Lottery opens for 122 affordable senior housing units in new Bronx building with lots of green space

In the Tremont section of the Bronx, just south of Little Italy and just west of the Bronx Zoo and Botanical Garden, a new affordable senior housing complex has launched a lottery for 122 units. Located at 600 East 179th Street, the 176-unit building was designed by SLCE Architects and features environmentally friendly features such as two large terraces and a rear garden, including both indoor and outdoor vegetable gardens, and a green wall. The available apartments include studios and one-bedrooms for those earning 30 or 50 percent of the area median income, who will pay 30 percent of their income on rent.

Designed by J Frankl Associates and Charles Mallea, 260 Gold Street rises 13 stories on a former parking at the corner of Tillary and Gold. Qualifying New Yorkers earning 130 percent of the area median income can apply for the apartments, which include $2,241/month studios, $2,362/month one-bedrooms, $2,848/month two-bedrooms, and $3,282/month three-bedrooms.

In the heart of Astoria, a middle-income affordable housing lottery has launched at the brand-new rental building at 14-53 31st Avenue. Known as the Centennial Astoria, it was designed by local firm JLS Designs and offers a modern, glassy living experience not often found in the neighborhood. There are 14 units available to those earning 130 percent of the area median income. They include $2,050/month one-bedrooms and $2,500/month two-bedrooms.

Middle-income housing lottery launches for 47 units at new amenity-filled rental in Jackson Heights

A new affordable housing lottery has launched for Roosevelt Parc, a brand-new rental in Jackson Heights, Queens designed by Marvel Architects. The mixed-use project has a unique Flatiron-esque shape that lends itself to a large outdoor garden. There's also a huge roof deck complete with outdoor kitchens and grills and various lounging and dining areas, among a slew of other amenities. There are 47 units available to those earning 130 percent of the area median income, ranging from $1,121/month studios to $3,283/month three-bedrooms.

$1.4B South Street Seaport proposal includes two mixed-use towers with affordable units

The Howard Hughes Corporation on Thursday unveiled its latest effort to redevelop the South Street Seaport neighborhood. The $1.4 billion proposal includes the construction of two 470-foot towers which would contain rentals, condos, and office space on a parking lot at 250 Water Street. Initial plans from the developer called for a single tower that would rise nearly 1,000 feet, but local residents and Community Board 1 opposed it. Designed by Skidmore, Owings & Merrill, the two towers would include 360 units, with at least 100 apartments set aside for families earning 40 percent of the area median income. It would be the first affordable housing built in the community under the city's Mandatory Inclusionary Housing program.

Twenty percent of the 429 apartments at 222 East 44th Street is reserved as affordable housing. Two-and-a-half years ago, a lottery opened for 109 units for those earning 40, 60, and 130 percent of the area median income, and it looks like some of those on the higher end of the spectrum are newly available, as another lottery is open for 16 middle-income units. The glass tower in Midtown East was designed by Handel Architects and is a quick walk to Grand Central, the UN, and Midtown. Plus, it's got a ton of great amenities.

Anchored by a new half-acre public park, the pair of ODA-designed towers will be 60 percent affordable. Today, a lottery launched for 185 of these low- and middle-income units, available to those earning 50, 130, and 165 percent of the area median income. Plans to bring hundreds of new affordable apartments for seniors and low-income families in the Bronx are moving forward. The New York Botanical Garden and Douglaston Development this week closed on two separate 99-year ground leases at 2856 Webster Avenue and 410 Bedford Park Boulevard, which will hold a two-building, 100 percent affordable development. Located just a block from the Botanical Garden, the project includes a new 12,000-square-foot Cherry Valley Marketplace store on the ground floor. The existing Cherry Valley grocery store, located at the site of the project, will remain open throughout construction.

NYC financed over 30,000 affordable homes this fiscal year

Co-op City's 15,000 apartments will remain affordable for another three decades; Photo by David L Roush on Wikimedia The city has financed 30,023 affordable homes in the fiscal year 2020, with more than half of the homes serving families earning less than $52,000, Mayor Bill de Blasio announced on Wednesday. Of the homes financed, 23,520 were preserved and 6,503 were new construction. The milestone comes as the mayor's ambitious plan to preserve and build 300,000 affordable homes by 2026 is facing delays thanks to the pandemic, which has forced the city to cut funding for new affordable housing projects.

A lottery is set to launch for 235 middle-income apartments at One Blue Slip and Two Blue Slip, a pair of luxury towers designed by Handel Architects that are part of Greenpoint Landing, a master plan developing 22 acres of the Brooklyn neighborhood. Households with combined annual incomes of between $81,258 and $183,300 can apply for the available units, including $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms. Qualified New Yorkers can submit one application for each building.

300-unit affordable and supportive housing development coming to Flatbush, Brooklyn

As part of his larger plan to invest $1.4 billion in Central Brooklyn communities, Governor Cuomo unveiled this week a 291-unit affordable housing development in Flatbush. Called the Clarkson Estates, the project will have half of its apartments set aside for "youth aging out of foster care, formerly incarcerated individuals, and formerly homeless young adults," according to a press release. Developer CAMBA Housing Ventures will offer an extensive network of supportive services within a 30,000-square-foot space that the building is calling its "HUB." Many of these facilities will also be open to the public.

Another proposal has been chosen for a new affordable development in East Flatbush as part of the state's effort to revitalize neighborhoods in Central Brooklyn. Gov. Andrew Cuomo on Thursday announced plans for a 322-unit complex called "Utica Crescent" that will be constructed on a lot next to the Kingsbrook Jewish Medical Center. The project is part of the $1.4 billion Vital Brooklyn initiative that will ultimately bring 4,000 units of affordable housing, improved health and wellness options, jobs, and additional open space to underserved Brooklyn neighborhoods.

Lottery opens for 94 affordable senior apartments in the heart of Harlem

A lottery has opened for 94 affordable units for seniors at a new building in Harlem, with 41 of the units for formerly homeless seniors. Victory Plaza, located at 11 West 118th Street, is a 100 percent affordable building developed jointly by Camber Property Group, the Harlem Congregations for Community Improvement, and New York City. To apply, New Yorkers must have at least one household member who is 62 years of age or older, qualify for Section 8 benefits, and earn $51, 200 or less, annually. Eligible applicants will pay 30 percent of their income for the studio and one-bedroom apartments.
