The top-floor penthouse at 1,396-foot-tall tower 432 Park Avenue has been publicly listed for the first time ever, asking $169 million. It is the most expensive listing currently in New York City, and if it fetches the asking price, it would become the second-biggest sale in the city’s history and set a record with its $20,500 per square foot price tag. As 6sqft reported last month, the 96th-floor unit is currently owned by billionaire Saudi real estate developer Fawaz Alhokair, who bought the apartment for only $88 million in 2016. Listed with Ryan Serhant, founder and CEO of SERHANT., the unit spans 8,225 square feet and has six bedrooms and seven bathrooms, as well as 240 linear feet of glass windows. The home is being sold with all of its art and furniture, which includes pieces from Hermes, Fendi, and Bentley.

Throughout are 24 10′ × 10′ windows, soaring 12.5′ ceilings, and herringbone white oak floors. The great room alone is 93 feet long and is just one of the rooms that offers 360-degree views of Manhattan, including those overlooking Central Park. It features a wood-burning fireplace and a formal dining area.

The eat-in kitchen has marble floors, countertops, and backsplashes, white lacquer and natural oak cabinets, polished chrome fixtures from Dornbracht, a massive island, a north-facing breakfast bar, a butler’s pantry with a utility sink, and a suite of high-end appliances from Miele.

The corner primary suite boasts a sitting room, walk-through dressing rooms, and two windowed bathrooms with slab marble walls, radiant heated floors, custom wood cabinets, floating tubs with incredible views, and carved oval sinks.

432 Park Avenue was designed by Rafael Vinoly, and Los Angeles-based designer Andrew Cohen is responsible for the penthouse’s interiors. The building’s 30,000 square feet of amenities includes a private restaurant and lounge, 75-foot indoor pool, state-of-the-art fitness center, yoga studio, sauna, steam room, and massage room, outdoor terrace, screening room, billiards room, library, children’s playroom, room service, on-site parking, climate-controlled wine cellars, office suites, private storage, and a full building staff.

The most expensive apartment ever sold in New York City (it’s also the priciest sale ever in the U.S.) is billionaire Ken Griffith’s $238 million purchase at 220 Central Park South in early 2019. Just this month, billionaire Joe Tsai moved into the second spot when he closed on two units also at 220 Central Park South totaling $157.5 million. The third most expensive sale was Michael Dell’s $100 million buy at One57 in 2015, followed by a a $99,903,375 penthouse sale in 2020 at 220 Central Park South. Can the 432 Park penthouse move into the number-two spot?
“Real estate is one of the best investments you can make, as is fine art. This penthouse is both – one of the only penthouses like it in the world, making it like a piece of rare, fine art,” said Ryan Serhant, founder and CEO of SERHANT., in an email to 6sqft.

The $20,500 per square foot figure would set a new record, far exceeding the current $13,049 a square foot record, as appraiser Jonathan J. Miller noted to the Times. This record had been set back in early 2012 when a 6,744-square-foot unit at 15 Central Park West sold for roughly $88 million.
In addition, the most expensive sale to ever close at 432 Park occurred in 2017 when a buyer from China bought three penthouse units for a combined $91.1 million. (They had originally been listed for $120 million.) According to listings website CityRealty, other current listings at 432 Park range from a $79 million penthouse on the 82nd floor to a $5.25 million two-bedroom on the 38th floor.
