage space, and a rooftop terrace with sweeping views of the Manhattan and Brooklyn skylines.

Construction on Signum was completed in July, according to Yimby. The structure’s facade features a striking array of protruding rectangular columns, multiple setbacks topped with outdoor terraces, and several pocketed and recessed volumes. According to an application filed with the city, the building contains about 96,000 square feet of residential space and 4,000 square feet of commercial.

With proximity to the Atlantic Avenue terminal, the building is close to the 2, 3, 4, 5, B, D, N, Q, R, and S, as well as several bus lines and the Long Island Rail Road.

Qualifying New Yorkers can apply for the apartments until January 29, 2024. Complete details on how to apply are available here.
