Here’s a chance to live at a new residential development in Williamsburg designed by architecture firm ODA. A lottery opened this week for 101 middle-income apartments at the “Williamsburg Apex,” part of a curvy, two-building project at the corner of Lorimer Street and Boerum Street in Broadway Triangle. Qualifying New Yorkers earning 130 percent of the area median income, between $105,458 for a single person and $218,010 for a household of five, can apply for the apartments, priced at $3,105/month studios, $3,317/month one-bedrooms, and $3,963/month two-bedrooms.

As 6sqft reported last month, the development takes up a full block and includes a 270-unit rental, dubbed Lorimer House, and a building with 66 “boutique” residences, called Copper Lofts. The two eight-story buildings are connected by an elevated bridge, “creating the illusion of one cohesive development.”

With interior design by Durukan Design, apartments have floor-to-ceiling windows that are slightly angled to the south to maximize natural light throughout the day and high-performance glass to reduce noise from the adjacent elevated subway tracks.

Residences come with in-unit washer-dryers, dishwashers, and high-end countertops and finishes. The building is the third collaboration between ODA and Durukan on a residential development.

The development offers more than 40,000 square feet of indoor and outdoor amenities space. Indoor amenities include several curated indoor spaces on the lower levels, a dog park, and an 8th-floor amenity lounge that connects to a circular landscaped and furnished roof deck spanning the length of the building.

Additional amenities include package lockers, bike storage lockers, a gymnasium, a media room, a business center, a virtual doorman, a dog washing station, and covered parking.

The property features three interior courtyards designed by ODA that face south, capturing more sunlight during the day and opening up to the city skyline. Additionally, a small outdoor space on the third floor serves as a private “pocket space” for residents.

Nearby public transit options include the M and J subway lines, located steps away at the Lorimer Street station. The G train is also close, at Broadway station.

Leasing recently launched for the market-rate rentals at Lormier House, with units priced from $3,500. Construction is slated for completion this spring.

Qualifying New Yorkers can apply for the apartments until July 12, 2024. Complete details on how to apply are available hereQuestions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
