350 Park Avenue supertall office tower officially enters public review

A proposed 1,600-foot-tall office tower set to reshape the New York City skyline officially entered public review this week. The Department of City Planning on Monday certified an application for 350 Park Avenue, a proposed 62-story building in Midtown East led by Vornado Realty Trust, Citadel, and Rudin Management, kicking off the seven-month uniform land use review procedure (ULURP). Designed by Foster + Partners, the project—the first new office building presented to the City Planning Commission in five years—calls for 1.8 million square feet of office space and a new public concourse, with Ken Griffin's Citadel and Citadel Securities as anchor tenants.

NYC to close Roosevelt Hotel migrant shelter

A historic Manhattan hotel that became a symbol of New York City's migrant crisis when it opened as a shelter two years ago is closing its doors. Mayor Eric Adams announced Monday the closure of the Roosevelt Hotel, which has served as an intake and support center and temporary housing for more than 173,000 asylum seekers since May 2023. At its peak, the hotel at 45 East 45th Street processed roughly 4,000 migrants weekly; recently, that number has dropped to 350 per week, according to the city. The facility will close by the end of June.

1,600-foot-tall office tower 350 Park Avenue prepares to enter public review

A proposed supertall office tower in Midtown East is set to enter the public review process next month, according to a land use application filed with the city this week. Vornado Realty Trust, Citadel, and Rudin Management are looking to build a 1,600-foot-tall skyscraper at 350 Park Avenue. Set to replace three existing buildings, the fully electric tower will rise 62 stories and deliver 1.8 million square feet of office space and a new public concourse. Designed by Foster + Partners, Ken Griffin's Citadel and Citadel Securities would be the tower's anchor tenants, occupying at least 850,000 square feet.

Closings have officially commenced at the landmarked Park Avenue hotel, which shuttered in 2017 as part of a revamp to bring 375 luxury condos atop a 375-key hotel. Building on the success of the first phase of sales, prospective buyers can now experience model residences designed by AD100 designer Josh Greene, with prices starting at $1,875,000 for studios.

UN Plaza buildings to get $500M revamp

Two United Nations buildings will undergo a $500 million revitalization, creating over 1,800 jobs and boosting New York City's economy by billions, New York officials announced this week. Mayor Eric Adams, Gov. Kathy Hochul, and the UN Development Corporation (UNDC) on Monday announced plans for the redevelopment, which will modernize One and Two United Nations Plaza—built in the 1970s and 80s—while consolidating its office space. As part of the plan, the UN has committed to long-term leases at the site.

A year ago, the Landmarks Preservation Commission designated the Modulightor Building, a Midtown East building designed by renowned architect Paul Rudolph, as a New York City landmark. Now, the agency will consider landmarking the interior of the building as well. On Tuesday, the agency voted to calendar a duplex apartment on the third and fourth floors of 246 East 58th Street designed by Rudolph. According to the commission, the apartment is a "complex, multi-layered late modern residential interior unlike any in New York City."

The reopening of the iconic Waldorf Astoria hotel has been postponed until next spring. The landmarked Midtown East hotel has been closed since 2017 for a major revamp, which includes turning its 1,400 guestrooms into 375 hotel rooms and 375 condo residences, according to Travel Weekly. The building, a New York City icon since it opened its doors in 1931, had most recently aimed to reopen in 2024.

A decade-old plan to fill in the gap in the East River greenway near the United Nations is finally moving forward. The city's Economic Development Corporation last week issued a request for proposals (RFP) from contractors to supervise the construction of the proposed esplanade, which will span less than a mile between East 41st and East 53rd Streets, as first reported by Gothamist. The project is the city's latest effort to reach its goal of creating a 32-mile cycling and pedestrian path along Manhattan's waterfront.

East Midtown Greenway opens, with nearly 3 acres of public open space on the waterfront

New York City has taken a major step forward in its effort to expand the greenway network. The city's Economic Development Corporation (NYCEDC) and NYC Parks on Tuesday officially opened the East Midtown Greenway and the second phase of the Andrew Haswell Green Park, delivering nearly three acres of public open space, a new pedestrian walkway, a pedestrian bridge, landscaping, and a separated bike lane stretching from East 53rd Street to East 60th Street along the East River. The $197.6 million investment fills a significant gap in the Manhattan Waterfront Greenway.
