Photographer Jacob Getz Asks $5.5M for Live/Work Tribeca Loft

Two out of Six Units Already in Contract at 52 Lispenard Street, Is Jake Gyllenhaal the Next Buyer?

Sales launched exactly a month ago at the long-awaited 52 Lispenard Street in Tribeca, and in that short time two of the building's six units are already in contract at the asking price–the three-bedroom unit 3 for $7.3 million and the five-bedroom, floor-through unit 4 for $6.85 million. There are two four-bedroom units, priced at $7.2 and $8 million, also currently available. Since the Post reports today that Jake Gyllenhaal looked at two units in the building, one of which is the three-bedroom unit now in contract to someone else, we're wondering if he might just be the next buyer to sign on as one of the building's first residents.

Flashy Designer Loft in Tribeca Sells for $9.25M

It's always interesting to see how architects and designers outfit their personal homes, and in this case the answer is very lavishly. Jennifer Tonkel, an interior designer at Kemble Interiors, along with her husband Carlos Fierro, bought this 3,650-square-foot loft at 408 Greenwich Street in Tribeca for $7.64 million in 2008, and after decorating it to their hearts' content, listed it for $10.75 million just about a year ago. The impressive home has now sold for $9.25 million, according to city records released today.

New Yorker Spotlight: Gil Shapiro of Urban Archaeology Re-Imagines Beautiful Old Things

Native New Yorker Gil Shapiro founded Urban Archaeology in the early 1970s, when the salvaging movement was just catching on. With a collector’s–and creator's–eye and an entrepreneurial spirit, he began re-imagining architectural remnants as treasured additions to the home environment. This month the company has been preparing for an auction taking place on March 27th and 28th, handled by Guernsey’s auction house, when nearly 1,000 of their long-treasured pieces of history will be sold to prepare for a move to a new location. First opened in Soho in 1978, the store's early customers–including Andy Warhol and other denizens of what was undisputedly the epicenter of the art world–adored the unique and time-treasured aspects of Shapiro's restored architectural salvage pieces, yet they would always find ways they wished they could customize their favorite items. Finding that he excelled at bringing a fresh perspective to pieces of historical and architectural importance, he started reproducing individual pieces as well as creating new lines of bath fixtures and lighting, many of which originated in places like the Plaza Hotel, New York’s Yale Club and the St. Regis Hotel.

Orlando Bloom Sells Tribeca Loft in Less Than One Month

We speculated last month that Orlando Bloom's decision to list his Tribeca loft for $5.5 million, just five months after purchasing it for $4.88 million, might have had something to do with celebrity neighbor Taylor Swift, and it looks like that's the general consensus. The Daily News reports that the actor has sold his three-bedroom apartment at the Sugarloaf Warehouse building less than 30 days after it hit the market. Apparently, Swift and her A-list pals have turned the building into a paparazzi frenzy, which might have proved too much for the more low-key Bloom.

Sales Launch at the Long-Awaited 52 Lispenard Street in Tribeca

Sales have finally launched at the much-anticipated 52 Lispenard Street, after we’ve spent more than a year drooling over its teaser site. The seven-story structure is a combination of two landmarked 19th century buildings on a short Tribeca street. So far, two of the building’s floor-through apartments—units 2 and 4—are available, asking $6.65 million and $7.5 million. The remaining four apartments include two more full-floor apartments with three to five bedrooms, one triplex townhouse, and one triplex penthouse, with prices ranging up to $11 million.

There’s a new loft available at 35 Vestry Street that literally oozes New York character while having just the right amount of polish to still be a luxury pad. The full-floor loft is described as a “2.5-bedroom” because it has two bedrooms and a section that could serve as a nursery or an office, as well as a modern kitchen and a closet straight out of Carrie Bradshaw’s dreams. Now if only we can scrape up the $2.995 million for it and still make it to daily brunch with our girlfriends...

Dare to Shower in This $10.5M David Mann-Designed Tribeca Loft

If you want to live in a classic Tribeca loft and build a stronger relationship with your partner, you can cancel those therapy sessions and just head over to this 4,000-square-foot pad in the Dietz Lantern Building, because for better or for worse, you will definitely get a lot closer in this home thanks to a see-through master bathroom behind the artful hanging bed. For some reason, the space appears to have been struggling on the market since 2011, with a price tag that has fallen from $12.995 million to its current $10.5 million asking. Maybe couples aren’t as interested in being so open with each other after all. But we think that if they considered advertising at the voyeuristic Standard Hotel on the High Line this home could get snatched up in no time.

Orlando Bloom Looks to Flip His Tribeca Loft for $5.5M

Maybe Orlando Bloom didn't like having New York's very own welcome ambassador Taylor Swift as a neighbor... because after only eight short months*, he's put his Tribeca loft back on the market. Back in June, Bloom purchased the three-bedroom apartment at the Sugarloaf Warehouse building for $4.88 million, and he's now looking to rake in just under $1 million in profit, re-listing the home for $5.5 million. It was reported over the summer that the actor was drawn to the loft's “cast-iron columns, exposed brick walls, open chef’s kitchen and wood-beamed ceilings,” but clearly that wasn't enough to keep his attention.

A Rich (and Potentially Famous) Buyer Snags the Penthouse at 250 West for $29.5 Million

After yoyo-ing on and off the market over the last two years, the penthouse at 250 West has finally found a buyer. City records filed this afternoon reveal that the unit traded hands for $29.5 million, way down from its original $42 million asking price back in 2013. The buyer was shielded under an LLC, but it was previously reported that the penthouse was being marketed to high-profile individuals, celebs amongst them, given its private entrance separate from the door used by the rest of the residents. Leonardo DiCaprio was rumored to be one of the names to have checked out the space—though he eventually purchased a pad at the Delos. With that in mind, we wonder who nabbed this Tribeca deal.

Tribeca Townhouse with Wild and Fiery Facade by System Architects Will Soon Come to Life

This isn't the sort of design we'd expect to see in Tribeca, but lo and behold, this bold statement by architect Jeremy Edmiston is about to become a reality along its brick and mortar block. The Tribeca Citizen reports that the single-family residence located at 187 Franklin Street is moving forward with construction on the kooky design which was first proposed in 2010. The project will see the building's facade removed and replaced with an undulating red facade complemented by silvery, net-like balconies.

Checking In on 56 Leonard: The Rising Star in the Downtown Skyline

Esteemed architect and historian Robert A.M. Stern once said that "New York is a constellation of magic moments. No city as complex as New York rebuilds itself so often, and often so well." Two stars are being born in that nebula of irregular streets we call Downtown. The taller of the two, 30 Park Place, is designed by the famed starchitect himself, and has recently surpassed its neighbor, the Woolworth Building, to soon take its place as the tallest residential perch in the district. The other star, 56 Leonard, may still shine brighter, however. While absent any height superlatives, 56 Leonard may very well end up being the most interesting skyscraper Downtown has produced in decades. Nicknamed the "Jenga-building" and the "tower of penthouses," 56 Leonard's design comes from the Swiss architectural firm of Herzog & de Meuron while working with the residential know-it-alls at Goldstein Hill & West. Currently, the concrete frame is approximately 700 feet tall with little more than 100 feet to rise before topping off. The floors progressively stagger at varying configurations creating cantilevered interior spaces as well as outdoor balconies for each of the residences.

158-Year-Old Legally-Embattled Building on Leonard Street Finally Sells for $11.2 Million

It's been a rough year for an even rougher 158-year-old structure located at 17 Leonard Street. Since 2013, there's been an ongoing dispute over damage in the building that caused an evacuation ordered by the Depart­ment of Buildings. Owner Christopher Rolf has been feuding with his next-door neighbor, Steven Schnall, who is constructing a seven-story condo build­ing with a two-story penthouse next door at 15 Leonard. The dispute concerns the cause of several giant cracks that Rolf alleged appeared once Schnall started construction. Rolf claimed Schnall's project was the reason for the damage, while Schnall insisted that the old structure was already in shambles long before he even broke ground. The drama has dragged on for over a year, but a recent sale points to the end of the saga at 17 Leonard—at least for Rolf. According to public records, Rolf has finally parted ways with the property, striking a deal with an undisclosed buyer (listed simply as "17 Leonard Properties, LLC") for $11.165 million.

This sumptuous maisonette mansion in the American Express Carriage House appears to have had quite a time of it on the market over the past few years. It was listed earlier this year, merely a year and a half after selling in 2013, and now it’s back with the exact same $18.95 million price tag. That’s nothing if not persistent. The overlooked parcel in question is a 9,300-square-foot triplex with a 44-foot lap pool and a sauna, among other things. The unit was designed by its former owner Stuart Parr, who christened it the Marble House, presumably for its abundance of, well, marble.
