Live in an elegant townhouse near the new Second Avenue Subway for $8M

November 23, 2016

As 2016 winds down, New Yorkers are still hoping that the Second Avenue Subway will finally open this year without (more) delay. The new subway stops promise to transform the surrounding area and perhaps boost real estate prices. So that’s something to consider with this Upper East Side townhouse, which has hit the market for a hair under $8 million. It’s located at 310 East 84th Street, just twos block from the new subway stop planned for East 86th Street and Second Avenue. This historic townhouse isn’t too shabby, either, with many of its prewar details intact.

The townhouse is currently configured as a two-family, but the listing says it could be easily renovated back into a grand single-family home. There’s a separate apartment on the garden floor, with an owner’s triplex above. The owners get to walk into the grand parlor floor, which holds the living room with its wood-burning fireplace and direct access to a terrace.

The dining room and kitchen, too, are situated on the parlor floor. The dining room boasts the second wood-burning fireplace–surrounded by a gorgeous mantle–in the home.

On the upper two floors are five bedrooms. The master takes up half of the third floor and comes with tons of closet space plus a bathroom with a jacuzzi tub, steam shower and bidet.

The parlor-floor terrace leads to a backyard down below, which the listing says is “conveniently double depth.” Plenty of room for outdoor furniture and a BBQ.

The garden apartment has access to the backyard, too. The apartment, with its exposed brick, has a much more informal aesthetic than the floors above.

Here’s a look at the home’s lovely brownstone facade. Do you think it’s set to soar in value once the Second Avenue Subway opens, or is $8 million an already strong asking price?
