A housing lottery opened this week for 127 middle-income apartments at a brand new rental tower in Greenpoint. Two Blue Slip, one half of a pair of luxury towers developed by Brookfield Properties and Park Tower Group, is a 40-story building located on the waterfront at the northern end of the Brooklyn neighborhood. New Yorkers with combined household incomes between $81,258 and $192,400, or 130 percent of the area median income, can apply for the apartments, which start at $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms.

It may seem odd, but every year, when the NYC Department of Environmental Protection and Open House New York host a Valentine's Day tour of the Newtown Creek Wastewater Resource Recovery Facility and its famous Digester Eggs, it sells out almost immediately. New Acme Smoked Fish factory proposed for mixed-use project in Greenpoint

Plans to build a new home for century-old Acme Smoked Fish in Greenpoint are moving forward. The Brooklyn company and developer Rubenstein Partners announced on Monday their proposed mixed-use project on Wythe Avenue that includes manufacturing and commercial space entered the city's uniform land use review procedure (ULURP), the first step in securing approval. The project would expand Acme's headquarters by about 30,000 square feet and create 580,000 square feet of "compatible" commercial space.

235 chances to live in a luxury waterfront rental in Greenpoint, from $2,370/month

Two newly-constructed waterfront towers in Greenpoint are now accepting applications for rent-stabilized "affordable" apartments. A lottery is set to launch for 235 middle-income apartments at One Blue Slip and Two Blue Slip, a pair of luxury towers designed by Handel Architects that are part of Greenpoint Landing, a master plan developing 22 acres of the Brooklyn neighborhood. Households with combined annual incomes of between $81,258 and $183,300 can apply for the available units, including $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms. Qualified New Yorkers can submit one application for each building.

Plan for mini beach and waterfront esplanade at Bushwick Inlet Park moves forward

The city's plan to bring a waterfront park and small beach to Greenpoint is moving forward. The Parks and Waterfront Committee of Brooklyn's Community Board 1 earlier this month approved a revised design from New York City Parks and architect firm Abel Bainnson Butz for a 1.9-acre passive park at Bushwick Inlet Park. The nearly $10 million project redevelops and remediates a section of land known a the Motiva parcel, which is bounded by Kent Avenue and Quay Street and North 14th Streets.

A lottery launched on Friday for placement on a 200-name waitlist for apartments at a new rental building in Greenpoint. Located at 197 Freeman Street, the building features amenities including on-site laundry, fitness center, bike storage, indoor garage, and a landscaped roof deck with sweet views of Manhattan. New Yorkers earning 130 percent of the area median income can apply. Apartments range from $2,100/month studios to $3,219/month two-bedrooms. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.

Located just off McCarren Park in Greenpoint, 12 Eckford Street is a new rental building with 101 units. Thirty-one of these are now up for grabs through an affordable housing lottery for middle-income New Yorkers earning 80 or 130 percent of the area median income. Leasing launches for Greenpoint Landing’s 40-story second tower

The second tower at Greenpoint Landing, the master plan transforming 22 acres of the north Brooklyn neighborhood, has officially opened. Designed by Handel Architects, Two Blue Slip rises 40 stories and contains 421 rental units, with 30 percent of them income-restricted. While pricing has not been released yet, the neighboring building One Blue Slip, which opened in August 2018, most recently listed a three-bedroom unit for $7,892/month, according to CityRealty.

Located at 215 Freeman Street at the foot of the Pulaski Bridge, the building sits near all Manhattan Avenue has to offer, with easy access to Long Island City and beyond via the bridge's pedestrian path. Construction breaks ground for Greenpoint Landing’s OMA-designed towers

Construction is now underway on the next phase of development at Greenpoint Landing, which includes one acre of additional public waterfront space designed by James Corner Field Operations and two new residential towers designed by Rem Koolhaas’ international architecture firm, OMA. In addition to 745 units of mixed-income housing, the new towers will also add 8,600 square feet of ground-floor retail.

The Brooklyn-bound span of the Kosciuszko Bridge is now open

Following a ribbon-cutting ceremony yesterday afternoon and a nighttime reception complete with a light show and Billy Joel tribute, the Brooklyn-bound span of the Kosciuszko Bridge is now open to commuters. As the first major bridge built in NYC since the Verrazzano-Narrows Bridge opened in 1964, the $873 million project was completed on budget and ahead of schedule. Together with the first span over Newton Creek—which was opened to traffic in April 2017—the bridge is expected to significantly reduce congestion and ease travel between Brooklyn and Queens.

Our series “My sqft” checks out the homes of New Yorkers across all the boroughs. Our latest interior adventure brings us to the Greenpoint apartment of musician-couple Sara McDonald and Amit Peled. Want to see your home featured here? Get in touch! Growing up in a military family that moved almost every year, Sara McDonald tried to feel settled in each new city by furnishing her room with framed photos and special pillows. “I would always spend a ton of time organizing and decorating my room even though I knew it wasn’t permanent,” she told us. “I just wanted to feel at home where we lived.” In her Greenpoint apartment she shares with boyfriend Amit Peled, Sara has been able to do just that, styling her place exactly how she wants with Craigslist finds and unique mementos from abroad. Both musicians (they met at the School of Jazz at The New School), Sara and Amit needed space for their many instruments. Thankfully, Sara, who composes and arranges music for her big band NYChillharmonic and plays the French horn, and Amit, a guitarist, and member of a hard-core Klezmer band, can use their apartment’s second bedroom as a music studio. Their apartment boasts a vintage vibe, credited mainly to Sara’s resilient effort to find pieces she wants online. Nearly everything in the couple’s home cost them less than $200, with even the mahogany spinet piano picked up for free. “I always know exactly what I want, almost to a fault,” she said. A new seven-acre park will open under the Kosciuszko Bridge in Greenpoint

Plans to build a new seven-acre public park under the Kosciuszko Bridge in Greenpoint are moving forward. Last month, the North Brooklyn Parks Alliance unveiled designs for "Under the K," a linear public space that will feature four distinct spaces and stretch to Newtown Creek. Designed by Toronto-based architecture firm Public Work, the new park will feature access to the waterfront, public art installations, performances, and areas for recreation on land currently vacant.

Greenpoint Avenue G station will get three elevators and full ADA-compliant features

The MTA is moving into the next phase of construction on the elevator installation project at the Greenpoint Avenue G station, but there’s good news for roughly 9,400 regular weekday customers: the MTA is expecting “significantly reduced impact” to service. Work will also focus on updating station infrastructure including stairs, handrails, turnstiles, powered gates, and braille signage—bringing the station to full ADA compliance.

New renderings revealed for Greenpoint Landing’s OMA-designed towers

Developers Brookfield Properties and Park Tower Group have unveiled the next phase of development in the massive Greenpoint Landing waterfront project, including an addition to the public waterfront esplanade designed by James Corner Field Operations and mixed-income housing designed by OMA, the architecture firm founded by Rem Koolhaas. Construction is scheduled to begin this summer on the two new towers and an adjacent seven-story building that will bring the total number of units in the project to 745, of which 30 percent will be affordable.

Timber bridge between Greenpoint and Long Island City gets support from local politicians

6sqft reported last May on a proposal for a civic design project aimed at reconnecting the neighborhoods of Greenpoint and Long Island City. Brooklyn-based studio CRÈME's concept, called Timber Bridge at LongPoint Corridor, calls for constructing a floating bridge made of durable timber that would span Newtown Creek and expand past it to the LIRR rail yard in LIC. Not only would the new bridge provide greater access to transit options, but, according to the design team, Timber Bridge would give cyclists and pedestrians a safer commute than the car-jammed Pulaski Bridge. The Brooklyn Eagle reports that this grassroots initiative is now just a bit closer to becoming a reality with the creation of a nonprofit and new support from local civic leaders.

173-unit project planned for the Greenpoint waterfront moves forward

New permits were filed this month for a 14-story development on the Greenpoint waterfront, a residential project 6sqft first reported on over two years ago. According to the documents filed with the city's Department of Buildings, 173 units are planned for the Brooklyn development at 53 Huron Street, which faces the East River and stretches a block to West Street (h/t YIMBY).

The block-long, 197-unit building boasts that it is "community-forward," with amenities like a lounge, old-school game room, gym, and a large rooftop with a pool, hot tub, barbecues, and incredible Manhattan views. For comparison, market-rate apartments are renting from $2,279/month for studios to $4,704/month for three-bedrooms.

Long-time pizza enthusiast Paulie Giannone opened his first wood-fired pizza restaurant, Paulie Gee’s, in 2010 on Greenpoint Avenue in Brooklyn. Since then, he's opened locations in Miami, Columbus, Ohio, Chicago, and Baltimore. Most recently, though, he came back to his roots with Paulie Gee’s Slice Shop, just a few blocks away from his original spot in Greenpoint. While Paulie’s restaurants center around gourmet pizzas, including many vegan options, the Slice Shop specializes in classic New York City-style and Sicilian slices. In keeping with this classic pizza joint feel, the Slice Shop’s retro décor is inspired by the pizzerias Paulie Gee frequented while growing up in Kensington, Brooklyn. We had a chance to speak with Paulie at the newly opened Slice Shop and sample some of the delicious pizzas, including his classic cheese slice and his sauceless Mootz. He filled us in on how he got his start in the pizza business, where he found the '60s and '70s decor, and his reaction to the long lines New Yorkers are waiting on to get a slice of Paulie Gee's.
