The cool, geometric rental tower at 111 Varick Street was just completed this year, and now it's opened an affordable housing lottery for 30 of its 100 apartments. The units are available to those earning 70, 80, or 130 percent of the area median income and range from $1,224/month studios to $3,219/month two-bedrooms. By comparison, the market-rate units start around $4,000/month for studios. Located in the burgeoning Hudson Square neighborhood, bordering the southern edge of Soho, this 30-story tower was designed by S9 Architecture with a unique undulating precast concrete facade. Because of where it's sited, the building offers incredible views of the Hudson River and skyline.

New looks for 7-tower Bankside complex, the priciest development in the Bronx

As the first phase nears completion, a fresh set of renderings has been released of one of the most expensive private development in Bronx history. Developed by Brookfield Properties, Bankside is a $950 million seven-tower complex that stretches across two Harlem River-facing parcels in Mott Haven. New images of the massive development show off the project's 450-unit rental set to open this year, as well as the new public waterfront park and esplanade.

In Jamaica, Queens, an affordable housing lottery has launched for 27 studios set aside for those age 62+. Reserved for seniors earning 40 or 50 percent of the area median income, the units are renting for $522 or $683/month; there are also eight units for which applicants will pay 30 percent of their household income in rent. The building is located at 161-01 89th Avenue, just a few blocks from the E and F trains at Parson Avenue.

A housing lottery opened this week for 267 mixed-income apartments across a massive new residential complex in Queens' Forest Hills. The development, called Apex Place, includes three new buildings, contains over 440 total apartments, and connects to a former public housing site, creating a cohesive property with shared green spaces and pedestrian space. Qualifying New Yorkers earning 50, 70, 110, and 140 percent of the area median income can apply for the units, which range from $738/month studios to $2,975/month three-bedrooms.

New Yorkers earning 40, 50, or 80 percent of the area median income may qualify for 41 affordable apartments at a new building in the Bronx. Located in the Jerome Park neighborhood, close to both Bronx Park and Van Cortlandt Park, the 13-story building at 211 East 203rd Street is offering units ranging from $592/month studios to $1,681/month two-bedrooms. Some of the apartments are set aside for seniors, while others are reserved for those who qualify for the Section 8 program. The building offers several outdoor spaces and convenient access to public transportation.

About a month after Robert A.M. Stern's affordable rental building opened in Brooklyn, the renowned architect's firm has been tapped to design another residential development designated for low-income New Yorkers. The city's Department of Housing Preservation and Development last week announced a project to bring 40 homeownership opportunities to a new 8-story building in the Bronx, which will be designed by Robert A.M. Stern Architects (RAMSA) and developed in collaboration with Habitat for Humanity, Camber Property Group, Almat Urban, and Interboro Community Land Trust. The building, located near Claremont Park, will have apartments that are affordable to families of three earning up to $93,000 annually.

Located at 69 East 233rd Street, right across from Woodlawn Cemetery and adjacent to Van Cortlandt Park, this senior-housing building has just launched an affordable housing lottery for 55 apartments. Available to New Yorkers aged 62+ earning 50 percent of the area median income and who qualify for Section 8 benefits, the studios and one-bedrooms will cost 30 percent of one's income. In addition to its proximity to ample outdoor space, the building features green infrastructure and its own outdoor gardening spaces.

Applications are now being accepted for 35 studios set aside for low-income New Yorkers. Located at 555 Nereid Avenue in Wakefield, the building sits on the site of the former Joseph A. Muller Army Reserve Center. The newly redesigned four-story site, dubbed the Muller Residences, now contains roughly 90 units, with 54 apartments set aside for formerly homeless veterans and 35 for those earning 60 percent of the area median income, which are available through this current housing lottery. Applicants must earn between $30,583 annually for a one-person household and $57,000 annually for a two-person household to qualify for the $892/month studio apartments.

An affordable housing lottery has opened for seven income-restricted HDFC co-ops in East Harlem. The two-bedroom apartments, located at 152 East 116th Street, are available to those earning 90 percent of the area median income, which correlates to a two-person household earning between $70,672 and $85,950 annually up to a five-person household earning between $70,672 and $116,010. The estimated sale price of the units is $208,854 and those selected will have to put a minimum of three percent down.

The residential building is located at 761 East 233rd Street in the neighborhood of Wakefield, just a few blocks from the huge and historic Woodlawn Cemetery. Qualifying New Yorkers earning 120 percent of the area median income, or between $56,572 annually for a one-person household and $154,680 annually for a two-person household, can apply for the units, which include $1,650/month studios, $1,750/month one-bedrooms, and $2,000 two-bedrooms.

The 19-story rental at 321 Wythe Avenue opened in 2019, just two blocks from the South Williamsburg waterfront. After initially opening a lottery for 39 middle-income units, the building is relaunching its waitlist for these apartments. Currently, there are two vacant units, but all applicants will be placed on the list for future vacancies. Those earning 130 percent of the area median income can apply for the units that range from a $1,999/month one-bedroom to $2,459/month two-bedrooms.

Nearly 600 affordable homes and a new performing arts center are planned for two sites in East Harlem, the New York City Department of Housing and Preservation announced Friday. The projects include a 330-unit residential building with a new arts center for the Afro Latin Jazz Alliance and a 250-unit development that will have an expanded East Harlem Multi-Service Center. The projects are among the first major developments under the East Harlem rezoning, which was approved in 2017.

Jersey City was recently ranked the 17th-best city in the nation for young professionals, which isn't surprising considering it's a 10-minute PATH ride to lower Manhattan and has seen a true artistic renaissance unfold over the last decade. Located at 107 West 105th Street and 981 Amsterdam Avenue, the apartments are Housing Development Fund Corporation (HDFC) co-ops, which means they are priced below market rate and designated for New Yorkers with certain household incomes. Qualifying New Yorkers earning 110 percent of the area median income, or between $88,500 and $141,790 annually, can apply for the available two-bedroom apartments.

An affordable housing development designed by an architecture firm known for its pricey condo towers officially opened in Brooklyn this week. Located on the corner of Livonia Avenue and Grafton Street in Brownsville, Edwin's Place was designed by Robert A.M. Stern Architects (RAMSA), the team behind renowned buildings like 220 Central Park South, 15 Central Park West, and 70 Vestry Street, all of which have apartments that cost millions of dollars. At Edwin's Place, there are 125 units of affordable and supportive housing set aside for formerly homeless families and low-income New Yorkers.

A 900 unit affordable housing complex with public green space and community amenities is coming to Brooklyn's East Flatbush neighborhood. Gov. Andrew Cuomo on Friday announced the state selected the proposal to redevelop 7.2 acres of the Kingsboro Psychiatric Center Campus following a request for proposals last summer. Designed by Sir David Adjaye's Adjaye Associates and Studio Zewde, the $400 million project includes affordable and supportive housing, senior housing, opportunities for homeownership, and two new homeless shelters that will replace existing, outdated ones.
