Located at 96 New Lots Avenue, the site is part of the larger Ebenezer Plaza project that will bring four towers to two sites on the block. The available units range from $362/month studios to $2,037/month three-bedrooms.

$950M South Bronx development Bankside set to open first residential tower this year

The most expensive private development in the Bronx continues to progress. Brookfield Properties announced this month that the final tower at the phase one site of Bankside, a seven-tower waterfront complex in Mott Haven, has topped out. The $950 million mixed-use project takes up two parcels on either side of the Third Avenue Bridge on the Harlem River. Third at Bankside, located at 2401 Third Avenue, has officially topped out and developers have broken ground at Lincoln at Bankside, located at 101 Lincoln Avenue.

A lottery opened this week for nearly 100 affordable units set aside for seniors at a newly constructed building in the South Bronx. Located at 1080 Washington Avenue in Morrisania, the development features a 5,400-square-foot community facility space, on-site social services, fitness center, laundry, and a sunroom with plantings. Applicants must have at least one household member who is 62 years of age or older, qualify for Section 8 benefits, and earn $51,200 or less, annually. Eligible New Yorkers will pay 30 percent of their income for the studio and one-bedroom apartments.

In Jamaica, Queens, 166 affordable apartments are now up for grabs at Tree of Life, a new mixed-use Passive House project at 89-46 164th Street. In addition to its residential component, the building offers community facility and social service spaces, a health center, and it is adjacent to the First Presbyterian Church in Jamaica (the oldest continuously serving Presbyterian church in the United States). New York lawmaker proposes converting empty offices and hotels into affordable housing

A state lawmaker introduced legislation this week that would allow New York to buy financially distressed commercial buildings and convert them into housing for low-income and homeless New Yorkers. The Housing Our Neighbors with Dignity Act, sponsored by State Sen. Michael Gianaris, includes the purchase and conversion of office buildings and hotels that are up for sale, as the Wall Street Journal first reported. The proposed legislation comes as commercial districts and tourist hubs have yet to recover fully from the impact of the coronavirus and as the housing crisis, particularly in New York City, continues.

Plan for 900-foot tower with 1,325 rentals at 5 World Trade Center moves forward

Plans to build a 900-foot mixed-use tower with 1,325 units of housing at 5 World Trade Center are moving forward. The boards of the Port Authority of New York and New Jersey and the Lower Manhattan Development Corporation voted on Thursday to approve the recommendation of the selection committee for the proposal from Brookfield Properties, Silverstein Properties, Omni New York, and Dabar Development Partners. The site is the former location of the Deutsche Bank building which was damaged in the September 11 terrorist attacks and later demolished. The developer will now enter negotiations for a lease for the residential tower, expected to measure 1.56 million gross square feet.

Construction set to begin at huge South Bronx complex with Universal Hip Hop Museum

Construction of the South Bronx mixed-use project that will have over 1,000 units of housing, a waterfront esplanade, and a permanent home for the Universal Hip Hop Museum is set to begin in the coming weeks. Developed by L+M Development Partners, Type A Projects, BronxWorks, and the city of New York in a public-private partnership, the project, known as Bronx Point, secured $349 million in financing last week. S9 Architecture is leading the design of the 22-story development, with the publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz.

All 950 units at city’s Gowanus housing development will be affordable

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.
