A Central Park Tower penthouse asks $175M to live in the world’s tallest residential tower

Trophy pad alert: A 12,557-square-foot penthouse in Central Park Tower at 217 West 57th Street just hit the market, asking for a skyscraping $175,000,000. The duplex Billionaires’ Row condo spans the 107th and 108th floor of what is to date the Western Hemisphere’s tallest residential tower. It’s a tower filled with superlatives–including the world’s highest residence, a $250 million triplex just a few floors above. If this two-story sky mansion gets its asking price, it could be New York City’s second-biggest residential sale ever.
First spotted by the New York Post, the nine-figure-club residence is wrapped on four sides by windows and blessed with superlative-worthy vistas of Central Park, Midtown, Downtown, two rivers, and probably the Grand Canyon on a clear day. Two terraces allow you to step out into the sky to enjoy the view.
A private elevator shuttles you between floors of this seven-bedroom, eight-bath (and two-half-bath) home, making it multi-generational as well as convenient. On the lower level (though on floor 107 this is certainly relative), there’s a private reception gallery, a foyer, and a separate main gallery to serve as a suitably impressive introduction. The main event among the entertaining spaces is a grand salon wrapped in glass on three sides, framed by a 27-foot double-height ceiling, gleaming chevron-patterned hardwood floors, and tall columns. The open layout allows plenty of access to glass doors leading to a large terrace.
A superbly-appointed high-gloss kitchen is a study in premium materials, professional-grade appliances, and gourmet gadgets. Adjacent is a breakfast area and a family room. Also on this level is a conservatory, a library, an office, a spacious media room accessing a second terrace, a guest suite, a staff room with a full bath, and a playroom.
Ascend a floating spiral staircase that looks even scarier than the one in the Midtown Apple store (we’ll take the elevator) to five extremely private bedrooms on the second level of the duplex. The primary suite that feels big enough to have its own zip code includes–in addition to the bedroom–a large private sitting room and his-and-hers dressing rooms and bathrooms.
Built by Extell Development, Central Park Tower was designed by Adrian Smith + Gordon Gill Architecture (Smith also designed the world’s tallest building, the Burj Khalifa in Dubai). The 131-story skyscraper offers a suitably glittering menu of amenities, including the private Central Park Tower club with 50,000 square feet of luxury services on three floors.
On the 100th club floor, you’ll find a private restaurant, a ballroom, a wine bar, and a cigar lounge. On the terrace, there is a 60-foot outdoor pool, a sun deck, and cabanas. There is a state-of-the-art fitness and wellness center with an indoor saltwater pool, a spa with a steam room and sauna, and a regulation squash court; catch a screening at the private movie theater or host a meeting at the business center.
Sales began at Central Park Tower in October 2018. According to CityRealty, the most expensive apartment that has sold at the tower is a $50 million four-bedroom unit on the 53rd floor. As previously mentioned, if this duplex sells at its $175 million asking price, it would obtain the record for the second-highest residential sale in the city in addition to the building’s highest.
The city-wide top spot is currently held by billionaire Ken Griffith’s $238 million purchase at 220 Central Park South in early 2019 (also the heftiest sale in the nation), and the number-two spot is currently held by Alibaba co-founder, Brooklyn Nets owner, and billionaire Joe Tsai, who closed on a $157,500,000 purchase, at 220 Central Park South in 2021. In third place, a $99,903,375 penthouse sale at 220 Central Park South in 2020.
