With Pfizer as an anchor tenant, construction on Bjarke Ingels’ Spiral tower will begin in June

Rendering via Tishman Speyer With an anchor tenant and necessary financing secured, Tishman Speyer announced on Tuesday plans to officially begin construction this June on Bjarke Ingels' 65-story office tower planned for Hudson Yards, the Spiral. The developer has reached a deal with Pfizer, a biopharmaceutical company, for an 800,000 square-foot lease at the Spiral, and has secured funding for the $3.7 billion project. The Spiral will reach 1,031 feet high and boast a facade of cascading landscaped terraces and hanging gardens. The tower will spread an entire block, stretching from West 34th to West 35th Streets and 10th Avenue to the Hudson Park and Boulevard.

An eco-conscious pavilion made of scaffolding and moss could bloom in Times Square

New York City has 280 miles of scaffolding, totaling more than 7,700 sidewalk sheds in front of 7,752 buildings. Described as pervasive eyesores and sunlight-blockers, scaffolding has an unflattering reputation in the city. Artist Sam Biroscak is looking to change the public perception of these sidewalk sheds, by highlighting it as an "under-appreciated" urban element in his conceptual design. Dubbed Mossgrove, Biroscak's project would create an architectural pavilion in Times Square made of two materials seen as nuisances: moss and scaffolding. The proposal calls for the installation be built during NYCxDESIGN, a nine-day event featuring interactive installations and talks. The theme of this year's Design Pavilion will be "From This Day Forward" (h/t Untapped Cities).

Revamped Farley Post Office may include a life science research center

Recognizing life sciences as New York City's next largest growth sector, Vornado Realty Trust and Related Companies hope to attract tech companies to the redevelopment of the James A. Farley Post Office. The joint venture will develop 850,000 square feet of commercial space, with roughly 730,000 square feet set aside for office space. The developers, which have a 99-year lease, are seeking biotechnology and pharmaceutical businesses as tenants, according to the Wall Street Journal. The team has hired a Boston-based broker with experience in the life-sciences real-estate market and has also created a brochure with possible designs for laboratory and office space. The brochure is titled "Moynihan Research Center at Farley."

Governor Cuomo looking to give the state control of Penn Station area

Less than one week before the state's deadline to adopt its budget, Governor Andrew Cuomo proposed the “New York Pennsylvania Station Area Redevelopment Project,” a state-controlled development area around Penn Station. In the constant one-upmanship between Cuomo and Mayor Bill de Blasio, this would give Cuomo control over one of Manhattan’s top name-brand landmarks, according to a draft proposal acquired by Politico.

One of only two condos with private terraces at One57 lists for $28.5M

Sure, Michael Dell has bragging rights to buying One57's $100 million penthouse, the most expensive home ever sold in New York City, but Bill Ackman's $91.5 million buy a few floors down came with a coveted terrace. Only two units in the Billionaires' Row building claim "private outdoor space on the park," and the second has just come on the market for the first time, asking $28.5 million. Dubbed the Spring Garden Residence (as opposed to Ackman's "Winter Garden Penthouse," as Curbed notes), the 41st- and 42nd-floor duplex boasts a 43-foot-long great room wrapped in floor-to-ceiling windows that lead to a 671-foot solarium and a terrace with views of the park and skyline.

Crown Building penthouse may be in contract for $180M, beating NYC record by $80M

Another Billionaire's Row sky mansion–this one with a piano lounge, two kitchens, a wraparound terrace, and two swimming pools spread out over five stories at 730 Fifth Avenue–is on its way to record-smashing glory, according to The Real Deal. Sources say an unknown buyer has spoken for the 12,536-square-foot residence in the actual crown of the Crown Building, to the tune of $180 million. If the sale closes, it will be the New York City's most expensive sale ever at $14,358 per foot (also a record), surpassing Michael Dell's $100.5 million penthouse atop Extell Development’s One57.

Concept renderings for West Midtown skyscraper show super-slender ‘high performance office tower’

Architecture firm RB Systems has just published a set of renderings that explore the new supertall tower typology that's been gaining popularity in New York City in recent years. First spotted by New York Yimby, the "New York’s Super Slender” tower in the renderings is shown on a small (only 30 meters by 30 meters) vacant West Midtown site at 265 West 45th Street. The tower was designed to squeeze onto a 98-foot wide lot, which would put it among New York City's most slender towers. Rising 1,312 feet high, the theoretical building would provide modern, ergonomic, sustainable office spaces. The project reflects a likely path for skyscraper design in the coming years, when the city's towers will need to meet the challenges of dense city centers and a dearth of large vacant lots coupled with a demand for new properties.

85th floor unit at One57 gets an $11M price chop, now listed at $59M

6sqft reported back in October that an 85th-floor unit in the building known for the city’s most expensive residential sale ever was back on the market after a total overhaul for a noteworthy $70 million. The 6,240-square-foot condominium was purchased by Canadian billionaire Lawrence Stroll for $55.6 million in 2014. After four months, the sprawling sky mansion has been discounted by $11 million according to Mansion Global; the building's third-highest listing is now asking $59 million.

Billionaire Michael Dell revealed as the secret buyer of One57’s $100M penthouse

Founder and CEO of Dell Technologies, Michael Dell, was revealed as the buyer of the sprawling penthouse at One57 for $100.47 million, the most expensive home ever sold in New York City. According to the Wall Street Journal, Dell first entered a contract to buy the unit in 2012 when the Billionaires' Row building, located at 157 West 57th Street, was still under construction. He closed the transaction through a limited liability company in 2014.

Frank Gehry and Santiago Calatrava to design Hudson Yards residential towers

Though starchitect Frank Gehry threatened to flee to France after the 2016 election, he'll likely be sticking around to design new towers at the Hudson Yards mega-development on Manhattan's west side; Gehry and fellow controversial architect Santiago Calatrava are among those chosen to work on the residential western section of Related Cos. and Oxford Properties' 28-acre complex, according to a source close to the project who spoke with the Wall Street Journal.

CityRealty recently reported on the progress of the under-construction rental building at 515 West 36th Street, bringing us snapshots of the 39-story Midtown West tower, which topped out over the summer; next to arrive was its sleek glass facade. City to open homeless shelter adjacent to One57 on Billionaires’ Row

Mayor Bill de Blasio plans to open a new homeless shelter for 150 single adult men on Manhattan's Billionaires' Row, part of the city's initiative to open 90 new shelters over the next five years. According to the New York Post, a former hotel at 158 West 58th Street, the Park Savoy, will be converted into the shelter and open in March. The Central Park South building sits behind One57, a supertall known for the city's most expensive residential sale ever: a penthouse that sold for $100 million in 2015.

VIDEO: Travel back to 1904 for the first New Year’s Eve in Times Square

In 1904, the New York Times moved from the City Hall are to the triangular piece of land at the intersection of 7th Avenue, Broadway, and 42nd Street. People thought they were crazy for moving so far uptown, but this was the same year the first subway line opened, passing through what was then called Longacre Square. Not only did their new Times Tower have a printing press in the basement (they loaded the daily papers right onto the train and got the news out faster than other papers), but it was the second-tallest building in the city at the time. To honor this accolade, the company wanted to take over the city's former New Year's Eve celebration at Trinity Church, and since the church elders hated people getting drunk on their property, they gladly obliged. So to ring in 1905, the Times hosted an all-day bash of 200,000 people that culminated in a midnight fireworks display, and thus the first New Year's Eve in Times Square was born. But it wasn't until a few years later that the famous ball drop became tradition.

New Amtrak app helps you navigate through Penn Station’s chaos

If you've ever found yourself lost in a maze of corridors or trampled in a boarding stampede at Penn Station, help may have arrived in the form of yet another useful mobile app. Beginning this week, Amtrak will offer a free app, FindYourWay, that helps travelers–65,000 of whom pass through the station each day–find their way through the station and avoid the crush of crowds that form around electronic boards announcing train departures, the New York Times reports.

New renderings by ‘Build It Bigger’ host Danny Forster show 220-room AC Hudson Yards hotel

Last year, 6sqft reported that demolition permits were filed by developer Arisa Realty to make way for a hotel that will rise amidst the rapidly-growing Hudson Yards development in far west Midtown, with Epstein Global listed as the architect of record. Now, CityRealty reports that preliminary renderings have appeared on the website of Danny Forster, host of the Discovery Channel show "Build It Bigger," who is working with the architects on the project's design. Plans have beens submitted for a 220-key, 120,000-square-foot hotel at 432 West 31st Street, and the the unconfirmed renderings refer to the AC Hotel Hudson Yards (Marriott AC is a subsidiary of Marriott Hotels for which the Hudson Yards hotel would represent one of the first forays into the U.S. market).

New details revealed about Hudson Yards observation deck and public spaces

Another deal has been inked for the massive Hudson Yards project, a 26-acre complex developed by Related Companies and Oxford Properties Group, and it will definitely reach new heights. On Tuesday, Related announced that London restaurant and catering company Rhubarb will run a 10,000-square-foot public space in the nearly 1,300-foot supertall 30 Hudson Yards. Rhubarb will operate a bar, restaurant, and event space on the 92nd floor, one floor above the tower's observation deck, which at 1,100 feet will be the highest outdoor deck in the city. According to Eater and the Post, the company will also open a 5,800-square-foot restaurant on the fifth floor and an indoor-outdoor bar at the observatory.

Preservation unbound: Is a plan to re-build the original Penn Station a viable option?

In August 6sqft reported that major work was underway in the $1.6 billion transformation of Penn Station's James A. Farley Building into a state-of-the-art, 225,000-square-foot “world-class 21st century transportation hub” called Moynihan Train Hall. That hasn't stopped the flow of suggestions for how to best make use of New Yorkers' un-favorite transport hub, which have included Practice for Architecture and Urbanism founder Vishaan Chakrabarti's proposal to repurpose, then move the old building to create a neighborhood gathering spot and a plan by Columbia University’s DeathLab  to turn the the station into a landscaped cemetery. Among those voices-with-a-vision is Rebuild Penn Station, a group of architects and preservationists whose intent is to recreate the original McKim, Mead and White-designed Penn Station, and a new ad campaign aims to get commuters on board (h/t Curbed).

First look at REX’s pleated-glass transformation of Brutalist 5 Manhattan West office tower

Brookfield Office Properties offered a look at the second building in the nearly-six-million-square-foot, six-building Manhattan West project to be completed. The 16-story office building known as 5 Manhattan West, where Amazon signed a lease for a 360,000-square-foot space, is approaching completion on Tenth Avenue between West 31st and 33rd Streets across from Hudson Yards. Archpaper shares images of the building's sparkling new look and interiors, the result of some fancy architectural footwork by REX. The 1969 Brutalist office building was nearly everyone's example of ugly since a 1980s renovation left it clad in brown metal and beige paint. The rechristened building's new facade wraps it in sleek, form-fitting pleated glass that does more than just look pretty.

Crown Building’s $100M penthouse will have two indoor pools and a piano lounge

Floor plans of the Crown Building's crown jewel, its five-story penthouse, have revealed what $100 million will buy you at one of the city's most desirable locations for the super-rich. As the Real Deal learned, the penthouse features two swimming pools, a piano lounge and a full-floor master suite. The 14,000-square-foot pad sits in the actual crown of the building, spanning floors 22-26. The rest of the Billionaires' Row building at 730 Fifth Avenue isn't too shabby either; the building includes an 83-key luxury Aman Resorts hotel with a three-story spa, a jazz and cigar club, a few restaurants and 20 luxury condos.
