Lottery launches for 35 affordable units at wellness-themed Chelsea condo-rental, from $995/month

Maverick Chelsea, a new wellness-focused condo-rental at 215-225 West 28th Street from HAP Investments, just launched an affordable housing lottery for 35 units, ranging from $995/month studios to $1,681/month three-bedrooms. Designed by DXA Studio, the contemporary residence is a two-building project that includes 112 rentals and 87 condos. Residents will get to enjoy amenities like an indoor pool and spa, summer kitchen, rooftop garden, wellness center, private library and lounge, fitness center, and 24-hour attended lobby.

How Joe Biden will affect NYC’s renters, real estate, and recovery

Construction set to begin at huge South Bronx complex with Universal Hip Hop Museum

Construction of the South Bronx mixed-use project that will have over 1,000 units of housing, a waterfront esplanade, and a permanent home for the Universal Hip Hop Museum is set to begin in the coming weeks. Developed by L+M Development Partners, Type A Projects, BronxWorks, and the city of New York in a public-private partnership, the project, known as Bronx Point, secured $349 million in financing last week. S9 Architecture is leading the design of the 22-story development, with the publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz.

A housing lottery has launched this week for 58 affordable apartments for senior New Yorkers at a new Brooklyn rental. Located at 1488 New York Avenue, the Bishop Philius and Helene Nicolas Senior Residences rises seven stories and contains 89 studio apartments and social services for residents. To apply, New Yorkers must have at least one household member who is 62 years of age or older, qualify for Section 8 benefits, and earn $45,500 or less, annually. A housing lottery launched this month for 112 affordable apartments at a new complex in the Spring Creek section of East New York. Applications are now being accepted for 48 units below market rate at a newly constructed Long Island City rental. Located at 45-57 Davis Street, the nine-story development contains over 150 units and commercial space on the ground floor. All 950 units at city’s Gowanus housing development will be affordable

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.

In the Tremont section of the Bronx, just south of Little Italy and just west of the Bronx Zoo and Botanical Garden, a new affordable senior housing complex has launched a lottery for 122 units. Located at 600 East 179th Street, the 176-unit building was designed by SLCE Architects and features environmentally friendly features such as two large terraces and a rear garden, including both indoor and outdoor vegetable gardens, and a green wall. The available apartments include studios and one-bedrooms for those earning 30 or 50 percent of the area median income, who will pay 30 percent of their income on rent.

$1.4B South Street Seaport proposal includes two mixed-use towers with affordable units

The Howard Hughes Corporation on Thursday unveiled its latest effort to redevelop the South Street Seaport neighborhood. The $1.4 billion proposal includes the construction of two 470-foot towers which would contain rentals, condos, and office space on a parking lot at 250 Water Street. Initial plans from the developer called for a single tower that would rise nearly 1,000 feet, but local residents and Community Board 1 opposed it. Designed by Skidmore, Owings & Merrill, the two towers would include 360 units, with at least 100 apartments set aside for families earning 40 percent of the area median income. It would be the first affordable housing built in the community under the city's Mandatory Inclusionary Housing program.

Twenty percent of the 429 apartments at 222 East 44th Street is reserved as affordable housing. Plans to bring hundreds of new affordable apartments for seniors and low-income families in the Bronx are moving forward. The New York Botanical Garden and Douglaston Development this week closed on two separate 99-year ground leases at 2856 Webster Avenue and 410 Bedford Park Boulevard, which will hold a two-building, 100 percent affordable development. Located just a block from the Botanical Garden, the project includes a new 12,000-square-foot Cherry Valley Marketplace store on the ground floor. NYC financed over 30,000 affordable homes this fiscal year

Co-op City's 15,000 apartments will remain affordable for another three decades; Photo by David L Roush on Wikimedia The city has financed 30,023 affordable homes in the fiscal year 2020, with more than half of the homes serving families earning less than $52,000, Mayor Bill de Blasio announced on Wednesday. Of the homes financed, 23,520 were preserved and 6,503 were new construction. The milestone comes as the mayor's ambitious plan to preserve and build 300,000 affordable homes by 2026 is facing delays thanks to the pandemic, which has forced the city to cut funding for new affordable housing projects.
