95 apartments available at luxury Downtown Brooklyn rental, from $3,317/month

Applications are now being accepted for 95 middle-income units at a new luxury development in the heart of Downtown Brooklyn. Located at 15 Hanover Place, Hanover House is a 34-story mixed-use building with 314 apartments, ground-floor retail, and amenities like a landscaped rooftop, party room, and a gym. New Yorkers earning 130 percent of the area median income, or between $113,726 for a single person and $218,010 for a household of five, can apply for the apartments, priced at $3,317/month for a one-bedroom and $3,963/month for a two-bedroom.
Developed by Lonicera Partners and designed by Fogarty Finger, the 34-story building features a one-story terracotta podium with a large arched storefront and a facade of glass and red-brown panels. Apartments feature energy-efficient appliances, in-unit laundry, and smart controls for heating and cooling. Units available through the lottery are rent-stabilized.
“In collaboration with clients Lonicera Partners and co-developer Rabina, we are honored to create a new, mixed-use project in Brooklyn, incorporating dimensionality, curved archways, and color in its design,” Chris Fogarty, co-founder and partner of Fogarty Finger, said.
“By combining much-needed housing, nearly 1/3 of which is affordable, amenities and space for commercial tenants, the objective is to house and inspire residents while complementing this bustling neighborhood.”
Amenities include a fitness center, a lounge, co-working spaces, outdoor terraces, an arcade, a basement cellar for parties and gatherings, a media room, a party room, a business center, and a dog park.
Current concessions include one month free on all lease types, a $1,500 discount on the security deposit, and 50 percent off on the amenities for the first six months.
The building is conveniently located to many public transit options, including the B, D, N, Q, R, C, 2, 3, 4, and 5 subway lines, the Long Island Rail Road, and the B25, B26, B38, and B52 buses.
In July 2022, Lonicera received $134 million in construction financing for the building from Santander and City National Bank. The development is one of the last projects built under the state’s 421a program, which expired the month before, according to Multi-Housing News.
Permits for the project were filed in September 2021, and the building was nearing completion in December 2023, according to Yimby.
