A new proposal for the long-stalled redesign of Penn Station would move Madison Square Garden across the street and replace the existing station with a new train hall reminiscent of the its original grandeur. Spearheaded by architect and former chief urban designer for New York City Alexandros Washburn, the "Grand Penn" plan would create a public space the size of Bryant Park and a commuter train hall inspired by the original station, while relocating the famous arena across the street. The plan now joins two stalled proposals, including one from the Metropolitan Transportation Authority and another from a private developer.

New renderings offer a sneak peek at the 25 full floors of boutique office space at 520 Fifth Avenue, the tallest mixed-use tower on the iconic street. Situated on floors nine through 34 below the condo units, the offices, designed by AD100 designer Vicky Charles of Charles & Co., feature terraces and loggias, soaring ceiling heights, and 10-by-10-foot operable windows. Above the offices are 100 luxury condos, which launched sales last April.

New York City's only revolving restaurant is spinning again. The View, on the 47th and 48th floors of the New York Marriott Marquis in Times Square, reopened this week following a revamp by Danny Meyer's Union Square Hospitality Group (USHG) and David Rockwell's Rockwell Group. Formerly host to an all-you-can-eat buffet, the two-story restaurant has been reimagined as an upscale dining destination inspired by "American supper clubs and chop houses of earlier eras."

City plans $57M redesign of 42nd Street to prevent terror attacks

New York City is investing $57 million to redesign part of West 42nd Street to prevent vehicle-based terror attacks, like the recent truck incident on Bourbon Street in New Orleans. Starting next summer, the city's Department of Transportation will revamp the street between 7th and 8th avenues in the Theater District with wider sidewalks, new security bollards, and planters. As first reported by Crain's, the project also includes much-needed upgrades to aging water and sewer lines beneath the street.

The Port Authority of New York and New Jersey secured a major loan from the federal government for its Midtown bus terminal replacement project this week, just days before President-elect Donald Trump takes office. The agency will receive $1.9 billion from the U.S. Department of Transportation to fund the first phase of the $10 billion project. The Port Authority has scrambled to get the necessary federal approvals before Trump's inauguration, fearing he would halt the project.

Times Square’s iconic New Year’s Eve ball is retired

After 17 years of ringing in the new year, the New Year's Eve ball in Times Square is hanging up its crystal hat. The ball, which has been in use since 2008, was officially retired on Wednesday due to its "antiquated" lighting system, the New York Times reported. The ball—along with its predecessors—will be on display this fall in a new "time travel history experience" inside the newly revamped One Times Square. A replacement ball is already in production, according to Michael Phillips, president of Jamestown, the real estate firm that owns One Times Square.

Hochul announces plan for $1.35B mixed-use project with 1,400 new homes across from the Javits Center

Gov. Kathy Hochul announced on Thursday that a $1.35 billion mixed-use development with nearly 1,400 new homes will be built across from the Javits Center. The governor tapped a partnership of developers called the Hudson Boulevard Collective to develop "Site K" at 418 11th Avenue. The project includes a 72-story residential tower and a 28-story hotel, along with a five-story podium that will hold a permanent home for the Climate Museum and community facilities. Thanks to recent zoning reforms, the development will be the first in New York City in over 60 years to exceed the 12-floor area ratio (FAR), allowing for more housing to be built.

Feds approve $10B Port Authority Bus Terminal redesign

A $10 billion plan to transform Midtown's aging Port Authority Bus Terminal into a world-class transit hub has received approval from the federal government and the city of New York. The Port Authority of New York and New Jersey (PANYNJ) on Wednesday was issued a record of decision by the Federal Transit Administration (FTA) after an "exhaustive" environmental review. The first phase of work, which will construct deck-overs above Dyers Avenue, is slated to begin early next year.

Apple has expanded its footprint in Vornado's Penn 11 office tower in Midtown, acquiring an additional 61,000 square feet. As reported by The Real Deal, the tech giant has signed a new lease that brings its total space in the building to 460,000 square feet and extends its occupancy through the expiration of Macy's lease in 2035. The company now spans the fourth through 14th floors of the 26-story tower, located at 11 Penn Plaza between West 31st and 32nd Streets on Seventh Avenue.

Developed by Rabina and designed by Kohn Pedersen Fox (KPF), the 88-story mixed-use tower at 520 Fifth Avenue has topped out at 1,002 feet, making it the second tallest structure on the iconic corridor after the Empire State Building. Slated for completion in 2025, the elegant skyscraper will feature boutique office floors on the lower levels, with luxury condos beginning on the 42nd floor.

A giant pigeon sculpture now gazes down upon bustling 10th Avenue. The High Line this week installed Iván Argote’s "Dinosaur" above the intersection of 10th Avenue and 30th Street as part of its High Line Plinth program. The 16-foot-tall, hyper-realistic sculpture, cast in aluminum, aims to challenge the typical power dynamic between humans and birds by elevating the pigeon above car-filled streets and High Line visitors. The sculpture will be on view for 18 months.

$10B Port Authority Bus Terminal replacement project moves forward

The $10 billion project to replace the decrepit Port Authority Bus Terminal is moving forward. The City Planning Commission (CPC) on Wednesday voted unanimously to approve the Midtown bus terminal's revamp project, which replaces the dreary, aging 74-year-old facility with a vibrant, modern transit hub featuring ground-floor retail space and a public park. Plans to replace the terminal first surfaced more than 10 years ago to account for the expected growth in ridership. The plan now heads to the City Council for a vote.

The only way to increase train capacity at Penn Station is to expand the Midtown Manhattan transit hub, a new report concludes. This week Amtrak, the Metropolitan Transportation Authority (MTA), and NJ Transit released "Doubling Trans-Hudson Train Capacity at New York Penn Station," an engineering feasibility study exploring four concepts to double train capacity without expanding the station's size. Ultimately, none of these proposals were found feasible, marking a shift in focus towards options that would increase Penn Station's footprint.

A colossal pigeon will soon perch above the High Line

A giant pigeon sculpture will soon tower over 10th Avenue from its perch on the High Line. The High Line on Wednesday revealed its selection of artist Iván Argote’s "Dinosaur," a 16-foot-tall, hyper-realistic sculpture of a pigeon cast in aluminum, as its next High Line Plinth commission. The monumental bird will be installed above the intersection of 10th Avenue and 30th Street this October and remain on view for 18 months.

The High Line celebrates 15 years as a public park

Fifteen years have passed since the High Line opened to the public, transforming a crumbling rail line into an urban oasis. Since opening in June 2009, more than 75 million people have visited the elevated public park. Its construction has generated over $2 billion in private investment and economic activity, creating a booming neighborhood with new residential and cultural developments centered around the park. To celebrate its 15th anniversary, the High Line will host new public art installations, 15 free special events through the summer and fall, and temporarily reopen the interim walkway at the Western Rail Yards for the first time since 2022. The Western Rail Yards segment, the last of the original High Line structure to be rehabilitated, offers stunning 360-degree views of the Hudson River and cityscape.
