13 middle-income apartments up for grabs across from Greenpoint’s Transmitter Park

It's been a year since leasing launched at Greenpoint's 42-unit, no-fee rental 44 Kent Street, and now 13 of those apartments are available through the city's affordable housing lottery to households earning 130 percent of the area median income. In addition to being located just across the street from Transmitter Park, the building offers a fitness center, rooftop terrace, business center, and parking. The middle-income units range from $2,023/month studios to $2,612/month two-bedrooms.

New plans unveiled for creative and industrial office space in Greenpoint

Simon Baron Development has announced plans for a seven-story office building at 12 Franklin Street on the Greenpoint/North Williamsburg border. The project, designed by FXCollaborative, will rise in an area bristling with residential development, dining and entertainment choices but with a shortage, according to the developer, of Class A office space geared toward small businesses. The building's 134,000 square feet of office, retail and rooftop amenity space will include 23,000 square feet of manufacturing space–the building's design was intended to reinforce the industrial character of the neighborhood. The project is scheduled for public review today.

The best affordable and student-friendly off-campus neighborhoods in NYC

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. First look at the latest huge residential project proposed for Greenpoint’s waterfront

On the site immediately south of the former Greenpoint Terminal Market, which was destroyed in a massive fire in 2006, three high-rise buildings are planned, containing hundreds of apartments. As of now, Halcyon Management Group has filed permits for a 19-story, 234-unit tower at 29 West Street, a 14-story, 92-unit tower at 37 West Street and a 33-story, 410-unit tower at 65 Private Drive. CityRealty recently uncovered the first renderings of the Brooklyn project, which show a total of four towers, with two 400-foot towers overlooking the East River, and two smaller buildings situated further inland. SLCE Architects is listed as the architect of record for the three buildings filed.

Proposal calls for a floating pedestrian bridge to connect Greenpoint and Long Island City

A Kickstarter campaign launched on Thursday for a civic design project aimed at reconnecting the neighborhoods of Greenpoint and Long Island City and the residents who live there. Brooklyn-based studio CRÈME/ Jun Aizaki Architecture & Design's concept, called Timber Bridge at LongPoint Corridor, calls for constructing a floating bridge made of durable timber that would sit on Newtown Creek and expand past to the LIRR rail yard in LIC. Not only would it provide people greater access to transit options, according to the design team, Timber Bridge would give bikers and pedestrians a safer commute than the Pulaski Bridge, a less-than-ideal path with lots of cars.

Lottery opens for six middle-income apartments near the Greenpoint waterfront

Just two blocks inland from Newton Creek and right near hot spots like the Brooklyn Ice Cream Company, Saint Vitus Bar, and Milk & Roses, a stretch of Box Street is transforming from its industrial past to a more modern, residential block. At 56 Box Street, a new six-story rental, new Greenpoint tenants started moving in last August, and now a middle-income lottery has launched for six of the units, $2,253/month one-bedrooms and $2,716/month two-bedrooms. The market-rate units go from $2,650/month one-bedrooms to $3,300/month two-bedrooms. So while this isn't the deal of the century, there are still some savings to be had in an up-and-coming 'hood.

Take a tour of artist Cj Hendry’s ‘MONOCHROME’ rooms in a Brooklyn warehouse

Australian-born, New York-based hyperrealist artist Cj Hendry--whose past work, which is often sold out through Instagram and has been quite dominated by blacks, whites and grays--created an amazing color exploration in a 22,000-square-foot Brooklyn warehouse. In each of the seven single-colored rooms, the self-described “fashion fangirl” Hendry’s MONOCHROME exhibit creates a color sensory experience centered around her new images of crumpled Pantone swatches. Everything from the walls to floors to clothes hanging to plants are the same color. It looks as if she was inspired by the 2018 Pantone color of the year, ultraviolet, for the bathroom. The rooms are built with lego-like Everblocks, creating somewhat prison-like walls in the most colorful jail ever.

After studying photography in Massachusetts, Brett Wood moved to New York in 2001. A public waterfront park is finally taking shape at Greenpoint’s first skyscraper

The Greenpoint, a 40-story waterfront rental and condo tower and the neighborhood's tallest building, topped out in February, launched sales in July and now, is a few months away from getting a public 275-foot long promenade at its waterfront site. After nearly a decade of delays, the Brooklyn walkway, the first of its kind to be privately built in Greenpoint, will open in the spring. According to the Wall Street Journal, the park will total 29,500 square feet, including a 4,000-square-foot playground with lots of trees and colorful oval panels above.

VIDEO: Watch the 78-year-old Kosciuszko Bridge crumble in minutes in ‘energetic felling’

As of 8 a.m. Sunday morning, the old, traffic-snarling Kosciuszko Bridge is no more. The decaying bridge, which was officially closed in April when the eastbound span of its replacement opened, crumbled and fell to the ground in a matter of minutes in a process known as "energetic felling, the city's first ever implosion of a major bridge using explosives.

Kosciuszko bridge officially getting blown up this Sunday

The long-delayed demolition of two old sections of the Kosciuszko Bridge has been scheduled for this Sunday, October 1, according to AM New York. The demolition will herald the first stage of the $825 million construction of the new Kosciuszko Bridge. The first section of the new bridge was opened to eastbound and westbound traffic in April. The implosion of the 78-year-old bridge–still subject to change depending on weather conditions–has been scheduled for 8 a.m. according to Councilman Stephen Levin's office.

City will convert long-vacant Greenpoint Hospital into hundreds of affordable housing units

It's been 35 years since the Greenpoint Hospital shut its doors, since which time the city has tried and failed to convert the vacant 146,100-square-foot complex into affordable housing. But Mayor de Blasio, explaining that the "the need for affordable housing in Greenpoint and Williamsburg is too high to leave even one stone unturned," will now seek proposals from developers to transform the site into anywhere between 300 to 600 below-market rate apartments and supportive housing, along with green space, commercial space, and a relocated 200-bed shelter and clinic (h/t DNAinfo).

Greenpoint creative hub gets a funky clay factory from design collective Assemble

London-based collective Assemble works across art, architecture, and design "to address the typical disconnection between the public and the process by which places are made." They've employed this philosophy at their first U.S. project--a temporary clay-extruding factory in the courtyard of Greenpoint's A/D/O creative hub, known as "A Factory As It Might Be." As Dezeen explains, the firm first built only a steel roof on top of the brick walls, but after acquiring an industrial clay extruder and electric kiln and finding that of all the vessels and homewares being created the tiles were the most successful, they decided to use the ceramic tiles to create a colorful, geometric facade.

Construction Update: Greenpoint’s first skyscraper tops off

Greenpoint's new waterfront skyline is quickly taking shape, as CityRealty reports the neighborhood's first skyscraper has just topped off. The tower, measuring 400 feet, will be Greenpoint's tallest, stretching 39 stories above the characteristically low-slung neighborhood now dominated by squat residential buildings and warehouses. With a somewhat uninspired name, The Greenpoint (as it will be known) will bring 95 high-end condos and 287 rental apartments to a block-long stretch of the area.
