New Mott Haven development opens lottery for 133 mixed-income units, from $464/month

In 2016, Bronx Borough President Ruben Diaz, Jr. allocated nearly $3.3 million to create 851 affordable housing units across eight projects in the borough. One of these, MLK Plaza Apartments at 869 East 147th Street in ever-developing Mott Haven, received $500,000, and as of today 133 of its 165 units are up for grabs through the city's housing lottery. The mixed-income units range from $464/month studios to $1,289/month three-bedrooms and have access to the building's laundry room, fitness room, library and computer room, bike storage, and outdoor rec space and terrace.

Five middle-income apartments available near Harlem’s historic Striver’s Row

Less than a half block outside the bounds of Central Harlem's Striver's Row historic district, five middle-income units are up for grabs for households earning 130 percent of the area median income. Once home to prominent African-American performers, artists, and professionals, the district's rows of stately brick rowhouses are about as charming as it gets. The building in question is 303 West 137th Street, a new 15-unit rental, which is also just one block from St. Nicholas Park and two blocks from the A, C, and B trains at 135th Street. The units range from $1,850/month studios to $2,695/month two-bedrooms.

Just a block from the 46thth Street-Bliss Street station on the 7 line, a middle-income housing lottery has opened up at a new mixed-use development at 47-16 Greenpoint Avenue. And with the enormous Sunnyside Yard project in the planning stages, it's a great time to get into the Queens neighborhood. The units up for grabs are a $2,251/month one-bedroom and two $2,714/month two-bedrooms. The building will have retail on the ground floor, a community facility on the second floor, and a total of 10 rentals on floors three and four. It offers laundry and a roof deck.

Via Wiki Commons The second housing lottery to open today in the South Bronx's Longwood section is at Thessalonia Manor, a two-building affordable project adjacent to the Thessalonia Baptist Church. The 120-unit development, from Urban Builders Collaborative and CMC Development, was announced two years ago, and now households earning 60 percent of the area median income can apply for 83 of the units, ranging from $929/month one-bedrooms to $1,289/month three-bedrooms. Like the earlier lottery, the buildings at 960 Prospect Avenue and 961 Reverend James A. Polite Avenue are right near the family-friendly Bill Rainey Park and the 2 and 5 trains at Intervale Avenue. The buildings offer on-site laundry, a community room, courtyard, and roof top terrace.

Nine middle-income apartments up for grabs in a family-friendly South Bronx corner, from $1,404/month

A recently completed 29-unit rental at 915 Dawson Street in the Longwood section of the South Bronx has opened up an affordable housing lottery for nine middle-income units reserved for households earning 130 percent of the area median income. The 1,404/month one-bedrooms and $1,575/month two-bedrooms not only offer the chance to live in a lovely new building, complete with a recreation room, laundry room, and parking, but the location just off Bill Rainey Park is the perfect enclave for families. The park has a baseball field, football field, and playground, and just a few blocks away are the 2, 5 trains at Intervale Avenue and the 6 at Hunts Point Avenue. 1,000 new affordable homes for NYCHA seniors coming to Central Brooklyn

New York State will finance 1,000 affordable homes for seniors who are residents of the city's public housing system, Gov. Andrew Cuomo announced on Sunday. The 100 percent affordable units will be constructed on underutilized land in Central Brooklyn that is owned by NYCHA. The $15 million plan falls under the governor's $1.4 billion Vital Brooklyn initiative, which aims to bring affordable housing, open space and recreation, new jobs and better healthcare services to the area, which includes the neighborhoods of Bed-Stuy, Brownsville, Ocean-Hill, Bushwick, Crown Heights and East New York.

Six middle-income units up for grabs across from Crown Heights’ Lincoln Terrace park and tennis courts

Just 10 days ago, an affordable housing lottery opened across from the Lincoln Terrace/ Arthur S. Somers Park in Crown Heights. These units are available to households earning 60 percent of the area median income, but a new lottery right around the corner will provide middle-income New Yorkers the opportunity to get into the neighborhood, too. As of today, those earning 130 percent of the area median income can apply for six apartments at 1764 Union Street, a new, boutique rental building just two blocks from the 3, 4, and 5 trains at Utica Avenue. The units up for grabs range from an $1,800/month studio to $2,500/month two-bedrooms, and residents will have easy access to the park's two tennis courts, two playgrounds, basketball and handball courts, baseball field, and beautiful wooded lawns.

‘Affordable’ middle-income apartments in Bushwick are only $150 cheaper

Sure, you can do a lot with $150 a month, but does that level of savings really constitute as "affordable?" According to the city, yes. The latest housing lottery to come online, reserved for households earning $130 percent of the area median income, is for three $2,450/month two-bedrooms at Bushwick's 682 Chauncey Street. By comparison, market-rate two-bedroom units in the new, 10-unit building go for $2,599 or $2,650.

Lottery launches for affordable apartments in Jersey City, from $1,014/month

Providing Jersey City residents some rental relief as the market continues to grow, a new housing building opened this week and launched a lottery for 100 percent affordable units. Located at 455 Ocean Avenue in the Greensville section of Jersey City, the five-story building includes 64 apartments, with five of the units set aside for homeless veterans and seven reserved for those earning at or below 30 percent of the area median income. Dubbed the Dr. Lena Frances Edwards Apartments, the rental's remaining units reserved for those earning 60 percent of the AMI ($66,500/year for a family of four) include $1,014/month one-bedrooms, $1,217/month two-bedrooms and $1,407/month three-bedrooms.

Two months after leasing kicked off at Glassworks Bushwick, the affordable housing lottery is opening for 19 middle-income units, ranging from $2,098/month studios to $2,715/month two-bedrooms. If this doesn't seem so "affordable," keep in mind that these market-rate apartments are going for $2,500 and $3,100. Affordable housing lottery opens for new health-focused complex in the Bronx

A year and a half after breaking ground on the project, mental health nonprofit Community Access has opened the affordable housing for a new, $52.2 million supportive housing complex in the Mount Eden neighborhood of the Bronx. As 6sqft previously reported, "it incorporates sustainable elements such as solar panels and a co-generation plant, as well as health-focused amenities like a community garden and kitchen to encourage and teach about healthy eating, outdoor exercise equipment, and a bike sharing program." The building at 111 East 172nd Street has 126 units, 50 percent of which are set aside for formerly homeless New Yorkers or families with special needs. The remaining half is available as of today through the city's lottery and are reserved for those earning 60 percent of the area median income, including $864/month studios and $1,122/month two-bedrooms.

New waitlist opens for mixed-income units at East Harlem’s Riverton complex, from $1,174/month

Last November, East Harlem’s Riverton Square opened up its 7,500-name waitlist for middle-income families. They've now reopened it, this time to a wider range of income brackets. Households earning 60, 80, or 125 percent of the area median income can put their name on the list for units ranging from $1,174/month one-bedrooms to $2,983/month three-bedrooms. The affordable seven-building development was built by the Metropolitan Life Insurance Company in 1947 to serve as housing for WWII veterans. Unlike their similar complexes, Stuyvesant Town and the Bronx's Parkchester, Riverton did not bar black and Hispanic tenants from renting. Today, the 12-acre complex offers a gated community with 12 acres of beautifully landscaped grounds and a public fountain, a new basketball court and playground, and a newly built senior center and after-school center.

A six-story building in Bed-Stuy launched a lottery this week for 35 affordable apartments. Developed in collaboration between Comunilife and NYC Health + Hospitals, the Woodhull Residence at 179 Throop Avenue contains 89 studio apartments, designed as supportive and affordable housing. The apartments up for grabs through the lottery are set aside for individual New Yorkers earning 50 and 60 percent of the area median income, or between $27,463 and $43,860 annually, and include $746/month and $903/month studios.

Cuomo announces deal to keep 360 Roosevelt Island apartments affordable for 30 more years

Gov. Andrew Cuomo announced Sunday that an agreement had been reached to keep over 360 Roosevelt Island apartments in the Westview housing development, currently in the Mitchell-Lama rental program, affordable for 30 more years. Without the agreement, the Westview's owner could have removed the building from the middle-class housing program and converted all of the apartments to market rate immediately. Instead, Westview will be able to exit from the Mitchell-Lama program but tenants will be offered first-time ownership opportunities at deeply affordable and below-market prices. Simultaneously, long-term affordability protections will be provided for tenants who continue to rent.

59-block Inwood rezoning vote draws protests from residents who fear its character will be lost

On Wednesday the City Council approved a rezoning plan for a 59-block section of Inwood, a neighbhorhood often referred to as the "last affordable neighborhood in Manhattan," the New York Times reports. The plan was approved last week by the city's zoning subcommittee and the Land Use Committee. The Inwood rezoning is part of Mayor Bill de Blasio’s plan to rezone neighborhoods across the city as part of the push to create and preserve 300,000 affordable housing units by his goal date of 2026. Inwood is the fifth neighborhood–including the also-controversial East New York and East Harlem–to be approved for rezoning under the plan.

Waitlist opens for 400+ middle-income units near Flushing Meadows Corona Park

A lottery to get on the waitlist for more than 400 moderate-income units launched this week across a few rental buildings in Forest Hills, a residential neighborhood of Queens. The buildings, located at 62-27 108th Street, 108-53 62nd Drive, and 110-01 62nd Drive, are being developed by Phipps Houses, a major developer of affordable housing. The buildings sit nearby Flushing Meadows Corona Park, home to the Queens Museum, New York Hall of Science, Citi Field, and the Arthur Ashe Tennis Stadium. De Blasio signs bill forcing Airbnb to disclose names and addresses of hosts

Update 8/7/18: Mayor Bill de Blasio on Monday signed into law a bill that cracks down on the number of illegal Airbnb listings in New York City. Taking effect in February 2019, the new law requires the company to disclose the names and addresses of its hosts. The information will be turned over to the Mayor’s Office of Special Enforcement.  The New York City Council passed a bill on Wednesday that requires Airbnb and other home-sharing sites to provide the names and addresses of its hosts to the city. Under state law, it remains illegal in most buildings to rent out an apartment for less than 30 days unless the permanent tenant is there. Just hours before the council unanimously voted for this legislation, an Airbnb host from Brooklyn, Stanley Karol, sued the city in federal court for fining him $30,000 after speaking out against the bill. "I believe that the City has sought to silence me, by not only saddling me with massive fines, but also making me feel unsafe in my own home," Karol said.
