Lottery Launches for 29 Affordable Units at Extell’s 70 Charlton in West Soho, From $833/Month

It's not too often that affordable housing opportunities arise in prime downtown areas like West Soho, but starting tomorrow, 70 Charlton Street will begin accepting applications for 29 of its below-market-rate apartments. The Beyer Blinder Belle-designed building is of the luxury persuasion, developed by none other than Extell. In total there are 116 residences; 92 are high-end co-ops (currently priced between $1.6M and $7.1M) with interiors crafted by Workshop/APD in one building, and the rest affordable units situated in a connected building. According to the Housing Connect website, studios will start at $833/month, one-bedrooms will go for $895/month and two-bedrooms for $1,082/month.

The changes were executed with design principles that also examine the play of urban light and views within the home's internal structure. In addition to the home's interior square footage, the family was attracted to the space's 13-foot high ceilings, and several other aspects of the building including its rich history and distinct cast iron structure.

Adam Levine and Behati Prinsloo Put Sexy Soho Loft on the Market for $5.5M

Just a month after announcing that they're expecting their first child, uber-sexy couple Adam Levine and Behati Prinsloo have listed their equally sexy Soho loft. The Observer reports that the pair is looking to unload the sprawling, 2,800-square-foot spread at 112 Green Street to the tune of $5.5 million, $1 million more than they purchased it for in August, 2014. The brokers, Adam Mahfouda and Jules Borbely of Oxford Property Group, are the same team Ms. Prinsloo used to sell her Alphabet City apartment. If the loft-like details--six original cast-iron columns, old-time radiators, restored exposed brick walls, and 13-foot tin ceilings--weren't enough to make you drool, let us throw in the fact that this sale can include all the furniture. We've got our eyes on the huge velvet couches and giant light fixture, but we're not sure if those Louis Vuitton trunks in the master bedroom are part of the deal.

Permits Filed for Karim Rashid’s Soho Condos at 30 Thompson Street

A new building application was filed yesterday for a seven-unit condominium at 30 Thompson Street in Soho. New York-based Karim Rashid has been reported as the project's designer, though Heritage Architecture is listed as the architect of record. The boutique development is led by a joint venture involving between the Weis Group, Walker Ridge, and the Mavrix Group The permits detail the project will rise eight stories and 113 feet. The ground floor will house the lobby and off-street parking, while each of the high-ceilinged floors above will host just a single, floor-through residence. The mid-block site between Grand and Watts streets is located on a lightly-traversed stretch with an eclectic mix of building types and styles. The development will replace a one-story garage and will rise directly behind the glassy new condominium tower, 325 West Broadway.

New Views Inside and Out of Renzo Piano’s First New York Residential Building

In January, 6sqft unveiled a set of illustrations and drawings detailing the exterior of Renzo Piano's forthcoming condominium tower 565 Broome Street (formerly known as 555 Broome). Now, with construction finally underway, the investors at Cindat Capital Management have published an online gallery providing a better taste of what's to come. Pitched between two of the city's most coveted neighborhoods, Soho and Tribeca, the much-anticipated development will rise nearly 320 feet in height along a full Varick Street block front between Broome and Watts Streets. The 25-story structure is being propelled forward by a joint venture among Bizzi & Partners Development, Michael Shvo and Itzhaki Acquisitions. Pritzker Prize-winning architect Renzo Piano was tapped as the design architect, while the local talents at SLCE are serving as the architects of record.

First Look at Morris Adjmi’s Romanesque Design for Soho’s 134 Wooster Street

This past December, Premier Equities, with Morris Adjmi as the architect of record, filed new building permits to construct a 26,000-square-foot, seven-story office building at 134 Wooster Street. Thanks to an online version of the presentation the team will show to the LPC, we have our first look at Adjmi's design. The Wooster Street facade is articulated by a repeating successions of Roman-arched windows, referencing the area's signature cast-iron fronts. Since the site is squarely situated within the Soho-Cast Iron Historic District, the development team will need to muster the approvals of the Landmarks Preservation Commission to build their vision.

S9 Architecture Reveals New Design for Apartment Tower at 111 Varick Street

Late last year 6sqft posted a gallery of renderings visualizing a new high-rise for Madigan Development and Robal Parking Corporation's development site at 111 Varick Street in Hudson Square. Now, on S9 Architecture's recently revamped website, we have a revised look at a different and enlarged design for the site. The published set of images shows a slightly taller tower of similar massing clad in a skin of rippling panels where each band of floors resembles a strip of paper repeatedly folded onto itself and thereafter wrapped around the building envelope.

Actors Kerry Bishé and Chris Lowell Buy $2M Skylit Soho Loft

Actors Kerry Bishé (from the AMC drama “Halt and Catch Fire” and the film “Argo”) and "Veronica Mars" veteran Chris Lowell just picked up a gorgeous $2.25 million triplex loft with outdoor space at 196 Sixth Avenue near Hudson Square in Soho. Luxury Listings reports that the 1,292-square-foot loft has 20-foot ceilings, arched windows, exposed brick walls and massive skylights. Lowell listed his Greenwich Village loft back in December, and interestingly, his former bachelor pad also had big arched windows and exposed brick, though the new digs are definitely a bit of an upgrade and more of a love nest.

For $5.5M, Combine Two Top-Floor Apartments Into One Soho Mega Loft

Here's a proposal only for true loft lovers: two fifth-floor apartments are on the market at 81 Grand Street, a former warehouse in Soho, and they come in a package in which you can combine them for a massive, single loft. If combined, it'll leave you with 45 feet of frontage facing Grand Street, a total of 14 windows and four skylights, 3,300 interior square feet and 600 exterior square feet. And you'd be working with great bones; while most downtown lofts have some cool historic details left from when the building was a warehouse, this one boasts detailed brickwork, as well as remnants of the building's old wheels and shoots system, typically used for transporting things. We're jealous of the architect who will get the job of creating a full-floor penthouse here.

Be a Soho Insider in This Landmarked Prince Street Loft

New York City is filled with lofts we love; their iconic style is synonymous with the city's historic architecture and industrial and creative recent past. Even as glass towers and luxury limestone hog the spotlight, the flexibility and bohemian spirit unique to these spaces continues to charm—and their value continues to rise. So it's still exciting to get a look inside whenever the chance presents itself. This loft co-op in the Cast Iron Historic District is a prime example. Built in 1900, the now-landmarked building at 131-135 Prince Street was the second co-op in Soho. This 1,800 square-foot home, on the market for $3.295 million, boasts its own presentation website with a level of design that rivals some of the city's more luxurious new developments, complete with full-color isometric views of each room. Full-Floor Loft With an Actual Artist’s Studio Asks $3M in Soho

Back in the '60s and '70s, pretty much every Soho loft doubled as an art studio. Artists fought successfully to legally convert the former manufacturing buildings into live/work lofts, and today there's still a special zoning resolution that permits the use of former industrial spaces as homes only if the resident is an artist certified by the city. That zoning rule is often ignored, and with Soho lofts priced into the millions, you don't see many left that include studios. But this one, which occupies the entire second floor of 123 Prince Street, is the exception--at least when it comes to the art studio. (The price, of course, is high, at $3.125 million.) The open apartment has been built out with a lofted bedroom, office, studio space and mini bar.

Soho Cast-Iron Building Regains Its Lost Floors…and Then Some

A truncated two-story building in Soho's Cast-Iron Historic District is regaining its lost floors, and then some. In 2013, the Landmarks Preservation Commission approved a four-story addition to 29 Greene Street that sought to recapture the structure's original design, and now steel framing is heading up. Built in 1878 as a four-floor building with a classic cast-iron front, a fire destroyed the top two floors sometime before the area's landmark designation in 1974. Enough historic detail remained for the Commission to include the building in the district, and now its remaining cast-iron elements will be used to replicate the facade on upper floors.

Facebook Co-Founder Gets $8.5M for Massive and Masculine Soho Loft

Facebook co-founder Chris Hughes and husband Sean Eldridge, financier and former Democratic congressional candidate, make quite the power couple. So it comes as no surprise that the dapper duo got $8.5 million, just below the $8.75 million asking price, for their bespoke Soho loft at 30 Crosby Street. They bought the home for $4.5 million in 2010, and then undertook a serious renovation that resulted in a masculine but elegant interior. It hit the market back in August, and now the Observer reports that the massive 4,100-square-foot pad has been picked up by Helliot Property Holdings Inc.

Revealed: New Renderings of Renzo Piano’s SoHo Tower at 555 Broome Street

Here's a closer look at Renzo Piano's much-anticipated condominium tower planned for a full block-front in West SoHo, between Broome and Watts streets. Dubbed The SoHo Tower, the 25-story building is being developed by way of a partnership between SHVO, Halpern Real Estate Ventures, Itzhaki Acquisition and Bizzi & Partners Development. The team picked up much of the development site in 2014 for $130 million, and yesterday, the Commercial Observer reported they've secured the final portion of the project site at 555 Broome Street for $9 million.

Jonah Hill’s Brother Picks Up a Quirky Soho Co-op for $2.3M

Looks like Jordan Feldstein wanted to be much closer to big bro Jonah Hill. The talent manager (his clients include Maroon 5 and Robin Thicke) picked up a loft co-op at 37B Crosby Street in Soho, just a block away from Jonah's current pad at 27 Howard Street. City records show that Feldstein paid $2.3 million for the quirky duplex, which features exposed brick, fire engine-red railings, a custom wine cellar, and a private garden.

Famed Tiny Transforming ‘Life Edited’ Apartment Sells for $790K

Early last year eco-entrepreneur Graham Hill placed what might be the world's most famous tiny apartment at 150 Sullivan Street (it's been featured in the Times, it's won awards, and it even has its own TED Talk) on the market for just under $1 million. While some people balked at the asking price that gave way to a price per square foot of $2,369, Hill has managed to make a sale—albeit for a much discounted $790,000. The lucky new owner will have plenty to muse over in this micro-dwelling, which packs the functional equivalent of eight rooms into just 420 square feet.
