Renovated 19th-century Greenpoint townhouse with California style seeks $5M

It took fashion stylist Katie Mossman five years to complete the renovation of her 19th-century townhouse in Greenpoint. Once a sea captain’s home in the 1850s, Mossman transformed the residence into an open, light-filled space with a double-height living room and indoor-outdoor concept. The two-family home at 76 Green Street is now on the market for just under $5 million, one of the neighborhood’s priciest listings. For those who aren’t looking to spend that much but love the idea of California vibes in NYC, the property is also available to rent for $13,500 per month.
Despite the protracted construction period—which Mossman described as “the worst nightmare” in an interview with Architectural Digest—the lengthy renovation had an unexpected silver lining.
“When I started, I just wanted white and concrete, but over the years, I began to like more natural things,” Mossman said, noting the materials—wood-paneling in the living room, stone walls on the exterior—that define the home’s warm character. The final result mixes mid-century modern style with Brutalist accents and plenty of natural light. “I wanted it to feel like California,” Mossman says.
A sitting area with a wood-burning fireplace in the front of the parlor floor leads through the open kitchen and dining area to the double-height living room in the back. Details include a floating concrete staircase, poured concrete wall, a wood-paneled alcove under the lofted space, and floor-to-ceiling windows and sliding doors leading out to a serene patio. The floating fireplace can swivel around to face the outdoors, depending on the weather.
There are three bedrooms upstairs, including an expansive master suite with a private terrace, a walk-in closet, and a double-height bathroom clad in Italian marble and complete with heated floors. “In here,” Mossman says, “it always feels like summer.”
Across from the patio is a detached shed that could be used in a number of ways, whether as an artist’s studio, playhouse, or office space. The lower level is a two-bedroom, one-bathroom rental that was similarly finished with a high level of attention to detail, including custom storage solutions and exposed wood beams in the kitchen.
