The history of New York’s railroad apartment

Apartments comprised of a series of directly connected rooms—without a hallway—are a common feature of the New York City housing market. Generally, this layout is described as a “railroad apartment.” With origins in the city's turn-of-the-century tenement lifestyle, the layout today comes with its share of pros and cons. At its best, this apartment layout offers considerably more space at a lower cost than a conventional layout and desirable pre-war details. At its worst, this layout offers nothing but a dark and dank space that can be especially awkward when shared by roommates rather than couples.

The 5 best ski slopes near New York City

Sure, you'll find more snow and more serious skiing if you fly to Colorado or even drive up to Vermont, but there are plenty of ski hills located in New York State, including several located within a one-and-a-half to three-hour drive of Manhattan. To be frank, the main thing these hills have on their side is their proximity to New York City. If you want to reenact a trip to the Alps or Aspen, you’re going to be disappointed, but if you want to plan an affordable day or overnight ski trip, skiing in the Catskills region can be a great option. Gov. Andrew Cuomo last fall gave ski resorts the go-ahead to reopen, seen as a safe outdoor activity during the coronavirus pandemic. However, there are COVID-19 restrictions at each resort, including mask mandates, social distancing and disinfection requirements, and 50 percent capacity limits indoors. Ahead, we break down five of the best ski resorts less than 150 miles from NYC, along with everything you can expect when hitting the slopes this year.

In Amsterdam, houseboats are considered an affordable way to live in the center of the city. They're also popular in other global cities, from London’s Little Venice to waterfront neighborhoods in Vancouver, Los Angeles, and Sydney. So why doesn’t New York City—with its 578 miles of coastline—have a thriving houseboat community, too? While it's impossible to know for certain, recent estimates for Manhattan suggest that year-round houseboat residents or “liveaboards” may now number fewer than 50.

In 2019, NYC saw the completion of more than 15 new buildings over 500 feet, and in the coming couple of years, even more tall buildings are slated for completion, including Central Park Tower, the world's tallest residential building at 1,500 feet. None of this is a surprise. By building up, New York is able to maximize available space and even diversify certain neighborhoods by creating mixed-income housing communities. At their best, high-rise developments can drive economic and social change, but are these buildings also good for our health? Ahead, we look at the risks and benefits of high-rise living, many of which have taken on a new meaning during a time when New Yorkers are mainly confined to their homes.

From sea hospitals to sanatoriums: How NYC has contained contagious diseases over the last century

At a press conference on Monday about the recent coronavirus cases confirmed in New York City and State, Governor Cuomo and Mayor de Blasio emphasized that this is not New York's "first rodeo" when it comes to pandemics. They pointed to the recent Ebola scare, as well as the 1968 Hong Kong flu and the 2009 Swine Flu, which closed 200 schools across the state. But even long before that, New York has had a gold standard for handling outbreaks of contagious diseases. From managing the flu pandemic of 1918 to the tuberculosis surge at the turn of the 19th century, the city’s public health officials have been containing outbreaks for well over a century. Ahead, we look at some of the ways this done, from quarantines to sea hospitals.

9 best dog breeds for NYC apartments

Many New Yorkers live in spaces that barely appear large enough for their human occupants, but this doesn’t prevent them from adopting dogs of all breeds and sizes. By one estimate, there are more than half a million dogs in New York City (that’s more than the human population of Atlanta and most U.S. cities). To find out which dogs are best for NYC’s finicky indoor and outdoor environments, 6sqft reached out to Lauren McDevitt, the founder of Good Dog, which is, in essence, an online platform designed to promote responsible breeding and make it easier for people looking to adopt a dog to avoid scams. Ahead, McDevitt shares some tips for New Yorkers looking to adopt a canine companion and helps us put together a list of the best dog breeds for apartment dwellers (French Bulldogs, Boxers, and Golden Retrievers all made the cut!).

Berlin is imposing a five-year rent freeze—Could it work in New York City?

In June, New York State rolled out a slate of proposals to protect renters. Among other changes, the new legislation closes several loopholes that have permitted owners to legally spike rents following renovations—a tactic that has been successfully used to deregulate more than 150,000 units over the past two decades. In essence, under the new legislation, owners will no longer be able to deregulate rent-regulated apartments at all. While the new legislation is certainly good news for many renters, for the tens of thousands of New Yorkers who now already live in unregulated apartments, the current legislation doesn’t fix their current woes. But could a five-year rent freeze help? It may sound impossible, but this is precisely what Berlin—once an oasis of inexpensive rents—has just approved as a way to put the brakes on rising rental prices.

More than 17 percent of New Yorkers are over the age of 60, and over the coming two decades, this number is expected to rise to well over 20 percent. To address the specific needs of older New Yorkers and to ensure the city is able to fully benefit from their presence, New York City has launched an Age-Friendly Neighborhoods Initiative. Modeled after similar initiatives in cities around the world, it is described as “an opportunity to build upon the rich experiences of older adults and leverage the strengths of local neighborhoods that make each New York City community unique.” This article explores what “age-friendly” neighborhoods look like and examines five NYC neighborhoods where at least 25 percent of residents are already 65 years of age or older, from the Upper East Side to Brighton Beach.

Now that Hudson Yards has finally moved from construction site to New York City’s newest neighborhood, it may appear to be a made-in-New York City development. In actual fact, Hudson Yards took its blueprint from a similar neighborhood in Tokyo known as Roppongi Hills, which broke ground in the 1990s and officially opened in 2003. While there are a few notable differences—you won’t find any rice paddies on the roofs of Hudson Yards’ new buildings, for one—the similarities are striking. But in many respects, this is no surprise—New York- and London-based architectural firm, KPF, played a hand in the design of both developments.

If you make too little or too much, you won’t qualify at all for affordable housing. Even if you do qualify, however, your AMI will impact your likelihood of actually acquiring a unit since most buildings have more units available in some AMI bands than others. Over the past decade, there has been no shortage of headlines about the impact of foreign buyers on the New York City real estate market. At one time, the headlines about Russian oligarchs and Chinese business tycoons buying up luxury properties in New York City were true, but as of 2019, the real estate market in New York City and across the country is shifting. Learning from Seattle: How Amazon could shape NYC real estate

Since Amazon announced it had selected Long Island City for its new headquarters last fall, a lot of people have wondered what will happen to the neighborhood and its surrounding communities. While LIC has already undergone a series of radical changes of the past two decades—first there was an influx of artists seeking larger live-work spaces and later a wave of condo developments—the arrival of Amazon promises to have an even deeper impact on LIC. And the potential negative effect of the tech giant moving into town has not gone unnoticed by public officials and locals, who have led a strong opposition campaign. It was reported on Friday that Amazon was reconsidering its plan to move to the neighborhood after facing an intense backlash from those who fear increased rents and even more congestion. But with no plan to officially abandon Queens, it's important to understand what could happen if Amazon does put down roots in LIC by first looking at how the company has already changed Seattle, where it first set up shop back in 1994.

Ready to ‘tidy up’ your apartment? Meet NYC’s master KonMari consultant

Between her best-selling book, "The Life-Changing Magic of Tidying Up: The Japanese Art of Decluttering and Organizing," and new Netflix show, "Tidying Up," over the past five years, Marie Kondo—a diminutive Japanese organizing guru—has changed how people around the world think about decluttering their homes. But Kondo isn’t just another interior designer offering tips on storage. She believes that one’s home has a direct impact on their lives and even their personal relationships. This is why she approaches tidying from the heart and not simply the mind. As she says on her website, “Keep only those things that speak to the heart, and discard items that no longer spark joy.” With so many of us living in homes that are almost as tiny as those in Tokyo where Kondo is based and developed her method, it's no surprise that New Yorkers have been eagerly embracing Kondo’s advice. It is also likely no coincidence that one of the only certified Master KonMari consultants in North America, Karin Socci, happens to serve the New York City area. 6sqft recently reached out to Socci, founder of The Serene Home, to learn more about the KonMari method and how she helps New Yorkers put it into practice.

One of the most distinctive architectural features of New York City buildings is their water towers. Many New Yorkers assume these towers are a relic of another era—a time when people did store water in wooden barrels. In fact, nearly all of the city’s wooden water towers are still in use, and many are newer than one might expect. If a building is actually following city guidelines, their water tower should be no more than three decades old. Unfortunately, compliance is an ongoing problem when it comes to water tower inspections and maintenance. In fact, many of the city’s charming water towers aren’t so charming when you take a look inside the barrel.

There was a time when New Yorkers, even those with the means to live in some of the city’s wealthiest neighborhoods, willingly packed up their homes and fled to the suburbs. While it may be difficult to imagine now, at different points in history, moving to the suburbs has been considered desirable and even a sign of one’s upward mobility. After all, why cram into a walkup with your family of six when you could spread out in a rambling suburban bungalow with a two-car garage? Today, many aging members of Gen-X and their younger millennial counterparts—who often came of age in the suburbs—are stubbornly toughing it out in the small urban apartments for the entire life cycle, but this doesn’t mean that the suburbs don’t have a lot to offer.

How the Lower Manhattan Cultural Council has kept art thriving through FiDi’s ups and downs

When the Lower Manhattan Cultural Council (LMCC) was founded in 1973, it set out to bring the arts to Lower Manhattan, a neighborhood that already had an established reputation for being first and foremost a site of business, not pleasure. What the organization’s founder, Flory Barnett, could not have foreseen at the time of the LMCC’s founding is that over the coming four decades, Lower Manhattan would face more challenges than nearly any other New York City neighborhood. From the attacks on 9/11 to the devastating fallout of the 2008 economic crisis to the occupation of Zuccotti Park in 2011, in recent years, Lower Manhattan has been at the epicenter of some of the city’s and nation’s most historic moments. Throughout these events, the LMCC has persisted and in many respects, played a pivotal role in helping the neighborhood transition into the vibrant and diverse neighborhood it is today: a place where people not only work but also live and spend their leisure time.

No subway, no worries: Developers offer incentives to lure tenants off train lines

Williamsburg, where the L train shutdown will soon take effect, via Wiki Commons In a city with fewer car owners than nearly any other location in North America, it should come as no surprise that subway access is a key factor for most New Yorkers when they go on the housing market. In fact, many New Yorkers won’t even consider renting or buying if the address is more than a 10-minute walk from the nearest subway. This explains why some neighborhoods, including Greenpoint, which has a subway but not one that leads to Manhattan, and Alphabet City, which doesn’t have a subway at all, have long reported lower real estate values and rental prices that their nearest neighbors. However, there are growing signs that subway access may no longer matter as much as it once did. While subway access remains important, it is increasingly no longer a deal breaker for developers or prospective tenants. In today’s real estate market, a growing number of developers are pouring money into developments located off the subway line, and many tenants don’t seem to mind. This may also explain why not all developers with projects located along the L line are worried about the pending shutdown, which is now slated to begin in April 2019.
