1515 Surf is complete: 100% electric Coney Island rental is steps from the beach

New York City’s first multi-family geothermal project has officially opened in Coney Island. Developer LCOR on Monday celebrated the grand opening of 1515 Surf Avenue, a 100 percent electric two-tower residential development featuring 463 apartments steps from the famed Brooklyn beach and boardwalk. Designed by STUDIO V Architecture, the innovative project offers a mix of one- and two-bedroom apartments, 13 luxurious penthouses, and an expansive suite of indoor and outdoor amenities with stunning views of the Atlantic Ocean and the iconic Riegelmann Boardwalk.

As a carbon neutral development that offers elegant design, ocean views, extensive amenities and transit access, 1515 Surf sets a new standard for residential communities in New York City,” Anthony Tortora, senior vice president and principal at LCOR, said.
All apartments feature oversized windows, letting in abundant natural light and framing picturesque amusement park-and-ocean views. The units are equipped with premium finishes like stainless steel appliances, in-unit washers and dryers, smart-home technology, and custom lighting.
The development features over 35,000 square feet of indoor and outdoor amenities, including an outdoor pool overlooking the Atlantic Ocean, the Lower Manhattan skyline, and the historic boardwalk, with a direct view of the Brooklyn Cyclone’s Maimonides Park.
There’s also a state-of-the-art fitness center, an indoor basketball and handball court, a children’s playroom, beach lockers, multiple residents’ lounges, co-working spaces, and on-site parking.
The site features several art installations and custom pieces by renowned local artists SNOEMAN, Timothy Goodman, and Corey Paige.
1515 Surf features the largest active geothermal system in the city’s history, which uses the Earth to heat and cool the building and power its domestic hot water systems—eliminating the need for fossil fuels.
LCOR worked with Ecosave on the design and installation of the system, which is expected to reduce the building’s carbon emissions by more than 60 percent, resulting in lower utility bills for residents. The developer is also pursuing LEED Zero Carbon certification for the project.
Residents will have seamless access to the beach, the landmarked Riegelmann Boardwalk, the neighborhood’s world-famous amusement district, and the D, F, N, and Q subway lines.
LCOR filed plans for the Surf Avenue project in December 2020. The building is located on the grounds of the famed Coney Island restaurant Gargiulo’s parking lot. Louis Russo, the owner of Gargiulo’s, agreed to a 99-year ground lease for the space in early 2020. The building topped out in May 2013.
In January, a housing lottery launched for 139 mixed-income apartments in the building, set aside for New Yorkers earning 80 and 130 percent of the area median income. The apartments were priced from $1,640/month for one-bedrooms to $3,013/month for two bedrooms.
The Coney Island project boasts the largest active geothermal system in the city’s history until Greenpoint’s 1 Java Street opens next year. Developed by Lendlease and designed by Marvel, 1 Java Street includes over 830 rental units across five buildings and a new public waterfront esplanade. The project will be the largest all-electric multi-family geothermal project in the state.
