City Will Study Residential Rezoning of Gowanus, But Locals Want More Affordable Housing

When the area surrounding the Gowanus Canal was designated a Superfund site by the EPA in 2010, it seemed all but impossible that the contaminated, warehouse-laden neighborhood could get on par with the rest of Brooklyn. But recent years have brought major cleanup efforts along the 1.8-mile Canal, leading to new additions like a Whole Foods (quite possibly the first sign of gentrification) and subsequent interest from developers in creating higher end housing. This fall, reports DNAinfo, the Department of City Planning will launch a study to explore a rezoning of Gowanus that would allow for more residential developments in what is currently an industrial section. Locals, however, have similar concerns to those who opposed the recent, controversial East New York rezoning--that it will only incentive developers, causing displacement of longtime residents, and that any affordable housing put forth in the plan would still be out of reach for the lowest income residents. They've therefore created their own redevelopment plan called Bridging Gowanus, which, as the Times notes, calls for "greater density and more affordable apartments in return for improvements and guarantees that preserve the precarious soul of the district."

Could Facebook’s Entry Into Residential Real Estate Offer a Model for Housing in Expensive Cities?

Facebook recently proposed a plan to create 1,500 apartments for employees near their Menlo Park, California campus, with 15 percent of the housing set aside for low-income families. According to Wired, "Urban planners and local developers call it a generous gesture that could bring sorely needed housing to the area." The company wants to construct two new office buildings and a hotel on land near its original campus to accommodate thousands of planned hires. Some people argue that the tech company getting into the property development game will actually drive up housing prices in a market that's already one of the nation's most expensive areas.

Starting today, New Yorkers earning 60 percent of the area median income can apply for 75 brand new units at 225 East 39th Street, the 36-story, curving glass high-rise from the Fisher Brothers and designed by Handel Architects. Located at an interesting crossroads of residential Murray Hill and tower-laden Midtown East, the 373-unit rental offers an impressive pack of amenities, including a fitness center, swimming pool, hot tub and sauna, yoga studio, game room, outdoor terrace, courtyard garden, roof deck with cabanas and barbecue stations, and on-site parking. The affordable units, which may be required to pay additional fees for some of these amenities, range from $833/month studios to $1,247/month three-bedrooms.

13 Chances to Live in a Cool Williamsburg Rental For As Low As $722/Month

Starting today, an affordable housing lottery is open for 13 units at Williamsburg's new rental the Brooklyn Grand. Located at 774 Grand Street, the Meshberg Group-designed building is eight stories tall with ground-floor retail and offers a total of 64 units, 20 percent of which are reserved for individuals earning 60 percent of the area median income. The units up for grabs range from $722/month studios to $900/month two-bedrooms, and tenants will have access to the building's roof terrace and fitness center and, for an additional fee, parking and bike storage.

Nearly 200 Affordable Units Up For Grabs in East New York, Starting at $788/Month

The affordable housing go-to's at Dattner Architects are at it again, this time with a six-building complex in East New York known as Stanley Commons, which includes five four-story buildings and one seven-story building surrounded by a large courtyard. There will also be a 19,000-square-foot community facility operated by Good Shepherds Services, a social service and youth development organization, and Man Up Inc., a local agency focusing on neighborhood improvement. The City Planning Commission recently approved a controversial rezoning of the neighborhood, part of de Blasio's push to increase affordable housing here, so it makes sense that 191 units are now up for grabs through the city's housing lottery for individuals earning 60 percent of the area media income. This ranges from a $788/month studio to $1,182/month three-bedrooms.

De Blasio Ahead of Schedule on Ambitious Affordable Housing Plan

It looks like it's been another successful year for Mayor de Blasio's affordable housing goals. When he took office in 2014, he pledged to build or preserve 200,000 such units over 10 years. In a January 2015 speech, he announced that during his first year, the city exceeded its goal by 1,300 apartments, building or preserving a total of 17,300 units. Now, an announcement on Monday from his administration says that the city is ahead of schedule with its goals thus far, financing the creation or preservation of nearly 53,000 affordable apartments. As reported in the Times, "just in the fiscal year ending June 30, more affordable housing units — 23,284 — had been built or preserved than at any time since 1989." In a statement the Mayor said, "This engine is in full gear, financing enough affordable homes for 130,000 people in just two and a half years."

Lottery Opens for 13 Affordable Units in Washington Heights, Starting at $868/Month

In April 2015, developer Sutton Management applied to utilize the city's 421-a program for a new project at 607 West 161st Street in Washington Heights, just off the New York Presbyterian campus. They received approvals that 13 of the Jeffrey Cole Architects-designed building's 62 units would be reserved for those earning 60 percent or less than the area median income, and today these units have come online through the city's affordable housing lottery. They range from $868/month studios to $1,085 two-bedrooms, and for an additional fee, lottery residents will have access to a fitness center and bicycle room.

Apply for 53 Affordable Units in Historic Harlem, Starting at $494/Month

The lottery is open for 53 brand new affordable units at 275 West 140th Street in central Harlem. The building, dubbed Strivers Plaza in reference to its proximity to the nearby historic homes of Striver’s Row, is an eight-story structure designed by affordable housing gurus Aufgang Architects. As previously reported by Yimby, Radson Development was able to build bigger than zoning would normally allow due to the inclusion of the below-market rate units, as well as an 8,000-square foot supermarket in what's considered a "food desert." Available units go from $494/month studios to $2,405/month two-bedrooms for people with a wide range of annual earnings -- 40 to 165 percent of the area median income.

Lottery Launches for 76 Affordable Units at 300 Ashland Place, From $889/Month

It's been 14 years since Enrique Norten's ship-like design was chosen to sail upon a triangular site in an ambitious arts district planned for the area around the Brooklyn Academy of Music. Initially proposed as an eight-story glass building to house the Brooklyn Library for the Visual and Performing Arts, the project was altered to a mixed-use high-rise when Two Trees Management was brought onboard during the economic downturn in 2008. Now officially known as 300 Ashland Place, the slab-shaped tower is a silvery 32-story icon that architecture critic Carter Horsley praises as a "gleaming, but mysterious steed" in the emerging Downtown Brooklyn skyline. It will house a smattering of public uses in addition to 379 apartments above. Earlier this July, leasing began on the 300 market-rate apartments that go for roughly $2,850/month for studios, $3,600/month for one-bedrooms and $5,750/month for two-bedrooms. And now, a housing lottery has launched for the 76 affordable units that include $889/month studios, $949/month one-bedrooms, and $1,087/month two-bedrooms.

Waitlist Opens For Studios at Upper West Side’s Trinity House, Starting at $432/Month

Trinity House is a 199-unit rental building at 100 West 92nd Street on the Upper West Side, just a block away from Central Park. It was built in 1968 by the Trinity School, which occupies the first three floors, as a Mitchell-Lama development. As 6sqft previously explained, this affordable housing program "was created in 1955 to provide affordable rental and cooperative housing to moderate- and middle-income families. These buildings are privately owned, but are under contract with New York state to keep prices affordable. Owners of these buildings receive tax abatements and low-interest mortgages." Back in 2013, Trinity House made headlines when the school received approvals from the city for a rent hike of up to 13 percent, more than three times the standard increase for rent-stabilized units that year. However, units have still remained affordable, and a 750-name waitlist has just opened for studio apartments that range from $432 to $503 a month for one- and two-person households earning between $17,263 and $90,625 a year.

Lottery Opens Tomorrow for 300 Affordable Rentals at Pacific Park Brooklyn

It's been almost two years since architects COOKFOX were selected by developer Greenland Forest City Partners to design two residential buildings at their Pacific Park Brooklyn project, the 22-acre site anchored by the Barclays Center and containing eight million square feet of mixed-use development. COOKFOX took the helm for 550 Vanderbilt Avenue, a 275-unit condo, and 535 Carlton Avenue, a 298-unit affordable rental. A housing lottery for the latter will open tomorrow, according to a press release, offering low, moderate and middle-income residents the chance to apply for apartments ranging from $548/month studios to $3,716/month three-bedrooms.

Lottery Opens for 110 Affordable Units at Former Site of Kings County Hospital Psych Ward

Several years ago, plans were revealed for CAMBA Gardens, an affordable housing complex set to rise on the campus of the Kings County Hospital, located on the border of Crown Heights and East Flatbush. The buildings were constructed by the city's Supportive Housing Loan Program in conjunction with non-profit CAMBA, which provides employment, education, health, legal, social, business development, and youth services to New Yorkers. CAMBA Gardens I opened in the fall of 2013 with 209 residences spread across two buildings. Now, a lottery for CAMBA Gardens Phase II has just come online and is offering 110 newly constructed units in the LEED Gold building for individuals earning 60 percent of the AMI. These range from $822/month studios to $1,228/month three-bedrooms for households earning between $29,692 and $63,060 annually.

Lottery Opens for 259 Affordable Units in East New York, Starting at $494/Month

As part of his city-wide campaign, Mayor de Blasio has made a push for affordable housing in East New York, where the City Planning Commission recently approved a controversial rezoning. Local residents cited concerns that the changes would lead to displacement and gentrification in a neighborhood where the median income is $35,000 annually. But the city's latest housing lottery offers a whopping 259 units for households earning between $18,275 (single persons) and $71,760 (eight people). The apartments, 50 percent of which are reserved for local residents, range from $494/month studios to $1,322/month four-bedrooms. These units are within the third phase of Gateway Elton Street, a new multi-building affordable housing development with ground-floor retail and community facility space in the Spring Creek section of East New York. In total, it will offer 659 apartments and roughly 70,000 square feet of commercial space. Phase three, located at 1062 Elton Street and 475 Locke Street, was designed by Dattner Architects, who organized the two-building site around a central courtyard with parking and outdoor recreation areas.

COOKFOX’s Massive Affordable Housing Development Pushes Forward in the Bronx

Last month, 6sqft reported on the COOKFOX-designed development Park House, the first phase of a two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Since then, the 12-story building has topped off and foundation work is quickly moving along for its adjacent fraternal building dubbed the Webster Residence. The development is being pushed forward by Breaking Ground, a non-profit committed to ending homelessness. This development will be the organization's first venture in the South Bronx.
