In historic Sunset Park, this $2M row house is an architectural gem with modern upgrades

On a landmarked block in Sunset Park, this single-family row house offers the best of both worlds, combining historic design with modern upgrades. Now on the market for $1,995,000, the Renaissance Revival-style brownstone at 4704 6th Avenue was built in 1905; today, its facade, L-shaped stoop, and curved bay windows look the same as they did 120 years ago. Inside, a renovation brought the architectural gem into the 21st century with an eat-in chef’s kitchen, spa-like baths, and rooftop solar panels.

The home sits within the Central Sunset Park Historic District, designated by the Landmarks Preservation Commission in 2019 as part of four noncontiguous areas in the neighborhood recognized for their cohesive and intact architecture.

According to the designation report, the district includes more than 140 buildings, consisting almost totally of two-story row houses and small flats buildings built between 1897 and 1907 in the Renaissance Revival style. The district is one of the largest collections of well-preserved historic row houses in Sunset Park and represents the neighborhood’s transformation into a working- and middle-class community at the turn of the 20th century, according to the LPC.

The home at 4704 6th Avenue was designed by architect Henry Pohlmann in 1905 as part of a row of nine houses. The facade features “stringcourses, belt courses with carved foliate panels, and a rough-faced lintel course at each curved-bay story.”

Up the stoop to the parlor floor is a lovely living room with soaring ceilings and bayed windows topped by decorative stained glass. A decorative fireplace is surrounded by built-in bookshelves spanning the entire wall.

Pocket doors separate the living room from a large dressing room with floor-to-ceiling mirrored closets. On the other end of this floor is the primary bedroom and a well-appointed en-suite bath.

On the garden level, accessed by the front of the home or interior staircase, an entryway has been equipped with cubbies and hooks for coat and shoe storage.

To the right is a huge formal dining room, which could serve as a family room instead. Architectural standouts include herringbone hardwood floors, wainscoting and window trim, and decorative fireplace.

Connected to the dining room via a pantry is the marble-clad chef’s kitchen, which features a built-in bench and a huge breakfast bar. There’s a charming tin ceiling and stainless steel appliances.

Double glass doors from the kitchen open onto a cozy outdoor deck, with stairs leading to the 40-foot-long fenced backyard.

Four additional bedrooms can be found on the top level, as well as a shared bath that has a deep soaking tub and a glass walk-in shower. Several closets and a washer-dryer complete the space.

The brownstone is just a few blocks from the neighborhood’s namesake park, which offers views stretching from the Statue of Liberty and Manhattan skyline to New Jersey and Staten Island and an Olympic-sized swimming pool, rec center, and soccer field.
