Starchitect Vishaan Chakrabarti Scoops Up a $5.78M Condo at FXFowle’s 35XV

Vishaan Chakrabarti is closing out 2015 with a bang. After not only making a $4.995 million sale on his Flatiron loft earlier this month but also leaving his position at SHoP Architects to start his own firm, Partnership for Architecture and Urbanism (PAU), the starchitect has just closed on a $5.78 million unit a FXFowle's dramatic Flatiron tower, 35XV. According to the Post, Chakrabarti's new pad measures just slightly smaller than his last at 2,324 square feet, but hosts three spacious bedrooms, each with en suite baths, and comes outfitted with a Lutron home automation system that includes touch-pads, remote controlled shades, lighting systems and temperature control.

Funny Woman Rachel Dratch Buys an Unamusing Gramercy Co-op for $1.65M

Actress, comedian, producer and writer Rachel Dratch is one of the least serious people in showbiz, so it's surprising that her latest real estate purchase is such a bore. The SNL alum picked up a $1.65 million co-op at 230 East 15th Street in Gramercy, according to city records released today. Depressing decor and utilitarian vibes aside, the two-bedroom spread does overlook the picturesque Stuyvesant Park and offer a decent amount of space. Plus, the neighborhood is a lot more low-key than celeb hotspots like Tribeca or Central Park West.

“Nashville” star Hayden Panettiere has been making headlines the last couple of weeks after publicly revealing she would be seeking professional help for postpartum depression, a condition she's suffered from, and has spoken openly about, since the birth of her first child nearly one year ago. As the actress takes time to come back into her own, The Post sends some lighthearted news that harkens back to when the star was a wee one herself. Families Test Out Garrison Architects’ Post-Disaster Housing Prototype in Downtown Brooklyn

Last June, Garrison Architects unveiled their ingenious modular post-disaster housing solution. Now, as we approach the three-year anniversary of Hurricane Sandy, news comes that the city has finally begun testing out the units on a lot located at 165 Cadman Plaza East in Downtown Brooklyn. According to the Times, about 46 city employees and their families have spent the night in the shelters, and the reviews are most definitely favorable. “Almost everyone tells us these are nicer than their own apartments,” James McConnell, an official at the Office of Emergency Management, told the paper.

According to the Daily News, the 828-square-foot abode at 7 1/2 West End Court in Long Branch, NJ, is back on the market for just under $300K. Springsteen, who took up the space at a wee 25 years old, celebrated the 40th anniversary of the famed album's release this year and has said in interviews that he wrote every ballad—from the title track to "Jungleland"—within the home's four walls during his stay from '74 to '75

Billionaire Art Collector in Contract to Buy Andy Warhol’s $85M Former Montauk Compound

"I knew Andy in the early 1980s as a very young man, and I’m a collector of his work . . . I’m very lucky to have this opportunity to live out this dream. It’s a work of art." This is what billionaire art collector and Upper East Side gallery owner Adam Lindemann told the Post regarding going into contract on Andy Warhol's $85 million former Montauk estate and equestrian farm. Warhol bought the 30-acre compound, known as "Eothen," in 1972 along with filmmaker friend Paul Morrissey for a mere $225,000, putting Montauk on the map as an A-list retreat on par with the East End. As 6sqft reported when the listing hit the market in June, "For years, the artist used the compound as a city retreat, entertaining friends and luminaries that included Jackie Onassis, Mick Jagger, Elizabeth Taylor and John Lennon. Back then, guests of Warhol enjoyed 600 feet of private oceanfront and 24 acres on the bluffs overlooking the ocean." And now Lindemann, whose fortune comes from his father George Lindemann's success in pharmaceuticals and pipeline companies, can try to relive these glory days.

Beastie Boy Mike D Gets $5.5M for Fun and Funky Cobble Hill Townhouse

The Post reports that Beastie Boy Mike D (Michael Diamond) has sold his fun and funky Cobble Hill townhouse for $5.5 million, just $150,000 under the asking price. He and his wife Tamra Davis (a cookbook author, online cooking show host, and music video director) bought the four story, five-bedroom home back in 2011 for $3.1 million and then undertook a quirky yet modern renovation. Thanks to custom design details like Brooklyn toile wallpaper, sculptural hanging kitchen shelves, a giant mirrored swing in the bedroom, and an enormous master bath, the Italianate home was featured in several publications, including a New York Times house tour titled “Licensed to Grill.” And now, all of Mike D's hard work has paid off with a pretty nice profit.

Make Beautiful Music in Ira Gershwin’s Noted UWS Penthouse, Listed for $6M

If these walls could sing, they'd probably belt out a Gershwin brothers tune. One of the two adjoining penthouses occupied by George and Ira Gershwin has just hit the market for $5.99 million, The Post reports. The two apartments, located at 33 Riverside Drive, were quite the party pad for the two brothers back in the day; a famed locale that welcomed legendary celebs like Ethel Merman (incidentally, the brothers were said to have written "Girl Crazy" within its walls). The pair called the two penthouses home from 1929 until 1933, and now Ira's space is up for grabs.

William Randolph Hearst’s Stunning Central Park West Penthouse Sells for $18M

After nearly a year on the market, and a deal with Giorgio Armani that ultimately fell through, the ornate penthouse that previously belonged to publishing magnate William Randolph Hearst has finally sold. As reported by The Real Deal, the buyer of the magnificent home is John Legere, a T-Mobile CEO who entered contract to buy the pad back in July. Originally listed for $27.5 million, the home saw numerous price cuts over the last few months, ultimately settling on a $18 million price tag with Legere. While the penthouse is not nearly as large as Hearst's other former top floor spread (that one had an incredible 14,000 square feet of indoor and outdoor space!), this 1,600-square foot beauty maintains many spectacular details, including a wood-burning fireplace, herringbone floors, hand-carved wood doors, stained glass windows and a private terrace encompassing the entire frontage of its 91 Central Park West address.

According to the WSJ, the Rockland Country home where Angelina Jolie spent her formative years has just hit the market for $2.049 million. Measuring a sprawling 4,088 square feet, it features three bedrooms, a dramatic pitched roof, exposed roof beams, and two very lush acres within the hamlet of Snedens Landing. He's certainly come a long way since his "Harry Potter" days; there are no wands or wizards in sight at Daniel Radcliffe's Soho apartment, currently on the market for $19,000 a month, according to Curbed. The actor bought the two-bedroom condo at 40 Mercer Street in 2007 for $4.3 million, but has been using it mainly as a rental ever since, living instead at his townhouse at 339 West 12th Street in the West Village, which he bought in 2009 for $5.65 million. He also owns a three-bedroom apartment at 1 Morton Square, a celebrity hot spot that was once home to Amy Poehler and Will Arnett and is currently home to the Olson Twins.

Vishaan Chakrabarti, Principal at SHoP Architects, Sells Flatiron Loft for $5M

SHoP Architects is known for its cutting-edge designs, from supertall towers like 111 West 57th Street to massive schemes like the Domino Sugar Factory. So it comes as a bit of a surprise that one of the firm's principals, Vishaan Chakrabarti, chose to settle down in a rather traditional Flatiron loft. But perhaps he's looking to get in on the luxury condo trend that SHoP is such a part of, as he and his wife Maria Altaris (also an architect) have unloaded their massive pad at 12 West 17th Street for $4,995,000, according to city records released today. Chakrabarti previously served as the director of the Manhattan office for the Department of City Planning, as well as a senior executive at the Related Companies. In addition to his current role at SHoP, he is a professor at the Center for Urban Real Estate at Columbia. The architect couple bought the full-floor, three-bedroom unit in 2012 for a significantly lower price of $2,725,000 after moving from a duplex in Tribeca with their young son and daughter. Chakrabarti told the Times at the time, "When I decided to become an architect and a professor instead of a real estate developer, it required a little lifestyle shift. More work for less pay." Not deterred, however, they undertook a gut renovation, clearly referencing their design history books and outfitting the 2,500-square-foot space with modern Chesterfield sofas, a Saarinen dining table, Eames chair, and Barcelona bench.

Interestingly, the couple, who have been dating since 2012, bought the home at 453 Warren Street from another pair of actors, Annie Parisse and Paul Sparks. Sparks appeared on "Boardwalk Empire" with Cannavale; he and Parisse bought the property in 2013 for $1.79 million.

Andy Cohen Picks Up Fourth Co-op in West Village Building, Is Now Neighbors With Sally Field

The "Real Housewives" franchise must be doing well, because Bravo brainchild Andy Cohen has picked up a fourth apartment in his West Village building, 2 Horatio Street. And his latest buy, a $900,000 studio, makes him next door neighbors with none other than Sally Field, reports Variety. According to the source, Cohen's other real estate holdings in the pre-war co-op include a high-floor studio that he bought in 2003 for an unknown sum, a not-contiguous two-bedroom unit on the same floor that he bought in 2010 (and which was photographed for the New York Times) and another two-bedroom, directly above the one previously mentioned, for which he shelled out $2.6 million in 2014. His most recent acquisition is directly next door to the 2014 pad. Though this sounds a bit like a game of Jenga, we're sure there's a method to the reality guru's madness.

We've started to wonder what ever happened to Alec Baldwin's grand exit from NYC (remember that NY Mag article/tirade?), but city records released today show he's finally sold one of his Devonshire House apartments, so perhaps his move to LA has commenced. Baldwin owns a penthouse in the Greenwich Village building, a unit next door, and the recently unloaded eighth-floor one bedroom. He bought this last unit in 2013 for $2.25 million, listed it in March for $2.35 million, but only sold it for $2.1 million (maybe he really wants to get out of here).

Mats Zuccarello Is Second NY Rangers Player This Week to Scoop Up a Downtown Condo

We're not sure how "the Rags" are going to do on the ice this year, but they sure will have some nice digs to come home to. Just yesterday, we learned that New York Rangers center Derick Brassard scored a $4.1 million condo at One York Street in Tribeca. And today, the Observer reports that the team's right wing, and perhaps THE fan favorite, Mats Zuccarello has picked up a $3.15 million pad at 345 West 14th Street in the Meatpacking District. Zucc's new condo is spread out over 1,228 square feet and offers two bedrooms, views of Gansevoort Square, and high-end finishes.

NY Rangers Star Derick Brassard Scores a $4M Tribeca Condo

The Real Deal reports that New York Rangers center Derick Brassard has scored a $4.1 million condo at One York Street in Tribeca. The French-Canadian hockey star signed a $25 million, five-year contract extension with the Blueshirts last year, so it looks like this sprawling downtown pad is a celebratory gift to himself. The 1,670-square-foot, two-bedroom apartment boasts 14-foot ceilings, wide oak wood floors, motorized shades, and 200 square feet of outdoor space. The seller is interior designer Sterling McDavid, who bought the sixth-floor unit for $3.4 million in 2011.

A special feature is the custom solid cherry wood doors and cherry wood built-ins throughout. And while we love Ms. Turner on the stage and in film, we must admit we're not quite as impressed with her design aesthetic.

Lady Gaga's old Lower East Side apartment is on the market once again. This time around, the rent-stabilized pad at 176 Stanton Street is going for a very reasonable $2,000 a month. In addition to its obvious star cachet, the unit offers a sizable bedroom with two windows, a kitchenette with new appliances, french doors, a bathroom with a full tub (ooh la la), and the place has even got a skylight. Okay, so it's not quite as glam as the pop star, but we've definitely seen worse for this price.
