Affordable housing lottery for seniors opens at Essex Crossing, from $396/month
At the beginning of last month, the first affordable housing lottery opened for Essex Crossing at Beyer Blinder Belle‘s huge mixed-use building 145 Clinton Street, where 104 below-market rate units were up for grabs. As of today, the second lottery is open, this time at Dattner Architects‘ 175 Delancey Street, a 14-story, 100-unit building at the megadevelopment’s site 6 that will also offer ground-floor retail, medical offices for NYU Langone, and a senior center and job training facility from the Grand Street Settlement. These 99 one-bedroom apartments are set aside for one- and two-person households that have at least one resident who is 55 years of age or older. They’re also earmarked for those earning 0, 30, 40, 60, and 90 percent of the area median income and range from $396/month to $1,254/month.
The building, which will open later this year, topped off in August, the first at Essex Crossing to do so. Amenities include an on-site superintendent, bicycle room, laundry room, and outdoor community space.
According to the architects, the tower “is oriented so that the 100 apartments will enjoy expansive views of the Manhattan skyline and southern exposure.” This also affords many units views of the two-tiered roof garden that’s located atop the four-story base. Renderings show a seating area covered by a pergola on the upper level and an open patio surrounded by a green wall on the lower level.
Progress at Essex Crossing has been heating up in recent months. In addition to the first lottery opening in March, sales launched at the SHoP-designed 242 Broome Street, the project’s one and only condominium, in September, and in November SHoP also revealed renderings of the massive food hall they’re designing. When complete, the nine-site $1.1 billion project will bring more than 1.9 million square feet of residential, commercial, cultural, and community space to the largest undeveloped swath of land in the borough south of 96th Street. There will be 561 overall affordable units, and another building planned for site 8 will also have 92 units of affordable senior housing.
Qualifying New Yorkers can apply for the affordable apartments at 175 Delancey Street until June 16, 2017. Residents of Manhattan Community Board 3 will be given preference for 50 percent of the units, and of those, 50 percent will be reserved for former tenants of the Seward Park Extension Urban Renewal Area (SPURA).
