This co-op in the Financial District offers a designer-crafted residence at a historic address. On a high floor within the 19th-century landmarked Morse Building, the home was designed by architect David Hotson, known for his work on the SkyHouse penthouse at 150 Nassau Street and the Pinnacle of the Woolworth Building. On a slightly smaller scale than those projects but sophisticated nonetheless, the available two-bedroom home, asking $2,250,000, is wrapped in white oak millwork and features two clever lofted spaces.

From the entrance, a long foyer, which has two closets, leads to the main living space. There’s also a separate laundry room with a washer-dryer and a sink. In the loft-like living room, the white oak walls and six oversized windows bring a sense of warmth, light, and coziness to the space.

The millwork continues to the kitchen and dining area. A Silestone island centers the kitchen, which features all Gaggenau appliances, including a 70-bottle wine fridge. For ultimate convenience, there’s also a Bosch dishwasher and a Kohler under mount stainless steel sink.

A gorgeous home office feels like a private retreat while still being connected to the living space and city views thanks to a pass-through window. Built-in shelving, also found in the main living room, is a seamless storage hack. Above the home office is a lofted sleeping space, ideal for guests.

The primary suite includes a massive walk-in closet and an ensuite bath with custom fixtures.

Another creative use of space is found in the second bedroom, which includes a loft made into bunk beds. Plus, more built-ins with a desk area make the room very efficient.

Built as offices in 1879, the Morse Building was converted to apartments in the 1980s; there are just 39 total apartments with no more than three per floor. The city designated the building as a landmark in 2006, citing its significance as one of the few surviving fireproof skyscrapers.

Amenities include a full-time super, laundry room, an intercom system, and a new rooftop deck.
