Greenpoint’s latest luxury high-rise rental launched leasing this week. The Dupont is a 41-story building on the waterfront and part of the 22-acre Greenpoint Landing development. After an affordable housing lottery launched at the building earlier this summer, the market-rate rentals are now available, priced from $3,500/month to over $10,000/month for the penthouse units.

Developed by Park Tower Group and Rockefeller Group, the Dupont includes 381 apartments, nearly all of which have water views. The building marks the first in Brooklyn by the Rockefeller Group, the same team behind Rose Hill and 200 East 83rd Street in Manhattan.

“We were very selective when determining where and when we’d undertake our first residential endeavor in Brooklyn,” Meg Brod, Senior Managing Director of the Northeast at Rockefeller Group, said.

“With Brooklyn’s creative energy, its thriving and revitalized northern waterfront and design contributions from partners like Workstead, we aimed to create a rental property that will be attractive for renters today and in the future. Rockefeller Group’s vision is to create housing that will stand the test of time, build community, and blend into the fabric of the existing neighborhood. The Dupont exemplifies this.”

Designed by Gerner Kronick + Valcarcel, the Dupont offers a mix of studio, one-, two-, and three-bedroom apartments, along with a limited collection of penthouses.

AD100 firm Workstead crafted the interiors and homes, which feature genuine hardwood oak flooring, soaring ceiling heights, custom kitchen cabinets and hardware, panelized appliances, Italian marble bathrooms, and private outdoor space for some units.

Amenities at the building include a 38th-floor clubhouse with a heated outdoor pool and a sundeck overlooking the East River, and a pool lounge with a kitchen indoors. The amenity package also includes on-site parking, a fitness center, a spa with an infrared sauna and private treatment room, a garden terrace with grilling stations, a children’s playroom, and a lobby-level craft room with art supplies.

Compass Development Marketing Group has been named the exclusive leasing and marketing partner for the development. Availabilities start at $3,254/month for studios, $4,065/month for one-bedrooms, $6,178/month for two-bedrooms, and $7,654/month for three-bedrooms, with concessions included.

A housing lottery for 115 units at the Dupont launched in July, with the apartments set aside for those earning 80 percent and 130 percent of the area median income.

Greenpoint Landing is a 22-acre development with 5,500 new homes and five acres of open space. As of this year, 11 buildings have been completed, most recently, a fully affordable rental at 35 Commercial Street.
