276 units available at affordable Passive House in East Harlem, from $498/month

Applications are being accepted for 276 mixed-income units at the world’s largest fully affordable Passive House in East Harlem. Located at 50 East 112th Street, the building is the second phase of Sendero Verde, a mixed-use project with affordable housing, outdoor space, a school, community space, and retail. New Yorkers earning 30, 50, 60, and 110 percent of the area median income, or between $19,646 for a single person and $192,610 for a household of seven, can apply for the units, which range from $498/month studios to $3,169/month for three bedrooms.

Developed by Jonathan Rose Companies, L+M Development, and Acacia Real Estate Development and designed by Handel Architects, Sendero Verde consists of three mixed-use buildings located on city-owned blocks between East 111th and East 112th Streets, bounded by Madison and Park Avenues.

Upon completion, the entire complex will have 709 affordable apartments, including some for formerly homeless New Yorkers, a school with a gymnasium, and an 18,000-square-foot courtyard with a children’s play area that the whole community will be able to access. The development will also offer supportive programming run by Union Settlement, one of the city’s oldest settlement houses, according to the project page.

Sendero Verde is slated to be the world’s largest fully affordable project to meet Passive House standards. The development’s sustainable design includes green space, an airtight facade, and triple-glazed windows which provide a major reduction in the amount of energy needed for heating and cooling.

This type of energy-efficient building “delivers up to approximately a 90 percent reduction in heating and cooling demands and up to 75 percent reduction in overall primary energy demand,” according to New York Passive House. The development will be one of 65 Passive House projects in the five boroughs.

Amenities include an outdoor terrace, a fitness center, a community room, a computer room, bicycle storage, package lockers, free broadband internet access, and on-site laundry.

A housing lottery for phase one of the project launched in December 2021, offering 324 mixed-income units to applicants.

Nearby public transit options include the 4, 6, A, B, and C subway lines, as well as the M1, M2, M3, and M4 buses.

Qualifying New Yorkers can apply for the affordable units until February 9, 2024. Fifty percent of the units are set aside for residents of Manhattan Community District 11.
