Live above the nation’s first hip hop museum in the Bronx, from $465/month

A housing lottery opened this week for 432 mixed-income units at Mott Haven's major waterfront project, Bronx Point. Located at 575 Exterior Street, Bronx Point is a 22-story mixed-use development with over 1,000 apartments, retail space, and the country's first permanent museum dedicated to hip hop. Bronx Museum of the Arts unveils $26M renovation plan and brand redesign

The Bronx Museum of the Arts, New York City's only free contemporary art museum revealed a new design and revamped brand identity. Located at the corner of Grand Concourse and 165th Street in the Bronx, the Bronx Museum of the Arts will receive a new multi-story entrance and lobby design in its South Wing created by architectural firm Marvel using $26 million in city funding. It is the first time the museum has undergone such a significant transformation, which will wrap up by 2025.

First permanent museum dedicated to hip hop tops off on the South Bronx waterfront

The country's first permanent museum dedicated to hip hop hit a major construction milestone last week. The Universal Hip Hop Museum (UHHM) topped out in the South Bronx last week as part of the huge mixed-use project Bronx Point. The museum, located at Exterior Street and East 150th Street, aims to serve as a "living document" that will chronicle the history of the music genre in the borough where it was invented 50 years ago.

The city on Thursday launched an affordable housing lottery for 55 rentals at the Bedford Union Armory redevelopment in Crown Heights. Recently renamed the Major R. Owens Health & Wellness Community Center, the former home of the U.S. Army's Cavalry Troop C is being transformed into a mixed-use building with recreational and community space, as well as mixed-income apartments and office space. New Yorkers earning 30, 40, 50, and 60 percent of the area median income can apply for the units available in this first phase, ranging from $367/month studios to $1,472/month three-bedrooms.

New Hell’s Kitchen condo has an 8,000-square-foot elevated park and a Target

Occupying the full block of 10th Avenue between West 44th and 45th Streets, the new 92-unit condo Bloom on Forty Fifth at 500 West 45th Street has officially launched sales. Designed by Marvel, the eight-story building is in keeping with Hell's Kitchen's lower scale, but the geometric architecture mixing glass, concrete, and steel is modern and fresh. $100M proposal aims to turn Union Square into NYC’s ‘most accessible’ space

Open space around Union Square would increase by more than 33 percent under a new proposal to transform the Manhattan neighborhood into New York City's "most accessible space." The Union Square Partnership on Tuesday released a plan that expands Union Square Park by about two acres to the edges around the square and connects landscaped plazas with safe, pedestrian-friendly space. Designed in collaboration with Marvel, the proposal is the result of a two-year community out-reach process.

All 950 units at city’s Gowanus housing development will be affordable

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.

A new affordable housing lottery has launched for Roosevelt Parc, a brand-new rental in Jackson Heights, Queens designed by Marvel Architects. The mixed-use project has a unique Flatiron-esque shape that lends itself to a large outdoor garden. There's also a huge roof deck complete with outdoor kitchens and grills and various lounging and dining areas, among a slew of other amenities. There are 47 units available to those earning 130 percent of the area median income, ranging from $1,121/month studios to $3,283/month three-bedrooms.

Where I Work: Marvel Architects’ studio brings tropical flair to a classic Tribeca loft

Marvel Architects say they were drawn to their Tribeca office space 25 years ago because of its connection to NYC history and its openness, qualities that also resonate throughout the firm and its practice. They regularly work on cultural projects (like TheatreSquared and the Northeast Bronx YMCA), adaptive reuse projects (such as St. Ann's Warehouse and the Bedford Armory in Brooklyn) and affordable housing developments (like the Stonewall House and Rockaway Village) and they are receptive to community feedback (as was the case with their current One Clinton project). With another office in San Juan, Puerto Rico, Marvel continues this open dialogue throughout its team, as staff members contribute reciprocally to projects in both cities. A lottery opened this week for 114 mixed-income units at buildings that border the neighborhoods of Clinton Hill and Prospect Heights in Brooklyn. The newly constructed buildings are located at 909 Atlantic Avenue and 1043 Fulton Street, dubbed Athena South and Athena North, respectively. The affordable housing comes as part of the Hudson Companies' redevelopment of the Brooklyn Heights branch of the Brooklyn Public Library, which sits in the developer's new 38-story tower, One Clinton. Qualifying New Yorkers earning 60, 80, and 130 percent of the area median income can apply for the units, ranging from a $896/month studios to $2,952/month three-bedrooms.

The Hudson Companies Inc. has just announced the topping out of the 38-story One Clinton condominium building in Brooklyn Heights. The new building, with entrances at 280 Cadman Plaza West and 1 Clinton Street, was designed by Marvel Architects, who gave the 409-foot tower a Flatiron building-inspired shape.

Sales launch at Brooklyn Heights library-replacing condo tower, from $1.1M

Nearly four years after the Brooklyn Public Library announced the sale of its Brooklyn Heights branch, sales have started at the 38-story condo building that replaced it. The Hudson Companies, the developer who bought the site in 2015 for $52 million, launched on Tuesday sales for 133 one- to five-bedroom residences at One Clinton, ranging in price from $1.088 million to roughly $5.26 million for a four bedroom. Five-bedroom and penthouse pricing will be released in the coming months.

Marvel Architects reveal condo conversion of 200-year-old Nolita school

Marvel Architects has completed its school-to-condo conversion in Nolita, bringing seven condos and one private townhouse to the former site of the Old St. Patrick's School on Prince Street. The project restored the facade of the four-story building, which was built in 1826, as well as its dormer windows and arched doorways. Because the interiors of the building, dubbed the Residences at Prince, were not landmarked, the architects were able to add new modern elements like steel columns and white oak floors while retaining original brick walls and roof timbers.

Across from the Brooklyn Navy Yard, RXR plans a 10-building complex in a former printing press factory

The Brooklyn Navy Yard and the area surrounding it continues to expand and live up to predictions calling it the city's new creative hotspot. Just a few months after the Navy Yard and developers broke ground on a nine-story mixed-use creative and manufacturing project at 399 Sands Street, RXR Realty has announced plans to renovate a 10-building, 650,000-square-foot block-long complex at the site of the former Mergenthaler Linotype Company printing press factory, across from the Yard. The refurbished complex will be home to industrial, design, and office space, with ground-floor retail, and restaurant tenants.

New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

Downtown Brooklyn gets another high-rise headed for 511 feet tall

The new hotspot for tall towers, Downtown Brooklyn, will be getting another contender, CityRealty reports. Revised permits show that a 43-story, 511-foot tower set to rise at 540 Fulton Street will contain 327 residential units along with retail and office space. The building's height is only about a foot shy of the former Williamsburgh Savings Bank Tower–now condos–which held the title of Brooklyn's tallest high-rise from 1929 to 2009. The new tower will join Brooklyn's future tallest towers: 720-foot 138 Willoughby Avenue (Brooklyn Point),986-foot 80 Flatbush, and 1,000+ foot 9 Dekalb.

First look at the iconic Hotel Chelsea’s glamorous interior renovation

While there's no shortage of hotels to visit in New York City, some are more worthy of the trip than others, and the restored Hotel Chelsea will certainly be one of them when it reopens in 2018. The renovation of this famous hotel—known since the 1960s as a haven for artists, writers, and musicians, housing famous tenants including Bob Dylan, Stanley Kubrick, Jasper Johns, Patty Smith, Dylan Thomas and Leonard Cohen—has been in the works since 2011, with lots of drama, ultimately finding some direction following a $250M purchase by Richard Born and Ira Drukier of BD Hotels and hotelier Sean MacPherson, last year. Following the sale, the new owners announced they would redevelop the property as a hotel and condos, departing from previous plans of simply converting the structure into a high-end hotel. Now, with its re-opening just around the corner, the first few images of the glamorous new interiors designed by Kara Mann have emerged.

Macro Sea’s David Belt takes us inside New Lab, an 84,000-square-foot thinkspace in the Navy Yard

The Brooklyn Navy Yard has since its inception acted as a pole for the cutting edge and creative, from its time as the "The Can-Do Shipyard" where U.S. warships assembled, to present day as urban farmers, photographers and filmmakers carve out spaces for themselves on the campus' more than 300 acres. But the latest most notable addition to the Navy Yard is most certainly New Lab. New Lab is the creation of Macro Sea (who many will remember brought dumpster pools to NYC a few years ago) and is a revolutionary hub that turns an 84,000-square-foot former shipping building into a thinkspace for nearly 300 engineers and entrepreneurs working in advanced hardware and robotics. Here, members whose work include everything from designing nano microscopes to using synthetic biology to engineer cities can take their ideas from concept to prototype to production under one roof. It's what the founders are calling "a breakthrough ecosystem of shared resources." In this 6sqft feature, we speak to New Lab's co-founder and Macro Sea Executive Director and founder David Belt. David is also the founder and Managing Partner of DBI, which is currently managing the realization of the Performing Arts Center at the World Trade Center, amongst other high-profile projects around the city. Ahead, he takes us through the new facility and gives us some intel on what inspired the design, the cutting edge companies that have taken up space, and what he ultimately hopes to achieve with New Lab.

REVEALED: First Look at Downtown Brooklyn’s New Office Tower at 540 Fulton Street

Downtown Brooklyn and its Fulton Street Mall lost a bit of its soul late last year with the demolition of an ornate 1891 Romanesque-Reviaval gem at 540 Fulton Street. Prior to being cleared, the two-story structure held a jumble of small retailers that included a jewelry exchange, Metro King Sushi & Teriyaki and a Lucille Roberts. When the building was finished 125 years ago, it rose three floors with its first tenant being F.W Woolworth's "five-and-dime store," their first Downtown Brooklyn location. Now with the slate wiped clean, what's envisioned to rise from the 18,531-square-foot lot near the corner of Flatbush Avenue Extension is a 19-story, 200,000-square-foot office block developed by the real estate investment and management firm Jenel Management. A new building application was filed with the Department of Building's last April, listing Marvel Architects as the applicant of record. The proposed building's podium will contain three levels of retail space from the cellar to the second level, and 17 floors of office space above.

Flatiron Building-Looking Condo Tower to Rise at Brooklyn Heights Library Site

If imitation is the sincerest form of flattery, the Flatiron Building should be highly honored by this fresh batch of renderings from Marvel Architects for the site at 280 Cadman Plaza West in Brooklyn Heights. The Daily News reports that "the 36-story tower, which will have 139 condo units, community space, retail and a new 21,500-square-foot library on the ground floor, looks like it will be Brooklyn's very own alternative to the Flatiron building, with its dramatic wedge-shaped structure." Back in September, the Brooklyn Heights Library agreed to sell their site to Hudson Companies for $52 million with the stipulation that the developer build 114 affordable housing units at two different locations nearby, as well as a new state-of-the-art library at the existing site. The project began the city's land use review process (ULURP) yesterday.

ANNOUNCED: Hudson Companies Will Buy Brooklyn Heights Library for $52M, Add Luxury Rental Complex

Just yesterday, the Brooklyn Heights branch of the Brooklyn Public Library announced that they will sell their building to the Hudson Companies for $52 million, along with the promise of 114 affordable housing units to be built at a different location in the neighborhood. The developer, who won the bid over 14 others, will convert the city-owned building at 280 Cadman Plaza West into a 20-story luxury rental complex with a new 21,000-square-foot library on the ground floor.

Archdiocese of New York Sells off St. Patrick’s School in Little Italy for $32M, Makes Way for Condos

On Christmas Eve 2013, the cash-strapped Archdiocese of New York put St. Patrick’s Old Cathedral School on the market for $29 million. Now it looks like Time Equities has purchased the Little Italy property, throwing down $32 million, according to city records filed today (233 Mott and 32 Prince). Plans to turn the school into condos have been in the works since October 2013, when it was reported that the building was in the process of being sold off to Hamlin Ventures, with re-vamps provided by Marvel Architects. Though records show Time as the buyer, the two developers are joining forces to turn the sprawling 14,925-square-foot former orphanage/convent/school into two single-family homes and eight luxury condos.
