Former FiDi office tower launches leasing for luxury rentals, from $4,100/month

A former Financial District office building turned luxury rental tower officially launched leasing this week. Reimagined by CetraRuddy, the 36-story building at 55 Broad Street, once the headquarters for Goldman Sachs, is now home to 571 new apartments and 25,000 square feet of amenities, including a rooftop pool. Pricing for the studio to three-bedroom apartments starts at $4,100/month.

RXR opens 27-story South Bronx rental with 200 apartments

Another residential development has opened in Mott Haven. RXR last week opened Maven, a new 27-story rental tower located on the South Bronx waterfront. Located at 2413 Third Avenue, the 145,643-square-foot building is the developer's first project in the Bronx. Designed by CetraRuddy, the tower contains a total of 200 rental units, 60 of which are affordable for middle-income households.

A two-tower rental development on the Greenpoint waterfront opened a lottery this week for 230 luxury apartments. Designed by CetraRuddy, Tower 77 sits on a former industrial area facing Newton Creek at the northern tip of the Brooklyn neighborhood. New Yorkers earning between 40 and 130 percent of the area median income can apply for the apartments, priced from $848/month for studios to $4,173/month for three bedrooms.

60 middle-income apartments available at new South Bronx waterfront rental, from $2,700/month

A housing lottery opened this week for 60 middle-income units in a new high-rise residential tower on the South Bronx waterfront. Located at 2413 Third Avenue in Mott Haven, the building, dubbed the Maven, offers 200 brand-new luxury units and expansive indoor and outdoor amenities. New Yorkers earning 130 of the area median income, or between $92,572 for a single person annually and $227,630 for a household of seven, can apply for the apartments, priced at $2,700/month for one-bedrooms, $3,235/month for two-bedrooms, and $3,500/month for three-bedrooms.

Trevor Noah finds buyer for Hell’s Kitchen penthouse with plunge pool, last asking $11M

Trevor Noah's penthouse in Hell's Kitchen entered contract this week for $10,995,000, after hitting the market last fall, CityRealty reports. The comedian and former host of "The Daily Show" first listed the sprawling duplex at the Art Deco Stella Tower at 425 West 50th Street last October for $12,950,000, soon after announcing his departure from the Comedy Central show. The three-bedroom duplex condo, which Noah bought for $10 million in 2017, offers expansive views of Manhattan and a 1,000-square-foot landscaped terrace with a heated plunge pool with built-in speakers and a wet bar.

See plan to convert FiDi office tower 55 Broad into 571 market-rate apartments

The plan to convert the Financial District office tower at 55 Broad Street into apartments is finally moving forward, with a closed deal and the release of new renderings this week. Silverstein Properties and Metro Loft Management on Monday announced they bought the tower for $172.5 million with plans to turn the 30-story office tower into a residential building with 571 market-rate apartments; upon completion, it will be one of New York City's largest office-to-residential conversions ever. Construction is expected to start in August and take roughly two years.

NYC’s latest casino bid calls for two 46-story skyscrapers across from the Javits Center

Larry Silverstein of Silverstein Properties has joined the cast of prominent developers competing for one of three downstate casino licenses. Silverstein Properties on Friday announced plans for "The Avenir," a hotel, casino, entertainment, and residential development on a vacant plot of land on the border of Hudson Yards and Hell's Kitchen. Located at 41st Street and 11th Avenue, just north of the Javits Center, the proposed 1.8 million square foot project includes two 46-story towers with a luxury hotel, a top-floor performance hall, affordable housing, and an eight-story casino run by Greenwood Gaming and Entertainment at the base.

See new looks for the massive mixed-use ‘transit-oriented’ project headed to the Hoboken waterfront

After 16 years of deliberation, plans to revitalize Hoboken's waterfront are moving forward. New Jersey Transit, the City of Hoboken, and developer LCOR on Wednesday released new renderings of Hoboken Connect, a mixed-use transit project that aims to bring major investments to the city. The development will include a 20-story office building with retail, a 389-unit residential property with 20 percent of the units affordable, public open space, and the renovation of transit infrastructure and buildings like the historic Lackawanna Terminal. The project is currently under review by the city and is pending redevelopment agreement approvals, which could be decided next month.

Condo sales relaunch at 200 Amsterdam after court delays

Sales have resumed at 200 Amsterdam Avenue, the 52-story Upper West Side tower that has faced a series of legal challenges since 2017. Developed in partnership by SJP Properties and Mitsui Fudosan, the building is 668 feet tall, the tallest in the neighborhood. The tower nearly lost that superlative after a judge in February 2020 ruled that as many as 20 floors may have to be chopped from the building for violating zoning rules. But last month, the New York State Appellate Court reversed that decision and declared the developer's permit valid.

Essex Crossing’s second condo tower tops out on the Lower East Side

The Essex Crossing mega-development hit another milestone this week, with its seventh building topping out at the Lower East Side site. The mixed-use tower at 202 Broome Street includes 83 luxury condominiums, 175,000 square feet of office space, and 34,500 square feet of retail space. Sales launch at disputed 200 Amsterdam Avenue, with one-bedrooms starting at $2.625M

Less than a month after construction at 200 Amsterdam Avenue topped out—and despite a pending Article 78 challenge filed by opponents of the contested Upper West Side tower in July—sales have officially launched and the developers debuted a new website with all the listings and a new batch of renderings. Designed by Elkus Manfredi Architects with interiors by CetraRuddy, the tower will rise 668 feet and consist of 112 condos over its 52 stories. Current pricing starts at 2.625 million for a one-bedroom and goes up to $7.975 for a five-bedroom. As 6sqft previously reported, there will be two duplex penthouses available for about $40 million each.

Rockefeller Center developer reveals first NYC residential tower in Nomad

Formed over 90 years ago to develop and build Rockefeller Center, developer Rockefeller Group has never built a residential tower in its New York City hometown–until now. Their new condominium tower, Rose Hill has just been unveiled along with the launch of the building's teaser site. The 600-foot tower is currently under construction at 30 East 29th Street. The building will be designed by CetraRuddy; first looks show an Art Deco-inspired facade that does not diverge heavily from the architectural style of Rockefeller Center.

Top architects and engineers present solutions for NYC’s soon-to-explode population

As more and more people move to the Big Apple, the city is running out of room to house all of them. According to Mark Ginsberg of Curtis & Ginsberg Architects, even if the city were developed to the maximum capacity legally allowed, this would still only be enough room to house 9.5 million New Yorkers. Building up every square foot that has been zoned for development is impossible and the city’s population is projected to pass 9 million by 2040. At a real estate conference hosted by Crain’s last week architects from five different firms laid out their plan to serve the city’s swelling population and each focused on a specific borough.
