Google opens new NYC office at historic St. John’s Terminal

Google on Wednesday officially opened its newest New York City office. What once was a freight terminal in an industrial section of lower Manhattan is now a high-performing modern workplace for thousands of employees. Anchoring Google's larger campus in Hudson Square, the historic St. John's Terminal building at 550 Washington Street has been reimagined by COOKFOX Architects with a nine-floor addition atop three existing floors, a sustainable and biophilic design, diverse work areas, and outdoor communal spaces with Hudson River views.

See the waterfront food hall opening at Hudson River Park’s Pier 57

New York City's newest food hall will open to the public at Pier 57 this weekend. Located within Hudson River Park, Market 57 includes 15 food vendors run by chefs and entrepreneurs who have been historically underrepresented in the industry. Curated by the James Beard Foundation (JBF) with developer Jamestown, the market aims to be an incubator for new culinary talent. The food hall and community spaces open on April 1.

New food hall at Hudson River Park’s Pier 57 announces full vendor lineup

Market 57, New York City's newest food hall, is set to open this spring at Pier 57 at 15th Street in Hudson River Park. Curated by the culinary nonprofit organization James Beard Foundation (JBF) in cooperation with developer Jamestown, the new waterfront dining destination announced its full vendor list this week. With support from Google, the new food hall hopes to be an incubator for emerging culinary and entrepreneurial talent that has traditionally been underrepresented in the culinary industry, with a focus on women- and BIPOC-owned dining destinations.

New two-acre rooftop public park opens at Pier 57 in Chelsea

More than 10 years and over $400 million later, an 80,000-square-foot public park is now open on the rooftop of Pier 57 in Hudson River Park. Formerly a maritime port and bus depot, the pier has been transformed into a mixed-use development with office space for Google and a new food hall curated by the James Beard Foundation. The new two-acre green space, the largest of its kind in New York City, will be open to the public daily from 7 a.m. and 10 p.m.

New food hall at Pier 57 will be curated by the James Beard Foundation

The culinary nonprofit organization the James Beard Foundation (JBF) announced on Friday they will be the anchor tenant of Pier 57's new food hall, which is set to open in the fall of 2022. The food hall will be developed in cooperation with real estate and development firm Jamestown, which will work with the JBF to curate vendors and manage it for Google.

Google will buy St. John’s Terminal building in Hudson Square for $2.1B

Google will buy the Manhattan office building it currently leases for $2.1 billion next year. The tech giant announced on Tuesday plans to purchase St. John's Terminal at 550 Washington Street in Hudson Square during the first quarter of 2022. Google already leases the former freight terminal, which is currently undergoing a major renovation and addition as part of the company's new 1.7 million-square-foot campus in the neighborhood. As the Wall Street Journal first reported, the deal marks the priciest sale of a single office building in the United States since the start of the pandemic, as well as one of the most expensive ever recorded.

Google is opening its first-ever retail store in Chelsea this summer

This summer, New Yorkers will be able to head over to a storefront in Chelsea to buy Fitbits, Pixel phones, and Nest products. Google announced that it will be opening its first-ever physical retail store at the former Port Authority building at 15th Street and 9th Avenue. The company bought the building in 2010 for $1.9 billion, later expanding its Chelsea "campus" with the $2.4 billion purchase of Chelsea Market and a deal to lease space at the new Pier 57. "Google has been in New York for the last 20 years, and we view the store as a natural extension of our longtime commitment to the city," the company said in a blog post.

Construction kicks off at Google’s new Hudson Square campus

Construction has officially kicked off at Google's massive new campus in Hudson Square. The tech company plans to open office space across three properties 315 Hudson Street, 345 Hudson Street, and 550 Washington Street, which formerly served as a freight terminal. The project involves a gut renovation of the terminal building and an addition of eight new floors. As CityRealty reported Tuesday, the northern sections of the St. John's Terminal building are now demolished.

Google’s Chelsea takeover continues as it picks up another property in the neighborhood

Google on Wednesday picked up a 325,000-square-foot building in Chelsea, adding to its ever-growing footprint in the Manhattan neighborhood. According to the Financial Times, the company bought the building at 450 West 15th Street from Jamestown Properties for $600 million. In addition to its headquarters at 111 Eighth Avenue, Google owns the apartment buildings across the street and the Chelsea Market building, which it bought last year for $2.5 billion. And the company will serve as the primary tenant at Pier 57, a mixed-use development on the Hudson River.

Google to invest $1B in Hudson Square campus, doubling its workforce

Google will invest $1 billion to open 1.7 million square feet of office space in Hudson Square, the company announced on Monday. The new campus includes property at 315 and 345 Hudson Street and will also be centered around 550 Washington Street, the former freight terminal, St. John's Terminal. With this expansion from its Chelsea offices at 111 Eighth Avenue, Google said its workforce will double over the next 10 years, adding another 7,000 New York-based staff members.

Google officially files permits for expansion plans at Hudson Square’s St. John’s Terminal

First reported by CityRealty, Oxford Properties Group filed a building permit application yesterday to construct a 588,000-square-foot commercial addition to the St. John’s Terminal building in Hudson Square, a property they acquired in January. As 6sqft previously reported, architecture firm COOKFOX will helm the conversion and it is expected that Google will buy or lease the building, which is projected to be finished in 2022. If Google sticks to this plan -- in addition to their forthcoming expansions at Pier 57 and Chelsea Market -- the tech giant would double their employee force in the area to roughly 20,000. (This announcement follows that of Amazon’s impending expansion at a similar scale in Long Island City.)

Google expanding to St. John’s Terminal in Hudson Square

Google is expanding its New York City footprint once again. The tech giant is close to inking a deal to buy or lease a planned 1.3 million-square-foot office building at St. John's Terminal, formerly a freight terminal in Hudson Square, that is undergoing a major revamp by COOKFOX Architects. According to the Wall Street Journal, the building, located at 550 Washington Street, could house more than 8,500 Google employees when the project wraps up in 2022. News of this impending deal comes just days after it was reported that Amazon will move its second headquarters, along with 25,000 workers, to Long Island City, although no plan has formally been announced.

New flyover video of Google’s Pier 57 shows off huge multi-level rooftop park

The transformation of Pier 57 from a former maritime port and bus garage into a modern mixed-use development is fully underway. A flyover video of the site uncovered by CityRealty last week shows off its planned 80,000-square-foot outdoor rooftop park, which claims to be the largest public outdoor space in Chelsea. Led by RXR Realty and Youngwoo & Associates, the $380 million project will bring 265,000 square feet of office space, with Google as the primary tenant.

To lure Google workers, investors drop $83M on a block of Chelsea apartments

Real estate investors Dalan Management Associates and Elion Partners announced a joint venture on Tuesday to acquire eight adjacent buildings in Chelsea for $83 million. The buildings, which run along Eighth Avenue from West 15th to West 16th Streets, contain 102 multi-family units and 10 ground-floor retail spaces known as the Chelsea Collection. Because the property sits directly across from Google headquarters, developers hope to attract workers from the tech giant, Crain's reported.

Chelsea Market plans international outposts as Google closes on $2.4B purchase of flagship building

Jamestown, the real estate investment company that just closed on the $2.4 billion sale of the 1.2 million-square-foot Chelsea Market building to Google yesterday, is getting in on the corporate game. The developer will continue to manage Chelsea Market and, according to the Wall Street Journal, they maintained the branding rights and intellectual property connected to the Chelsea Market name outside of Manhattan. The article reports that Jamestown is already scoping out “emerging neighborhoods” throughout the U.S. and Europe and hopes to announce one to two new locations for their new concept before the end of the year. Phillips told the Journal, “The concept travels...Our intention is to create this community of buildings.”

Google to expand footprint at Chelsea’s Pier 57

Earlier this week, Google entered into a contract with Jamestown LP to buy the Chelsea Market building for nearly $2.5 billion, the second largest single sale in New York City's history. And on Friday, Google reached a tentative deal to expand its footprint at Pier 57, adding another 70,000 square feet of space to its prior 250,000-square-foot agreement. According to Crain's, the lease will include an additional 50,000 square feet of educational activities and a new ferry landing.

Google to buy Chelsea Market building for $2.5B, the second largest single sale in NYC history

Editor's Note: The New York Post reports Google will buy Chelsea Market for $2.5 billion, which would make it the second biggest single sale in the city's history. It closely follows the $2.8 billion purchase of the GM Building in 2007. Google has entered contract with Jamestown LP to buy the Chelsea Market building for over $2 billion. As 2018's first billion dollars plus transaction in New York, the deal is expected to close sometime in the next two months, according to the Real Deal. This will further the tech giant's presence in the Manhattan neighborhood; it is currently the biggest tenant at 75 Ninth Avenue and its headquarters are located across the street at 111 Eighth Avenue.

Anthony Bourdain cancels plans for food market at Google’s Pier 57

Despite hyping up his massive Singapore street hawker-style food hall and retail market at Google's Pier 57 development since 2015, Anthony Bourdain announced today that he won't be moving forward with the project, reports Eater. Back in March, his partner and CEO of what was dubbed Bourdain Market stepped down. At the same time, it was learned that they'd yet to sign a lease, both of which made the 2019 opening seem like a stretch. In a statement, Bourdain said, "It seems increasingly clear that in spite of my best efforts, the stars may not align at Pier 57 which is an especially complicated site for which we still do not have a lease."

Google’s Pier 57 tops out ahead of summer 2018 opening

Last we checked in at the beginning of the year, the $350 million transformation of Pier 57, aka “SuperPier,” was making progress with its canted glass panels fully installed. Wednesday, co-developers RXR Realty and Young Woo & Associates held an event to mark the 450,000-square-foot development's topping out, which came after 2,600 tons of structural steel were installed, 4,000 yards of concrete poured, and a 60,000-square-foot curtain wall built. The project will include 250,000 square feet of offices for Google, a 100,000-square-foot food market from Anthony Bourdain, and an elevated two-acre park with a rooftop movie and performance amphitheater to be used for Tribeca Film Festival screenings. This construction milestone comes ahead of an anticipated summer 2018 opening.

Work is moving along at the waterfront development that is rehabilitating and revitalizing Pier 57, Manhattan's new "SuperPier;" newly-installed, canted glass panels can be seen along the pier’s rows of exterior columns, CityRealty reports. The $350 million transformation of the former freight terminal, a joint venture by Young Woo & Associates and RXR will include 250,000 square feet of offices for Google, a 170,000-square-foot food market curated by Anthony Bourdain and provide an elevated two-acre park with a rooftop movie and performance amphitheater. The project's design is being handled by Handel Architects and !Melk Landscape Architecture and Urban Design.

Could Facebook’s Entry Into Residential Real Estate Offer a Model for Housing in Expensive Cities?

Facebook recently proposed a plan to create 1,500 apartments for employees near their Menlo Park, California campus, with 15 percent of the housing set aside for low-income families. According to Wired, "Urban planners and local developers call it a generous gesture that could bring sorely needed housing to the area." The company wants to construct two new office buildings and a hotel on land near its original campus to accommodate thousands of planned hires. Some people argue that the tech company getting into the property development game will actually drive up housing prices in a market that's already one of the nation's most expensive areas.

Google Officially Signs Lease for 250,000 Square Feet at SuperPier

Just in time for construction to commence in the new year, things are swiftly moving ahead at Pier 57, aka the SuperPier. Last month, 6sqft uncovered a slew of new renderings of the the 450,000-square-foot, $350 million development, which is set to include 250,000 square feet of office space for a major technology company, a 170,000-square-foot food and retail market from Anthony Bourdain, and an elevated park with an outdoor movie and performance amphitheater on the roof to be used for screenings for the Tribeca Film Festival. Google has long been assumed as the office tenant, and according to the Wall Street Journal, it's official, as the company has "signed a 15-year lease with development team Youngwoo & Associates LLC and RXR Realty." Bourdain's food hall is also expected to close soon.

New Renderings of SuperPier: Google’s New NYC Digs + Bourdain Food Market To Arrive in 2018

Last month at the Municipal Arts Society's (MAS) 2015 Summit for NYC, Seth Pinsky, executive vice president at RXR Realty, shared a presentation regarding the development of the long-planned rehabilitation and conversion of Pier 57 aka "SuperPier." In addition to some new looks at the project, he revealed that the developers have largely secured financing and are finalizing talks with the Hudson River Park Trust. RXR are co-developing the project with Young Woo & Associates, and Handel Architects and !Melk Landscape Architecture and Urban Design are the commissioned designers. According to Pinsky, the 450,000-square-foot development will invest $350 million of private capital to redevelop the structure, and in return create hundreds of jobs, generate millions of dollars of revenue for the Hudson River Park Trust, and create a new destination for New Yorkers and visitors alike. The former NYCEDC head confirmed that the project will include 250,000 square feet of office space for a major technology company [Google], a 170,000-square-foot food and retail market [Anthony Bourdain], and an elevated park with an outdoor movie and performance amphitheater on the roof to be used for screenings for the Tribeca Film Festival. He also noted construction will begin during the first half of next year, with completion aimed for early 2018.
