Construction to start on Daniel Libeskind’s affordable senior housing building in Bed-Stuy

Architect Daniel Libeskind, perhaps best known for the Jewish Museum in Berlin and the World Trade Center master plan, is one step closer to completing his first building in New York City. The New York City Housing Authority (NYCHA) announced that they have secured financing for an all-affordable senior housing building in Brooklyn's Bed-Stuy designed by the starchitect. The 190-unit Atrium at Sumner will be built on NYCHA's Sumner Houses campus, with construction set to begin later this month on the $132 million project. The 11-story building will meet Passive House standards and feature a community garden, a year-round indoor garden, and a central atrium.

In the Mott Haven section of the Bronx, just a block away from the Madison Avenue Bridge and 138th Street subway station, a new apartment building has all the amenities one could want for a work-from-home life. There's a cool roof deck complete with a dog run and firepits, a fitness center plus yoga room, game room, movie room, and several co-working spaces. And for those earning 130 percent of the area median income, a middle-income affordable housing lottery has just launched for 65 units, ranging from $2,000/month studios to $2,900/month three-bedrooms.

A housing lottery opened this week for 127 middle-income apartments at a brand new rental tower in Greenpoint. Two Blue Slip, one half of a pair of luxury towers developed by Brookfield Properties and Park Tower Group, is a 40-story building located on the waterfront at the northern end of the Brooklyn neighborhood. New Yorkers with combined household incomes between $81,258 and $192,400, or 130 percent of the area median income, can apply for the apartments, which start at $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms.

A housing lottery opened this week for about a dozen apartments in Brooklyn's charming Clinton Hill neighborhood. Located at 445 Vanderbilt Avenue, the development is part of a larger complex that also includes seven three-story townhouses currently under construction on the other side of the property. The "affordable" units available through the housing lottery don't provide much of a discount, with apartments set aside for New Yorkers earning 130 percent of the area median income. Units include three $2,431/month studios, $2,592/month one-bedrooms, and $3,090/month two-bedrooms. The current median rental price in the neighborhood is $2,825/month, according to data from CityRealty.

254 mixed-income apartments come online at new affordable Flatbush project, from $567/month

On the border of Flatbush and Prospect Lefferts Gardens, just two blocks away from Prospect Park, a new affordable housing development has opened its lottery for 254 apartments, ranging from $566/month studios to $3,542/month three-bedrooms. Located at 800 Flatbush Avenue and called Caton Flats, the 14-story mixed-use building sought "to reinvigorate the local Caribbean-American community through an upgraded Flatbush Caton Market, new retail space, and new headquarters of The Caribbean American Chamber of Commerce and Industry," reported CityRealty. The homes are available to those earning 40, 60, 110, and 165 percent of the area median income.

NYC Council votes to boost value of housing vouchers for homeless New Yorkers

Under legislation approved by the New York City Council on Thursday, the value of rental assistance vouchers provided to homeless New Yorkers will increase, a major step in moving people out of shelters into permanent housing. Sponsored by Council Member Stephen Levin, the bill raises the city's rental subsidy, called CityFHEPS, from a maximum of $1,580/month to $2,217/month for a two-bedroom apartment for a family of three. New details and images of an affordable housing development planned for the site of an abandoned hospital in Brooklyn were released earlier this month, ahead of the project's expected public review. During an April 13 meeting, Hudson Companies and St. Nicks Alliance presented Brooklyn Community Board 1 with an updated proposal for Cooper Park Commons, a four-building 100 percent affordable complex that will be built at the long-vacant Greenpoint Hospital site at 288 Jackson Street in East Williamsburg.
