Tribeca stays on top and Hudson Yards emerges as #2 on the city’s priciest neighborhood list

According to Property Shark's just-released ranking of New York City's most expensive neighborhoods, Tribeca once again takes the top spot in residential sales with a median price of $4.34 million. The bigger news is Hudson Yards, on the list for the first time as the city's second-costliest neighborhood in Q2 of 2019 at $3.86 million. Also notable was Little Italy, the city's third most expensive neighborhood, which saw median home prices increase by 153 percent over last year's numbers.

The second phase of Fortis Property Group's five-building project in Cobble Hill will continue into the new year, with the complex's tallest tower expected to enter the market soon. 2 River Park, located at 91 Pacific Street, will top out at 28 stories, 475 feet tall. In addition to being the tallest at River Park, the condo tower will become the tallest in South Brooklyn, which contains Boerum Hill, Carroll Gardens, Cobble Hill, Gowanus, Park Slope, and Red Hook.

First tower in Cobble Hill’s LICH-replacing River Park condo project launches sales

Sales began this week at 5 River Park, the first new tower to rise in the River Park project, the seven-building masterplan redevelopment of the former Long Island College Hospital Site. The new building, whose address is 347 Henry Street, is the first to hit the market in phase two of a masterplan comprised of the project's first three new towers, which in turn are part of Fortis Property Group's $240 million plan to transform the Cobble Hill facility into market-rate condos and a clinic.

INTERVIEW: New York legend Jay Maisel dishes on 190 Bowery and his new photo archive

Jay Maisel is best known for the incredibly expressive stories he tells through his beautiful photography. But in recent years, he's become perhaps just as well known for his New York City real estate story where he made the deal of the century when he sold his home, the Germania Bank Building at 190 Bowery. What he's not at all known for, though, are the stories he tells through the hundreds of thousands of memories that fill his home and studio. Maisel, who may appear gruff on the exterior (at 87 years-old, he still likes to shock), is actually incredibly kind and sentimental. He misses his home and all his toys that once filled the 35,000-square-foot building. Although he was initially intimidated by the size and upkeep costs of 190 Bowery, Maisel grew to love the home and raise his family there for 50 years. In 2015, he sold the building for $55 million and purchased a stately townhouse on Pacific Street in Cobble Hill for $15.5 million. (At the time, it was the most expensive townhouse sale in Brooklyn.) 6sqft sat down with Maisel and discussed his real estate coup, his move to Brooklyn (which is not “the city” in his view) and his most recent New York City photography series, entitled “Jaywalking.”

Daniel Craig may be the buyer of this $6.75M fixer-upper Cobble Hill brownstone

. Actor Daniel Craig is the latest of the Hollywood brigade to land in Brooklyn, according to the New York Post. The 21st century James Bond and wife Rachel Weisz have reportedly scooped up the Cobble Hill townhouse at 22 Strong Place formerly owned by author Martin Amis. The home was damaged in a fire in 2016; Amis and wife Isabel Fonseca, who've moved to a Downtown Brooklyn apartment, offered the property complete with intact (despite the blaze) recent renovations and landmarks-approved plans for repairs as per the listing.

Art dealers’ Cobble Hill townhouse has gym, wine cellar, and city views for $6.5M

Two Manhattan gallerists, one six-story Brooklyn townhouse—you'd think it would be a match made in heaven. But the home's current owners—his Madison Avenue gallery specializes in Surrealist and Modern art, her company looks out for new talent and helps clients build contemporary art collections—bought the house in 2015 for $4 million, and they've just listed it for $6.5M. 124 Congress Street is one of nine units that comprise the Morris Adjmi-designed Cobble Hill Townhouses. Completed in 2014, the development features a mix of restored and newly-constructed homes. With four bedrooms, a private garden and a roof terrace with Manhattan views—but no elevator—the home's interiors were clearly designed by a pro, but they're surprisingly low-key given the sellers' contemporary art milieu.

Pretty Cobble Hill carriage house boasts history of circus zebras–and Norah Jones as neighbor

Though this 1830s livery stable on a picturesque Cobble Hill block offers seemingly endless charms on its own, the three-story, 4,300-square-foot home may have one of the more unique carriage house histories we've heard: It's believed that between 1915 and 1920 the stable was used to house zebras when what is now the Ringling Brothers and Barnum and Bailey Circus was in town—the building next door was used to hold the elephants. If that's not enough distinction, the adorable carriage house belonging to singer Norah Jones—it also appeared in the Julia Roberts film "Eat, Pray, Love,"—sits directly across the street. Rent this historic-meets-modern Cobble Hill carriage house for $8,500/month

There's nothing quite like a converted carriage house, from the plethora of historic details to the petite frames hiding often lofty interiors. This beauty at 413 Degraw Street in Cobble Hill, currently renting for $8,500 a month, is no exception. Built around the turn of the century, its brick facade is punctuated by the signature double-wide doors with a cast iron transom, along with arched dental moldings and a handsome cornice. Inside, it's indeed spacious, and though the modern updates are welcome, some of the design choices seem to clash with the historic nature of the home.

In this installment, we take a tour of the Cobble Hill studio of colorful wallpaper company Flavor Paper. Want to see your business featured here? Get in touch! Nestled among the charming streets and quaint rowhouses of Cobble Hill is the headquarters of a wallpaper company that's taken the art to a completely new level. Flavor Paper was founded in 2003 in New Orleans before moving to Brooklyn nine years ago. What started out as an attempt to salvage old equipment from a hand-screened wallpaper company on the Oregon coast has morphed into an internationally recognized brand--known for its bright colors, bold patterns, and plain-old fun aesthetic--with over 156 designs and collaborations with the likes of Lenny Kravitz and the Andy Warhol Foundation. 6sqft recently toured what the company calls their "Flavor Lair" (it houses their production facilities, offices and showroom) and chatted with founder Jon Sherman about what sets Flavor Paper apart from other wallpaper manufacturers, why he calls Brooklyn home, and the backstory on some of the most popular designs. We also got a sneak peak into Jon's personal home, a sexy abode located above the Skylab Architecture-designed Lair.
