A penthouse atop a new condo building in Chelsea is hitting the market this week for $39,500,000, marking the neighborhood’s most expensive property currently on the market. Designed in collaboration between Robert A.M. Stern Architects and Olson Kundig, The Cortland at 522 West 22nd Street is a 25-story tower with waterfront views and 144 luxury residences. Penthouse 25 measures over 5,760 square feet and includes two outdoor terraces with 360-degree views. If it sells for the asking price, the home would become one of Chelsea’s priciest deals.
Developed by Related Companies, The Cortland features studio to five-bedroom residences and an impressive amenity suite.
The building features a striking facade of red brick, metal, and limestone, with more than one million handmade, hand-laid bricks providing a historical aesthetic, as 6sqft previously reported.
Interiors highlight Olson Kundig’s warm, minimalist West Coast style, with residences boasting high ceilings, oak flooring, and open-plan living. Select units also have marble fireplaces and outdoor terraces.
Amenities include a health club with a 75-foot lap pool and private yoga and fitness studio, a pilates studio, a court for basketball and squash, and the “Crow’s Nest” lounge, which features a virtual sports gaming experience.
There is also a private rooftop terrace with seating and barbecues, a double-height playroom, a game room, and a kid-friendly pool for the building’s younger residents.
Residents can enjoy an extra layer of privacy through a tucked-away 24-hour-staffed brick motor court that is directly connected to on-site parking.
Sales launched in April 2022 for the tower’s 144 residences, with prices for two bedrooms starting at just above $4 million and over $21 million for four bedrooms.
Last April, New York Yankees’ captain Aaron Judge reportedly purchased one of the three penthouses available within the building.
