1515 Surf is complete: 100% electric Coney Island rental is steps from the beach

New York City's first multi-family geothermal project has officially opened in Coney Island. Developer LCOR on Monday celebrated the grand opening of 1515 Surf Avenue, a 100 percent electric two-tower residential development featuring 463 apartments steps from the famed Brooklyn beach and boardwalk. Designed by STUDIO V Architecture, the innovative project offers a mix of one- and two-bedroom apartments, 13 luxurious penthouses, and an expansive suite of indoor and outdoor amenities with stunning views of the Atlantic Ocean and the iconic Riegelmann Boardwalk.

About a block from the Atlantic Ocean and the world-famous Riegelmann Boardwalk, a new Coney Island rental has opened a lottery for 139 mixed-income apartments. Located at 1515 Surf Avenue, the 16-story development is the city's first multi-family geothermal project, meaning it uses the Earth to heat and cool the building instead of fossil fuels. New Yorkers earning 80 and 130 percent of the area median income, or between $60,069 for a single person and $198,250 for a household of five, can apply for the apartments, ranging from $1,640/month one-bedrooms to $3,013/month two-bedrooms.

NYC’s first multi-family geothermal project tops out in Coney Island

New York City's first multi-family geothermal project has topped out in Coney Island. The residential development at 1515 Surf Avenue will include 463 apartments, of which 139 will be designated as affordable. The building's geothermal system will use the Earth to heat and cool the property and power its water systems, eliminating the need for equipment that would run on fossil fuels.

Proposed Coney Island complex has 461 units and outdoor pool with ocean views

Real estate developer LCOR last week filed plans with the city to bring a 461-unit residential project to Coney Island. Located about a block from the beach and boardwalk at 1515 Surf Avenue, the proposed 16-story development will rise on the parking lot of Gargiulo's Restaurant, a 100-year-old neighborhood staple. Gargiulo's owner Louis Russo agreed to a 99-year ground lease for the lot late last year.

First look at Riverside Galleria, huge retail development headed to Staten Island

Though the New York Wheel may be stalled, there are plenty of other large-scale projects moving ahead on Staten Island. In addition to a bevy of new residential developments like Urby and Lighthouse Point, Governor Cuomo recently announced a $151 million plan to build an elevated promenade to improve the east shores' coastal resiliency and just last month the city awarded a $23 million contract for construction of Freshkills Park's first major section. Now, Yimby has uncovered details and renderings for the borough's latest--a nearly 600,000-square-foot retail center headed to the south shore area of Charleston. Designed by Studio V Architecture and known as Riverside Galleria, the complex will not only have plenty of shopping but a supermarket, restaurants, a dine-in cinema, green roofs, a waterfront park, and a series of elevated walkways.

Studio V’s art-focused development will bring 1,200 residential units to Journal Square

With significantly lower rents than Manhattan and a less than 20-minute PATH ride to the city, Journal Square continues to blossom into the next hip neighborhood. In addition to the 10+ major residential projects going up in the neighborhood, it's also looking to become an official Art District. According to Jersey Digs, the newest project to follow suit is a two-tower, mixed-use complex at 808 Pavonia Avenue, adjacent to the historic Loew's Jersey Theater. Developer Harwood Properties tapped Studio V Architecture to create a pedestrian neighborhood, focused on arts and cultural facilities.

Delivering a New Future to Bronx General Post Office While Honoring Its Past

Blocks away from the Harlem River waterfront and the 15-acre Mill Pond Park, with easy access to public transportation and serving a vibrant community of college students, office and medical workers, and working-class families, sits the nearly 80-year old landmarked Bronx General Post Office. Acquired in 2014 by developer Young Woo & Associates and the Bristol Group as part of the postal service’s plan to pare down its real estate holdings, the building’s bold yet tasteful transformation promises to be a showcase for the borough’s long awaited rebirth. Though its glory years as the primary sorting, storage and processing hub for the majority of mail coming to and from the Bronx have long gone, the government was careful to ensure that its new life would be worthy of its storied history—and its neighborhood inhabitants. After a thoughtful and lengthy RFP process, developer Young Woo was selected to bring his vision—what he's described as "a crossroads for community, commerce and culture"—to the 175,00-square-foot facility, and he hired STUDIO V Architecture, a firm with extensive experience in adaptive reuse, to help achieve it.
