Foster + Partners and Epstein to design new $10B Port Authority bus terminal

Plans to replace the dingy Port Authority bus terminal are rolling forward. The Port Authority of New York and New Jersey on Friday announced the selection of two architecture firms to lead the project: Norman Foster's Foster + Partners and Chicago-based engineering and design firm Epstein. Roughly 10 years in the making, the plan involves demolishing the existing station and building a new world-class facility that can better meet passenger demand. The $10 billion project will also help get idling buses off the streets and create new green spaces.

TV host Andy Cohen has bought a palatial West Village penthouse that boasts two floors of outdoor space. As first reported by the New York Post, the home sits atop 299 West 12th Street, a 17-story pre-war condominium built by iconic developer Bing & Bing and designed by Emery Roth. The home has nearly 3,000 square feet of interior space, along with roughly 2,000 square feet of terrace space that offers unique unobstructed city and Hudson River views. While it's not yet known what Cohen, who lives on nearby Horatio Street, paid for the three-bedroom apartment, it was last listed for $18.3 million.

Let there be light! The Metropolitan Transportation Authority on Tuesday unveiled the first section of new 18-foot ceilings at Penn Station's Long Island Rail Road (LIRR) concourse. Installed by Skanska/AECOM, the new soaring ceilings consist of lighted panels supported by an inventive structural framing system that allowed work crews to remove "head knockers," aging structural beams that limited the height of passageways within Penn Station, earlier this year.

Measuring 5,000 square feet across three floors, the residence has a custom staircase that connects all three levels, and even secret passageways, as 6sqft previously reported.

The second quarter of 2022 is expected to be Manhattan's strongest on record due to a surge in the borough's ultraluxury market, according to a market report from CityRealty. While transaction volume decreased 11 percent year-over-year, an increased demand, low inventory, and a small number of new residential developments have caused prices to rise. Between April and June, the average sales price for a residential unit in Manhattan was $2.19 million, up 9 percent from its $2 million average in Q2 of 2021. As part of a major project to restore and protect Hudson River Park's 400-acre Estuarine Sanctuary, the reef-like system includes hundreds of submerged "reef balls" and "gabions" seeded with baby oysters. Ultimately, the project aims to create an oyster reef complex, improve habitats for organisms found in the river, and help mitigate the effect of storm surges.

NYC sues illegal Airbnb operator who earned $2M and deceived thousands of guests since 2018

New York City is suing an operator of an illegal short-term rental in Midtown East who officials say ran more than 78 Airbnb listings and "deceived more than 6,500 guests." According to the lawsuit, announced on Tuesday by Mayor Eric Adams, Arron Latimer, a licensed broker, Apex Management, and Esther Yip, used several limited liability corporations to run a short-term rental operation at 344 East 51st Street in Turtle Bay. The lawsuit is the first under a new city law that requires short-term rental platforms to regularly report data on listings and their hosts.
