Bankside Park opens, giving Mott Haven residents waterfront access for the first time in a century

A new public waterfront park officially opened at the sprawling Bankside development in the South Bronx. Brookfield Properties on Thursday cut the ribbon on Bankside Park, a green space and esplanade designed by landscape architects MPFP that stretches over an acre along the Harlem River. Located on a former brownfield site, the new park provides Mott Haven residents direct access to the waterfront for the first time in over a century. Bankside Park is a key component of the 4.3-acre Bankside, a $950 million seven-tower, mixed-use development.

A 100% affordable rental opens in Greenpoint

A fully affordable apartment building officially opened in Greenpoint this week, bringing income-restricted homes to one of Brooklyn's most expensive neighborhoods. City officials on Wednesday cut the ribbon at 35 Commercial Street, a 22-story tower with 374 affordable apartments, including 57 units for formerly homeless New Yorkers. The building is the 11th completed building in Greenpoint Landing, a 22-acre development with 5,500 new homes and five acres of public open space.

Major mixed-use development Manhattan West is officially complete

After several decades in the making, the mixed-use campus Manhattan West is officially complete. Brookfield Properties and Skidmore, Owings and Merrill (SOM) on Tuesday announced the opening of Two Manhattan West, a 58-story skyscraper with two million square feet of office space. Located on the corner of Ninth Avenue and West 31st Street, Two Manhattan West is the final piece of the seven-million-square-foot Manhattan West, marking the completion of the new neighborhood.

The $100 million restoration of Park Avenue's famous Lever House tower by Skidmore, Owings & Merrill (SOM), the iconic building's original architects, has been completed. The project revitalized the tower for the 21st century while preserving the distinct architectural aesthetic the building has expressed since it was first completed in 1952. The sprawling South Bronx mixed-use development Bankside released another housing lottery this week. Applications are now being accepted for 132 middle-income apartments at Lincoln at Bankside, a four-tower development with 921 apartments and a new public waterfront park. New Yorkers earning 130 percent of the area median income, or between $86,572 for a single person annually and $198,250 for a household of five, can apply for the units, priced from $2,525/month studios to $3,400/month two bedrooms.

400 units of affordable housing approved for 5 World Trade Center

The 900-foot-tall mixed-use skyscraper planned for 5 World Trade Center will include 400 units of affordable housing, a slight increase from the original proposal. After stalled negotiations, the Public Authorities Control Board on Thursday approved the mixed-use development at 130 Liberty Street, which calls for 1,200 new apartments, one-third of which will be permanently affordable to New Yorkers earning between 40 and 120 percent of the area median income. Plus, 20 percent of the affordable apartments will be offered to individuals who lived or worked in the neighborhood on September 11, including first responders and families of victims. Construction is scheduled to start next year, Gov. Kathy Hochul said.

Jersey City’s Hudson Exchange begins construction of 60-story second phase

Ground has broken on the second phase of Hudson Exchange, one of Jersey City's largest and most anticipated redevelopment projects. Located at 420 Marin Boulevard, the 1.3 million square foot development will feature a 60-story mixed-use tower with 802 luxury rental apartments and 115,000 square feet of retail space. Developed by Brookfield Properties and G&S Investors, the property will also include pre-leased ShopRite supermarket space.

As part of the project's second phase, Lincoln at Bankside contains 921 apartments, 145 of which are rent-restricted and available through the housing lottery. Qualifying New Yorkers earning between $86,572 annually for a single-person household and $215,150 annually for a household of seven can apply for the apartments, priced from $2,525/month studios to $4,373/month three-bedroom apartments.

A new theater opening in Midtown next month adds a modern twist to a classic New York City experience. How mixed-use development Manhattan West is creating a sustainable food system

A mixed-use development in Midtown this month announced a new initiative that aims to create a campus-wide sustainable food system. Manhattan West will become the first-ever "Rethink Certified Campus," requiring every food establishment at the development to donate their excess food and prepare free meals for New York City families facing food insecurities, developer Brookfield Properties and nonprofit Rethink Food announced. Funded with a $250,000 donation by Brookfield, the project is expected to collect five tons of excess food and provide 50,000 meals to families in need.

In January, 6sqft reported the $100 million renovation of the landmarked Midtown Lever House skyscraper, led by the building's original architects Skidmore, Owings & Merrill (SOM), had begun. On Monday it was announced the redeveloped Manhattan icon will be home to Lever Club, an exclusive restaurant and lounge for tenants. Developed by Brookfield Properties, the $950 million mixed-use Bankside project is one of the largest private investments in Bronx history and sits on 4.3-acres along the Mott Haven waterfront. On Thursday, rents for the market-rate apartments at Third at Bankside were revealed, with prices ranging from $2,455/month for studio apartments to $7,334/month for a three-bedroom unit with a private terrace.

$100M restoration of Midtown’s iconic Lever House skyscraper has begun

Park Avenue's iconic Lever House tower is being redeveloped under the architectural guidance of Skidmore, Owings & Merrill (SOM), the building's original architects, according to an announcement by the building's owners, WatermanClark and Brookfield Properties. The Midtown architectural landmark was completed in 1952 as soap company Lever Brothers' U.S. headquarters. SOM will be helming the restoration seven decades after they first designed the building at 390 Park Avenue.

Following more than 30 years of planning, Brookfield Properties' eight-acre mixed-use development Manhattan West officially opens today. Located on the blocks between 32nd and 33rd Streets and Ninth and Tenth Avenues, the $4.5 billion project serves as a much-needed link on the far west side, bordered by the new Moynihan Train Hall to the east, Hudson Yards to the West, and the High Line to the south. Manhattan West's master plan was designed by Skidmore, Owings & Merrill (SOM) and consists of six buildings--four office, one residential, and one boutique hotel. There's also a 2.5-acre public plaza designed by James Corner Field Operations, as well as a Whole Foods, immersive retail, and tons of restaurants including two from Danny Meyer.

The most expensive private development in the Bronx continues to progress. Brookfield Properties announced this month that the final tower at the phase one site of Bankside, a seven-tower waterfront complex in Mott Haven, has topped out. The $950 million mixed-use project takes up two parcels on either side of the Third Avenue Bridge on the Harlem River. Third at Bankside, located at 2401 Third Avenue, has officially topped out and developers have broken ground at Lincoln at Bankside, located at 101 Lincoln Avenue.

Plan for 900-foot tower with 1,325 rentals at 5 World Trade Center moves forward

Plans to build a 900-foot mixed-use tower with 1,325 units of housing at 5 World Trade Center are moving forward. The boards of the Port Authority of New York and New Jersey and the Lower Manhattan Development Corporation voted on Thursday to approve the recommendation of the selection committee for the proposal from Brookfield Properties, Silverstein Properties, Omni New York, and Dabar Development Partners. The site is the former location of the Deutsche Bank building which was damaged in the September 11 terrorist attacks and later demolished. The developer will now enter negotiations for a lease for the residential tower, expected to measure 1.56 million gross square feet.

Long-plagued Midtown office tower will be reborn as 660 Fifth Avenue: See new looks

The office tower formerly known as 666 Fifth Avenue has shed both its superstitious address and its controversial connection to the Kushners. Brookfield Asset Management bought the 99-year ground lease for the 41-story Midtown office building between 52nd and 53rd Streets in 2018 from Kushner Cos., announcing the following year a $400 million overhaul designed by Kohn Pedersen Fox Associates. Brookfield has now released new renderings of the 660 Fifth Avenue project, which will have a new glass facade and floor-to-ceiling windows, a new lobby and retail spaces, and new outdoor terraces when it's completed in 2022.

See Cuomo’s proposal to extend the High Line to the new Moynihan Train Hall

The High Line will be extended from its current 10th Avenue terminus to the entrance of the newly opened Moynihan Train Hall, Gov. Andrew Cuomo is expected to announce during his 2021 State of the State address on Monday. As the New York Times first reported, a new L-shaped elevated walkway will link the existing public park at 30th Street to a pedestrian plaza at Manhattan West, a six-building mixed-use development from Brookfield Property Group that stretches from 9th and 10th Avenues and 31st to 33rd Streets.
