8 income-restricted Upper West Side apartments available to buy for under $315K

Eight income-restricted condos on the Upper West Side are available for purchase for under $315,000 as part of two housing lotteries that launched last week. Located at 107 West 105th Street and 981 Amsterdam Avenue, the apartments are Housing Development Fund Corporation (HDFC) co-ops, which means they are priced below market rate and designated for New Yorkers with certain household incomes. Qualifying New Yorkers earning 110 percent of the area median income, or between $88,500 and $141,790 annually, can apply for the available two-bedroom apartments.
The HDFC co-ops came out of a policy created in the 1970s that involved the city renovating abandoned buildings and offering tenants a chance to own their own apartments. In addition to most units being priced below the market rate, HDFC apartments also usually come with lower maintenance fees. According to the city’s Department of Housing Preservation and Development, there are over 1,100 HDFC co-ops across the city.
For all eight units available through the housing lottery, the minimum down payment is 3 percent of the sales price. Applicants cannot have assets higher than $198,975. The estimated sale price for all apartments is $314,383, as the lottery advertisement lists.
The building on 105th Street is located on the corner of Columbus Avenue, just two blocks from Central Park. At 981 Amsterdam, the building has easy access to Riverside Park, Morningside Park, and Central Park. The nearest transit options include the 1 train along Broadway and the A, B, C trains on Central Park West.
