Plan to renovate Central Park North rink and pool opposed by local skaters and swimmers

The $150 million plan to build a new pool and ice rink at the northern end of Central Park is facing backlash from local swimmers and skaters. Last September, the Central Park Conservancy revealed a project to replace the aging Lasker Rink and Pool and create space for year-round recreation. But a group of hockey players and swimmers is asking the conservancy to revise its plan, which they claim would reduce the space they can use, eliminating some of the programs offered.

CNN anchor Don Lemon is selling his stylish Harlem condo for $1.75M

CNN journalist Don Lemon has listed his condo in a luxury Harlem apartment building for $1.75 million, according to the New York Post. Located at 2280 Frederick Douglass Boulevard, the tower, known as 2280 FDB, is a few short blocks from Morningside Park and all that Central Harlem has to offer. The TV news anchor first bought the three-bedroom home for $1.48 million in 2013, followed by a neighboring one-bedroom unit for roughly $867,780 the next year. He sold the smaller unit in 2017 for $969,000.

Alternative plan for Harlem’s massive Lenox Terrace development gets rid of affordable units

Amidst pushback from locals and activists, the Olnick Organization has released a Plan B proposal for its Lenox Terrace expansion, reports the Post. Last week, the City Planning Commission approved an application from the complex's owner to rezone part of the neighborhood and allow five 28-story towers with a mix of market-rate and affordable units to be built at the site. The alternate plan unveiled on Tuesday presents a scaled-down version that wouldn't require a zoning change but also wouldn't include any of the affordable units or public amenities in the original plan.

Lenox Terrace rezoning in Harlem gets green light from City Planning

A plan to bring a mixed-use development with five buildings and 1,600 apartments to Central Harlem got a much-needed approval on Monday. The City Planning Commission voted in favor of an application from the Olnick Organization to rezone part of the neighborhood, clearing the way for five 28-story luxury towers to be constructed at the existing Lenox Terrace complex.

Borough president rejects plan for five-building luxury development in Harlem

A developer's plan to rezone a neighborhood in Central Harlem to make way for a mixed-use development hit another roadblock this week. Manhattan Borough President Gale Brewer on Monday rejected a rezoning application filed by the Olnick Organization to construct five 28-story luxury towers and one mid-rise building located at the existing Lenox Terrace complex. In her recommendation, Brewer said the project lacks the "public and private investments necessary to make it a prudent exercise of planning for future growth."

Residents say Columbia’s plan for 34-story tower breaks promise to redevelop public school

Columbia University this week filed plans to build a 34-story residential building in Harlem, as the school continues its campus expansion into the neighborhood. According to documents filed with the city's Department of Buildings, the project at 600 West 125th Street, formerly home to a McDonald's, would measure just under 400 feet tall and contain 142 apartments. But as Gothamist reported on Wednesday, local residents argue the plan breaks a longstanding promise from the university to redevelop a public school at the site.

Manhattan community board says no to Central Harlem developer’s rezoning plan

Manhattan Community Board 10 voted Wednesday night against a developer’s plan that would substantially rezone the Lenox Terrace neighborhood in Central Harlem and pave the way for construction of five new 28-story luxury towers and big-box retail stores. The rezoning application, filed by the Olnick Organization, asked the city to rezone Lenox Terrace from its current residential status to the C6-2 designation found in "the central business district and regional commercial centers,” according to the city’s zoning resolution. The community board’s vote sided with the Lenox Terrace Association of Concerned Tenants (LT-ACT), which opposes the rezoning and has demanded the developer withdraw the application.

Next February the Museum of Food and Drink (MOFAD) will bring together the country’s first exhibition celebrating the countless ways in which African Americans have shaped American cuisine. Curated by Dr. Jessica B. Harlem’s historic Mount Morris Fire Watchtower returns to Marcus Garvey Park after a $7.9M restoration

The Harlem Fire Watchtower, also known as the Mount Morris Fire Watchtower, is the last structure of its kind in New York City. The 47-foot-tall tower was erected in 1856, the third of 11 fire towers built in Manhattan. Fire watchtowers were discontinued after 1878, but the bell in its tower continued to ring at 9am and noon for years after. The historic cast-iron tower has been restored and reunited with its original surroundings in Marcus Garvey park after having been in storage since 2015.

City seeks operator for long-planned memorial and cultural center at Harlem’s African burial ground site

The city’s Economic Development Corporation (EDC) is now accepting bids for the long-planned redevelopment of the East 126th Street Metropolitan Transportation Authority Bus Depot into a memorial and cultural education center honoring the historic African burial ground found in the early 2000s at the site. In collaboration with the NYC Department of Cultural Affairs, the EDC has released a request for expressions of interest looking for a non-profit organization to operate the cultural center and outdoor memorial in Harlem.

The Arches of Harlem aims to turn the Riverside Drive Viaduct into a public light-art installation

Harlem-based architectural lighting firm Focus Lighting has worked on some pretty impressive projects here in NYC, from the Times Square ball to the Waldorf Astoria. But they're also getting involved in their local community, thinking about how they can transform the Riverside Drive Viaduct--a 50-foot-tall elevated steel roadway that runs from 125th to 135th Streets. As the firm notes, during the day, the structure's grand arches serve as a picturesque background to the neighborhood and the Hudson River, but at night, they "go completely unlit and unutilized." Their proposal, called The Arches of Harlem, seeks to incorporate a new programmable lighting composition every three months, each one "inspired by select works of historic artists and emerging local talent."

Lottery opens for 399 units at newly-constructed East Harlem rental complex two blocks from Central Park

399 affordable units are becoming available at a newly constructed building at 1465 Park Avenue and 128 East 108th Street in East Harlem in the rental building known as The Carolina (formerly Lexington Gardens II). The 15-floor building also contains 4,000 square feet of retail space and 38,000 square feet of community space. A solid collection of amenities includes an on-site superintendent, a fitness center, landscaped courtyards, roof terraces, on-site laundry, bicycle storage and Amazon hub lockers. Qualifying applicants earning 30, 60, and 165 percent of the area median income can apply for units that range from $680/month studios to $3,316/month three-bedrooms. There are also eight project-based Section 8 units for which eligible residents pay 30 percent of income.

REVEALED: $150M renovation of Central Park North includes new pool, skating rink, and more

The north end of Central Park around the Harlem Meer is one of its most beautiful vistas, but because of the large, obtrusive Lasker Rink and Pool, it is currently disconnected from the North Woods below it, as well as the rest of the park. To better connect the area, the Central Park Conservancy and the City of New York today revealed a $150 million project to build a new pool and rink that will bring year-round recreation, as well as integrate into the surrounding landscape and restore lost pedestrian connections.

Dorrance Brooks Square: A Harlem enclave with World War and civil rights ties

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. By many accounts, Dorrance Brooks Square is considered the first public square named for a black soldier. The little Harlem park, just east of the larger St. Nicholas Park, was dedicated in 1925 to honor African-American infantryman Dorrance Brooks for his bravery during WWI. Prior to that, the area was very much associated with the Harlem Renaissance, home to jazz musician Lionel Hampton and sociologist and civil rights activist W.E.B. DuBois, among others. Later, it became a key location for social and political gatherings and speeches during the Civil Rights era. Today, the quaint neighborhood is home to an incredibly intact collection of late 19th-century rowhouses, built at the time for upper-middle-class professionals, as well as four culturally and architecturally significant churches. For all these reasons, the Dorrance Brooks Property Owners and Residents Association is advocating for an official landmark designation of the Dorrance Brooks Square Historic District, which would run up Edgecombe Avenue between West 136th and 140th Streets. Art-filled Harlem home of a celebrity doorman and collector seeks $1.275M

By day, Ron Dominguez worked as a doorman at some of the Upper East Side's finest addresses—including 1040 Fifth Avenue, the building Jackie Kennedy Onassis called home. At his home in Harlem, he focused on his passion: collecting pop-surrealist art. “I don’t know any other doorman that happens to be a psychotic art collector,” he told the Wall Street Journal in 2014. "I was hustling a full-time job in one [building] and part-time in two others to support my art habit." After a long career, Dominguez is moving to Cuba—the country his family fled in 1971—and his two-bedroom apartment is now on the market for $1.275 million, art not included.

Harlem church’s rezoning proposal includes new tower and music school, but still no developer

A Harlem church looking to rezone part of Central Park North revealed plans this week to incorporate a music school and cultural center to its proposal for a 33-story residential tower. During a City Planning Commission hearing on Wednesday, La Hermosa Christian Church and FXCollaborative presented their design for the apartment building and the three-story community facility space. Congregants and church officials say the building at 5 West 110th Street is deteriorating, with many of its spaces unusable and inaccessible. "The project that we're proposing means the survival of our church," La Hermosa Pastor Dan Feliciano told the commissioners.

Columbia’s Manhattanville campus will get a new food hall next year

It doesn’t have a name yet but it will be helmed by chef Franklin Becker—known for his fast-casual lunch chain, Little Beet—and will service Columbia students as well as the general public. Food options may include everything from Southern cuisine to Sicilian-style pizza to Spanish tapas, according to early reports from the Wall Street Journal. Speaking to the Journal, Becker said that bringing in a range of independent vendors—versus national food chains—will raise the bar for campus food.

City seeks proposals to develop two East Harlem sites with 350 affordable units and community space

The city's Department of Housing Preservation and Development (HPD) on Thursday issued a request for proposals to develop two city-owned East Harlem sites. The new developments are to include 350 units of affordable housing as well as retail and cultural and community space. The RFPs are part of the East Harlem Housing Plan, which was created with community input received through the East Harlem Neighborhood Planning Process.

Maya Angelou’s former Harlem brownstone sells after spending a year and a half on the market

In 2001, one year before Maya Angelou purchased her personal residence—an elegant brownstone in the Mount Morris Park Historic District—the late author and activist bought an investment property about 10 blocks away at 29 East 129th Street for only $275,000. During the years in which she resided in New York, she served as landlord of the three-family East Harlem property, comprised of a garden level duplex and two full-floor one-bedroom apartments. Angelou’s estate maintained the property following her death in 2014 and sold the residence to the current owner in 2016 for $1.98 million. The townhouse was most recently listed for $2.65 million in February 2018. A few price chops later, it finally found a new owner and closed for $2.3 million, as the New York Post reported.

Development with affordable housing and city’s first civil rights museum gets the green light in Harlem

New York’s first civil rights museum will soon land in Harlem, as the city pushes forward with a new $260 million development near the Adam Clayton Powell office building on 125th Street. Empire State Development is planning a 17-story mixed-use building that, in addition to the museum, will house the headquarters of civil rights nonprofit National Urban League (which was founded in the neighborhood in 1910 and currently has offices downtown), office space (including below-market-rate for Harlem-based nonprofits), retail, and 170 affordable apartments targeted to New Yorkers making 30-80 percent of the area median income.

My 600sqft: How interior designer Habiba Koroma keeps her grown-up Harlem home kid-friendly

Habiba Koroma always had an eye for design, but she never imagined her passion could be pursued professionally. It was not until her mother became ill that she gained the courage to follow her decorating dreams. But it wasn’t simple. After leaving her job at a nonprofit, Habiba went on many informational interviews, held an internship at a residential firm, and received her degree from the Parsons School of Design. Now as an interior design consultant for Restoration Hardware, Habiba has been able to surround herself with the latest trends, all while learning about materials and getting inspiration for her own place. Both Habiba's skill set and enthusiasm for design are on display in her Central Harlem apartment, which has been featured on Apartment Therapy and wallpaper company Spoonflower. Not only has she expertly mixed colors and patterns, but she's also created a special--and kid-friendly--space for her three-year-old son Miles. Habiba transformed an IKEA bunk bed into a fun hideout for Miles, filled with books, toys, and a whiteboard. There's even a colorful ball pit on the top bunk. Where I Work: Harlem’s Focus Lighting illuminates the field of architectural lighting design

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring the Harlem office of architectural lighting design firm Focus Lighting. Want to see your business featured here? Get in touch! After spending many years designing theatrical lighting, Paul Gregory decided to transition into the world of architectural lighting. He started his career working on nightclubs and in 1987, founded his own firm in his neighborhood of Harlem. Eight years later, Paul and his team at Focus Lighting garnered international recognization for their work on the Entel Tower in Santiago Chile, the world's first automated color-changing building. Since then, the firm has grown to have 35 employees and nabs commissions such as the Times Square ball, Tavern on the Green, and the Waldorf Astoria (and that's just here in NYC). But through all their success, Focus has kept their offices in Harlem, now at 116th Street and Adam Clayton Powell Jr. Boulevard, where their close-knit employees work collaboratively. The converted loft space has a unique light lab, similar to a black box theater, as well as a gallery space where the team can test out new means of digital architecture and video projects. 6sqft recently visited Focus Lighting to learn more about their fascinating work, tour the space, and chat with Focus partner and principal designer Brett Andersen and principal designer Christine Hope.
