Sales launch for boutique condos with private outdoor spaces in Prospect Lefferts Gardens, from $835K

Sales launched this week at one part of a unique two-building luxury development in Brooklyn’s Prospect Lefferts Gardens neighborhood. Developed by Kingsdel Real Estate and designed by Palette Architecture, Calvert Villas at 624 New York Avenue is a six-story boutique condo building with 10 two- to four-bedroom apartments, each with private outdoor space. Prices start at $835,500.

The Villas also offer two duplex penthouses, one with a double-height living space and both including sprawling private outdoor terraces with sweeping views of Brooklyn and the Manhattan skyline.

Kitchens boast custom cabinetry, Calacatta quartz countertops, and state-of-the-art appliances from Fisher & Paykel and Bertazzoni.

Primary bathrooms have porcelain walls and flooring in a textured medium grey finish. Custom vanities by Lucena Bath feature sleek white resin countertops with a rich walnut base. High-end fixtures include an Artos faucet with a brushed nickel finish and a custom millwork medicine cabinet with integrated LED lighting.

Bathrooms also feature an Artos ceiling-mounted showerhead and hand shower with a brushed nickel finish, matched with a Perlato Venezia soaking tub. Finishing touches include Gatco towel bars, a toilet paper holder, and an Icera Vista wall-mounted tankless toilet.

Amenities at the Villas include a package, bicycle, and stroller storage room, a rooftop terrace with an outdoor kitchen, and separate private storage spaces.

All residences feature white oak flooring throughout, in-unit washers and dryers, and Mitsubishi heating and cooling systems.

Located across the street at 625 New York Avenue, the Calvert House will bring 49 condos to the market next year. Both buildings share an impressive set of amenities, including a cutting-edge fitness center, a lounge, a “Great Room” featuring co-working spaces, meeting rooms, and a demonstration kitchen.

Additional amenities include a landscaped courtyard, a children’s playroom, and a private parking garage with spaces available for purchase. A private school is also set to open on the ground floor of the Villas in fall 2025.

Palette Architecture designed the buildings to maximize sunlight and provide both private and public outdoor spaces, creating a true indoor-outdoor living experience—a rare feature in residential developments across the five boroughs.

The development’s name pays homage to renowned architect and landscape designer Calvert Vaux, who alongside Frederick Law Olmsted designed Central Park, Prospect Park, and other world-famous public green spaces across the city.

624 New York Avenue is the former site of Kings County Nurseries, a long-standing landscaping and nursery business founded by the Merola brothers in 1955 and operated by generations of the family, according to Brownstoner. The family also owns 625 New York Avenue, which was formerly used as parking for the nurseries.

The Merola family initially listed the site for $10.5 million in 2016 but removed it from the market at the last minute. In September 2022, building records revealed that two new Calvert Collection buildings would rise on the sites.

The Henderson | Maryk | Mulready Team, along with Corcoran New Development, is managing sales and marketing for the buildings.
